I have the old kitchen cabinets in the uninsulated garage from 1952 and they sat out here for over twenty years. We bought the house and have been fixing it up. The newer kitchen cabinets are about twenty years old and are warped and flimsy . The garage cabinets are not the least bit warped. They are so solid and straight . I think they are maple. I refinished them and rehung in garage. I wish’s the previous owner would have left them in. I only have a few. I love them. The quality is like nothing I have seen. This is my fourth home. If we sell this house, I plan to remove them before we list, so I can take them with me.

When building a wall say 9 foot tall thing's to consider are drywall can come at 4'6" wide but the ceiling board is 1/2" thick ( I USE 5/8" ) and you want to be 1/2" off the floor so the wall needs to be 9'1" tall. But you have bottom plate and double top plate 1-1/2" thick x 3 = 4-1/2" l . So to get 9'1" wall you'll need to cut your studs to 8'8-1/2"

5:30 the ceiling height is something that seems a little odd to me. I think I want the bedrooms to be 8' or less and was thinking of just having a / shaped roof that goes down to about 8' to the kitchen while the taller part is the living room and facing the south.. in Ohio lol.

So many builder in my area want high ceilings and other upgrades you would see in a much higher end home. But they do this in a starter home which makes the home more expensive and feels a little off. Just because you can do something for a very little cost doesn't mean you should do it. They really should put money to having a real designer and making sure the home is quality.

We are building in Moapa Nv. We are just in the beginning phase…soil reports, grading etc. I’m going to buy your course. Question. When you get a framing bid is the lumber included in the bid? And do you have recommendations on contractors in Southern Nevada ¿ Ty

What if you are planning to have self sufficient solar electric? Would you have them supply all panels, inverters, batteries etc ?

In the south …I’ve seen many older plantation homes with very tall ceilings …..I was always told that that was due to the heat in summer ….taller ceilings kept the house cooler 😅

kinda? they didn't have HVAC, so natural airflow/thermal dynamics was relied on. they put opening windows above interior doors (Transom) so warm air at the ceiling could escape into the hall (which could then move usually to an open upstairs door or another Transom window at the end of hall), replaced by fresh air from the normal windows to the outside. this is also why many floorplans have a central connecting hallway upstairs. the Transom windows are what dictated high ceilings, but added height alone doesn't keep a room/house cooler. these days, with HVAC, tall ceilings just contribute to additional air volume that costs money to condition.

@@Krazie-Ivanso if thermal dynamics apply in both scenarios, why wouldn't you work with it instead of in spite of it? The high ceilings in warmer climates is smart design.

@chadd587 ...high ceilings were only a design element used to facilitate airflow of open windows --> transom windows --> central hallways, while still having privacy of a closed door. Ceiling height on its own has no cooling effect. If homes were still designed with all those elements working in tandem, it'd help with energy costs during certain months, but the added air volume of high ceilings increases hvac conditioning costs when very hot or very cold. Hopefully that helps explain it.
