Creating a New Threshold for the Garage Door to Stop Flooding || Did it Work?

If you’ve seen some of my past videos about painting the garage floor, you know that I still haven’t painted the first 2 bays due to a flooding issue every time it rains. I’m going to be attempting to fix the threshold so that hopefully, the rain no longer leaks in. I even bought new tools just for this project. Watch to see if I solved the problem!

    You should build a big enough water channel drain system along and outside the garage door to absorb the puddling.

    I would install channel drain a across the opening, that will work if properly installed.

    Your going to have to cut the concrete out about 4 inches wide all along the front of the doors and install a grate drain to carry the water away. I had to do this to my garage apron. My driveway sloped downward toward my garage and when it would rain really hard it would seep under the door due to hyd pressure from the water. Cost about 300 dollars but we'll worth the cost of ruining things I had setting on the floor when I wasn't home and it came in.

    Thanks for doing this test. I'm having this exact same problem and the rubber seal you originally had is the same solution I have been seeing. To see your own new solution in practice and see the outcome was tough especially after that masterful work you put in. Thanks for the trial and error, this helps me continue down the path of other options.

    Not sure if you saw the follow up video, I did go back and try to seal the gap some more. It improved my new threshold, but the main issues are the corners of the door.

    This is probably my worst project. A dumb Marine tries to stop water with a board. Clearly I misunderstood the concept of water boarding.

    One thing I notice is that at 4:27 you're gluing down asphalt paper with a very thin bead of glue that has many gaps. Water will seep thru every one of those gaps. If you someday give it a second try, consider that every single gap needs to be sealed. Probably best to lay down multiple, thick lines of of glue. Then do the same thing on between the asphalt paper and the wood, and in the places where the wood joins to the next board. Good luck.

    You need a drain in front of your garage that will lead back to the city's drain. Or if you cannot do that a french drain leading out towards a lower point away from the property.

    The garage floor should be at minimum 6" above ground. BTW, does this product last a few years, and can it hadle a pickup truck over it? Thanks!

    Great try! My guess is you just created a dam that unfortunately was overtopped during a severe weather event? My Dad has the same issue at his hangar at the airport where we are in Pa. To make problems even worse is that during the winter we get snow, ice, melting, and refreezing. This plays havoc with using the garage door opener on the backside of the hangar. Several times causing the chain to derail from people trying to use it while the seal is frozen to the concrete. Our only solution is to put in a drain in front to alleviate this for good. Your craftsmanship was very good and your idea and execution was admirable. Currently our pathway into the hangar for vehicles is covered in about an inch or more of solid ice. Can't use salt or any "speedy melt" anywhere near the aircraft. Fortunately on the runway side we have a nice slope and the BIG hangar doors open with no problem and are Southern facing to burn off the ice and snow.

    @Dave Williamson I'm glad I live in the south and snow and ice is no longer something I have to deal with. Though the winter storm in February 2021 caused some issues with the roof since our area isn't built for freezing temperatures like that combined with the warming and then refreezing. I discovered the water is getting in underneath the metal frame, the main issue is the area between the two doors and the foot or so to the right of the first door. The metal frame in both those areas is bolted to the concrete at the same level as the garage slab. Once you get past the two doors on either side the slab is raised a few inches higher so the water is not able to flood in. So while I did create a dam with the wood I failed to stop the water from flowing under the frame in those two places. So I went back and used silicone caulk along the base of the exterior metal walls and then along the inside and out of the wood dam. I wasn't able to stop all the water but it definitely made a huge improvement. The best solution would be what you did, a drain along the front of the doors. Cut into the concrete so the water would flow into it and then out to front of the warehouse where the main sewer drain is. Unfortunately that is not in the budget for now.

    @@thediygrunt Living in the South now.......YES!!!! My Dad and Mom have been living in Cocoa Florida to escape this horseshit for about 10 years now for the winter months! I, on the other hand, have chosen to man the big diesel tractors for the winter months and keep the properties open and accessible {like a dumb shit}. I have problems at my own home with water invasion due to ground heaving and such with my entry to my garage. My concrete slab moves approximately a half inch depending on weather. I've been trying backer rod, rubber strip, mats, anything to keep seal on my garage doors. Seasonal fluctuation is definitely hard to combat. Somehow when I go to the house in Cocoa my cares diminish??? I am the only maintenance person at a 24 unit apartment building. I'm faced with amazing challenges daily. We are a contract facility that houses travel nurses and interim doctors next to a hospital. I've seen some amazing shit that people can do. TRULY.

    The real problem is that the ground slopes towards the door so you're never going to fully solve the problem of water being there. You can put in a french drain to take the water away, then you might not need the seal.

    Have you considered doing something similar to what you did with the painted 2x4 but with fine concrete BUT on the inside? pour a 1" high by maybe 2' wide little ledge/strip connecting the garage foundation on the inside the shop right across and behind the door seal/door track. water would have to overcome that 1" added height and concrete bonds to concrete. You won't have to worry about replacing that wood when it rots out. frame it out with wood and pour. Having the board in front of the door could trap water in if the rain is hitting the door and running down the garage door and getting water trapped behind the wood you just added.

    I considered a lot of different options, it all came down to price and experience at the time. Looking back I would have done things differently but ultimately it no longer matters because I have since sold this property. If I still had it I think the two best options would either be a drain cut into the concrete in front of the doors or adding the concrete as you suggested. Which is what the other 5 bays have, so I have no idea why these two bays were not built the same way.

    Your problem is your driveway. You have a driveway that is higher than the section near the garage door, which is pooling water and will eventually cause massive foundation issues. You need to direct that water away from the garage, either by cutting channels into the concrete to allow it to drain off to the side or by having the driveway replaced with a properly sloped driveway. What you did was a temporary fix that will eventually fail and is also a tripping hazard.

    Where did it fail? Did water seep underneath or around the ends? I'm having the same problem with my garage.

    Actually most of the water came in under the frame between the two garage doors. So my massively makeshift threshold worked decently despite its my rather dumb idea. But the gap under the frame allowed water to still seep in but I did see a reduction in the amount that got in.

    Ironically, I did look at your product and it was what I wanted to go with. The problem was, I need 16 feet per door, for 2 garage doors. If it was in the budget, I would have gone with your product.
