How did you get 96% when they dont show percentages on the test unless you fail?

@@nighthawk5301 hey Kevin, They don’t show percentages but if asked, they can give you the number of questions you got wrong... they did with me. It was 5 out of 135 questions.

8 months ago I signed up for the course studied with prep agent failed the exam once passed on the 2nd attempt and can officially say I just listed my 1st house and also helping another client look for a property!! Never give up it’s doable just be disciplined and stay focused thanks Joe, Stu and the rest of the prep agent team

Been watching your vids for two weeks. I just passed my national test today on first try with lots of studying. Your vids especially your animated short vids were incredibly helpful. Now if you only had State specific vids. I failed my state. 😭.

I keep seeing ppl say that they passed their national but not state? I live in California and I am confused....I didn't read anywhere on the state site that the exams are separate, for California. Do other states put ppl through this twice?

Hello Prep Agent, Thanks for your tutorial. How can I remove a name from an original warrant deed? Im the home owner stated on the property,but don’t have any physical documents a part the original warrant deed with both names on it..I’m a property taxe payer by the way. With a general warranty deed what are some things to look out for? We're looking into one right now and it's Owner Financed acreage but there's no home on the property. If we put down the down payment and start paying on the land (leaving a paper trail, of course) could the previous owner stop us from building any permanent structures on the land? In this situation, is the deed (and taxes) transferred immediately into the buyers name or after they are done paying on the property? We don't need this much acreage so we wanted to parcel off some of it to help with the cost of the property. Would we have to wait until after the 20 year contract? Help?

Hey Nicole, check your state law but the answer is generally yes. States usually require an "official witness" which a notary can be. The point is that a third party is attesting to the execution of the document. This might be brought up when a court is deciding whether or not a deed is patently defective. If a deed is defective then the original owner may recover because it is considered void. Hope that helps...

How do I get a title for abandoned property then?

Is it the new owners' responsibility to take the title & deed to the county records office or does the title company do that on behalf of the buyer?

Actually, you CAN sell a house without the buying knowing about the liens! The buyer is liable for knowing about the liens on your house, and there's no legal repercussion for not disclosing it as the seller. Funny how that works, isn't it?

"The deed is the buyer's guarantee that the seller actually owns the property...". Not necessarily. A *quitclaim* deed simply guarantees that the seller is transferring whatever ownership he/she has... but the seller might have *no* ownership claim whatsoever.

Title or deed is conveyed, Store receipt is exchanged goods for currency. completely different. Then Why do we all have rental deeds, at least in Michigan we do. As defined by " Real or Real Estate definitions" by law, not private property. A store receipt is better than our deeds here in Michigan. Our deeds here should come out of the (Rent "a" Center) store..

Is it QuitClaim deeds that con artist & scammers are using to make quick money? I.E. Getting loans through Identity theft, and using a really nice house as collateral, and then dumping the real home owner for the full payback of the loan. Would like to know the best way to protect myself from disgusting house thieves.

Check with the county recorders office to see if they infact own the property.
