Desires fulfilled in Portugal - Have I found the place I call home

The region of Leiria in Portugal has the largest pine forest in Portugal, and a large part of the coastal region is formed by rolling sand dunes as far as the eye can see. It's a great area for walking and cycling and like most areas of Portugal it has some hidden treasures. Like the Vale do Lapedo. I explore these areas and the beautiful beaches here on the west coast of Portugal.

    Before paying any money, you must check that the building is fully registered in the local Conservatoria (Land Registry Office) and has a "licença de habitacao" = habitation licence. Very often owners have done renovation work and added floors, or exptensions to the original building without getting permission to do so, and you could end up buying a big house that does not correspond to the one registered. In this case you can still buy, but with the knowledge that it will cost you money to update the registration, and you could even have to demolish part of the house to do so, if it was built illegally. Or even worse, if the original building was just a farm building and it never had a "licença de habitacao". Ask the seller to give you a copy of the "Caderneta Predial". They can get it online or from the Conservatoria. The Caderneta shows: the "numero de matriz" or the matriz number who is the current owner / or owners description of what kind of property it is built area in square meters what are the boundaries of the property Your solicitor should do all this,but guess what? I've heard of cases where they didn't and the buyer found out later that they were not the sole owner of the property... and the area did not correspond to what they thought they were buying. Do all this before signing a contract and paying any money because you cannot walk away after you sign the contract. Buyer be aware!...

    Thank you for your advice. I had read about these things happening. My lawyer has checked all this information and I have seen all the documents which correspond correctly with the house.

    I agree, you spoke to your lawyer but never in terms of what they were providing. And your promissory contract should be contingent on the building specs, urban land footprint, which often can not easily be expanded and the the rural land parts., water rights etc. When everyone is rushing you you should take a step back even from an a lawyer. Due your own due diligence as the lawyer already got the euros up front and more than half so they are already mostly paid, but are you mostly protected and secured? Sorry but rural portugal is poor cash money wise does not meant you do not want to live there but be careful. The fiduciary duties, I live in the us, of a lawyer here do NOT translate there. Please be careful. You need to require your lawyer to write protections for you into the contract ie if what you thought you were buying is Not what is on the documents you need to walk away.

    @@dreamlifeportugal it's yours now I've seen but if you want the full research of the property you need to see a notary, the research they do is actually really interesting and will give you a timeline of the property over the years as they will collect all the permits, details of previous owners etc. This part is nerve racking here in Malta because the research might turn up an unexpected owner ... Like the church 🤦really hard to get them to accept the sale. People used to leave their estate to the church at the promise of getting into heaven, so the church has ownership over a lot of Maltese property. No idea if this was a trend in Portugal ☺️

    2 of 2: I rented the smaller 5c. Believe me, I have lived in an enormous amount of places around the world (eg Teignmouth in Devon in the UK as a boy) I had a very nice house in Hamburg in Germany, & studied there. But I married & bekame a widower some 47 years later in Argentina. And you are only 60 Km away from Coimbra-Calhabé were I selected to live now. I will explore Madeira soon. Really beautiful this area. You have very nice supermarkets near to you, I´m really glad for you! Congrats!

    Congratulations ! I am very happy for you! Exciting adventure ahead. I was told that one needs to make sure there is no debt on the house when you purchase it. Is that really the case? I am definitely interested in buying a house in Portugal, so will be watching closely :-)

    Yes that’s correct, otherwise you end up buying the debt. It’s the same on cars. I am employing a good lawyer. It’s worth paying for this service so that you don’t end up with any nasty surprises.

    1 of 2: I was searching (electronically) in Portugal since 2018, & yours was one of the nearly 50 KZread channels I followed from Tigre in troubleful Argentina. I liked the Sintra region, namely Malveira da Serra. But safety didn´t satisfy me. On July 21 Expats Everywhere made a video of appartments to rent in Coimbra. They showed 3 rentals, the first on a yellow building´s balcony. Instant love. This balcony is my home since December 2021.
