I know the Midwest is way different than the PNW where I live, but people are moving away from the “open concept” idea, such as tearing out walls to make one great room. Smaller spaces feel more cozy and sheltering. I would leave that pony wall, since the living room/dining area are already so huge. Also, large areas are often difficult to place furniture effectively.

Definitely a lot of work to go into it, but the more customized you could make it for your lot. You are soooo great with your fun endings!!! LOVE IT!💜🤣

Loved the ending! Reminded me of one of my favorite movies, "Multiplicity", with Michael Keaton.

You’re calling this a split level, but in the northeast, we would call this a high ranch. You enter in the middle on a landing, go up a half level for one full floor, and go down a half level to a full floor in the basement. Split level is actually several small rooms on 3 different levels with no floor taking up the full footprint of the house.

When I was buying a couple of rentals a few years back, I got some great advice from a realtor/property manager. He encouraged me to think about what kind of renters would be in the market for the house I was thinking of buying, and whether that house would attract predominantly renters who would be good tenants, and not chase good tenants away. When I look at this house, I see it chasing away the small family and the retired couple, and attracting as renters mostly the large family that has not been able to afford its own house or has lost it, financially pretty strapped, probably both parents working outside the home so not necessarily the greatest supervision of the kids, and with lots of kids, probably a few also lightly supervised pets. I'm sure there are families like that who would still make good tenants, and yes, it can be satisfying to help them find good housing, but there are also probably a fair number who could end up being the tenants from h*ll. A house like this makes the already risky job of being a landlord a bit riskier. Just something to think about.
