Deal of the Day - 2601 SW 49th St , Cape Coral, 33914
Dave Dettmann, a Florida real estate broker and owner of REAL EDGE Real Estate Brokerage takes you on a walk through the most recent bank repo, short sale or other foreclosure property recently acquired by his company. Here we have a look at the property in its present condition before clean-up or any other type of work is done. Dave will point out all the areas that need repair, the time he expects the repairs to take to complete, and the estimated cost of the repairs. He will tell you what they paid to acquire the property, and what they expect to re-sell it for, then outlining the profit margin and making a judgment call as to how good of an investment it will be. Dave has been in the real estate business since 1988, and has been flipping houses since 1996.
For more information on this or any other property, or to make an offer, contact us at REAL EDGE Real Estate Brokerage, 1591 Hayley Lane, Suite 101, Fort Myers, FL. 33907. Our team members are: David Dettmann: 239-728-4016 & Wendy Dettmann: 239-728-4201. Contact us today!

"Couple minutes to the Gulf"....Umm...no...more like an hour to the gulf. It's 13 miles from that home to the open Gulf by boat. The first 4 miles will be idle speed which includes waiting your turn at a lock so it will be 30-40 minutes before you reach the bay and are able to get the boat up to speed. Then you have another 9 or so miles to open Gulf. "Park your yacht".....Ummm...no. There is a low bridge you must pass under so no yachts. Looking at the bridge it's probably 6-8 feet clearance at high tide. Maybe less. This means nothing with a permanent top like a t-top, radar arch and certainly no fly bridge, tuna towers, outriggers or sail boat masts. You can however dock your 38' Cigarette Top Gun. I lived in a neighborhood like this with low bridges. It was a pain in the ass. Had to have my radar arch on my boat made to fold and it was a chore every time. The 45 minute ride sucked sometimes too. This is a beautiful house and neighborhood no doubt. But I wish realtors would do research on the "Gulf" and "Ocean" access so they know what to tell potential buyers. When I bought my first waterfront home I had realtors showing me "ocean access" houses that were only accessible by water on a jet ski or small skiff because of the low bridges.

Gorgeous house. Typically Floridian! There's more closet space in that house than there is living space in some UK houses lol.

bottom line, it takes money and the drive to gamble your money. Along with the knowledge of the current market and the ability to fix the items in need or know someone who can and the willingness to pay them to do it. Not to mention, you must buy them right to start with. I think Dave does a nice job flipping these homes. glad to see he's sect stretching out to the higher market. CC deserves it and the market is responding well.

Dave, Do not walk and film at the same time. You should film from one spot, pause and then film from another spot. People just get a sore head watching this style of filming.

If you have enough money to build a luxury home, then for Christ's sake place the toilet in it's own little room with a sink. There is nothing worse than seeing the place where you take a dump standing next to the place where you have a bath or a shower. The e coli from the toilet contaminates the whole room. I was loving the home right up until I saw the guest bathroom and the cheap metal fixtures inside the wardrobes and cupboards. Why go cheap on stuff like that?.

Yep, foreclosure, see the electric meter has been removed. Tall ceilings, lots of wasted space to have to heat and cool. Small bedrooms, palm trees blocking view of water, Built-ins in living room are so dated, has the same ceiling fan as the local Cheddar's restaurant and green palm trees on front door is hideous. Wall paper in a million dollar home??
