COST OF LIVING IN A CONDO PHILIPPINES (WORK FROM HOME)

One of the reasons why we live in a condominium is to cut our commute time or travel time going to our workplace. But what if we have the option to work from home and we need to stay at home most of the time because of community quarantine. Is it still worth it to live in a condominium?
And how much is the CONDOMINIUM LIVING EXPENSES if you work from home?
I'll talk all about that in this video as well as our cost of living in a condominium.

    I am an American married to a Filipina living with my wife in Metro Manila condo high-rise. My wife and I purchased our first two bedroom, 100 square meter condo unit with Robinson Land Corp more than 18 years ago. We also have three smaller studio investment units. My wife and I are very impressed with the way the OP presented the facts in this video. She did a great job, providing factual information. If you purchase a condo unit with a reputable developer and the building is maintained at the highest standards. it may be well worth the investment.

    I have a two bedroom condo at The Fort that I purchased 17 years ago from RLC. The lobby, grounds, parking area is perfectly maintained. You are correct, it is important to choose a builder with high standards.

    Pressure factor is one of component in calculating your water bill, the higher location Ng unit mo the higher the pressure needed to ensure consistent Yung water flow at Kayang umabot sa unit Yung tubig. Very informative content 😊

    Well explained. I love living in a condo. Its much cheaper than having a house as far as maintenance. It is also safer for when i travel and i have to leave it unattended.

    No offense but you're really lucky to have a good provider like your parents or siblings. And all you have to worry is yourself while others can't even if they can. Cause not only they have to take care of their parents who are not well knowledgeable in securing their selves / didn't have retirement plans and/or kids they have to feed. Good for you cause you only have to take care of yourself while still getting help in your expenses "great job mom and dad for your wonderful daughter who brags her condo living on the internet". And also living in a condo is much more expensive unless that condo you got is well "cheap" and sucks. So it's not true. Obviously you have a high maintenance lifestyle thanks again for your providers. Your expenses on a condo example the rent will get you a house (not the typical cheap rowhouse in bulacan) on a good subdivision. Plus if you go for a house (rent to own) that can be yours and your kids will get to inherit it while in a condo you can't. And when the building has been demolished its a just a small space you and others will partake or be distributed. Plus not only you need to pay for the rent and other expenses like electricity, internet, phone the PARKING space is half of the price of your condo rent. Let's say on this particular building it is 7k and on that amount you can pay your bills with it. But in a house you don't need to pay for it. Plus there's limitations on a condo unit (not all) like you can't drill, cook, you have to ask for permissions while on a house you can do what you want. If you get a good subdivision security is also well. And before I forgot that small space that is really not okay. My house is a 150 sq meters single detached UP & DOWN. I lived on a condo before that's freaking 23sq m. So getting a house is still better than living on a condo. This channel is literally for spoiled brat people who gets what they want or live the life they want cause their parents helped them instead of making them an investment like others do.

    @@moviessugas yes. Probably a lot of the condo lovers also have a place like their parents house to go when they feel too trapped. And yes, it might be expensive for many to afford maintenance fees as well. I also forget that its a lucky life to be able to afford a condo. Great reminder.

    @@moviessugas Your comment is actually offensive since you obviously didn’t watch the video. If you really watched it, you would know that this condominium was purchased by my husband and me so we can live near his workplace. And just so you can correct your wrong presumption, our parents are not providing for us. All of the payment for our condominium and our living expenses came from our hard work. My husband is also supporting his parents and I’m saving money for my parents in preparation for their retirement. This video was not meant to brag but to give people an idea of how much they would need if they want to live in a condominium. Indeed, the condominium lifestyle may be more expensive compared to living in a house in some instances. We also may be able to afford to rent a good house in a subdivision or buy an affordable house. However, we still opt to live in a condominium during this time of our life since we don’t have the luxury of time to maintain a house. The less time we spend on household chores, the more time we can use to work. We also save a lot of travel time since a car isn't necessary for our mobility. We also value the security that condominium living offers because we enjoy traveling. If we purchase a house in the center of Metro Manila or purchase outside of Metro Manila that has very tight security, it is currently out of our budget. We don’t want to just buy any house. I’ve seen my friends buy a house only to regret it. Their house increase in value but its appreciation is not enough to offset all of the ownership and maintenance costs. At the end of the day, appreciation for a house is not guaranteed. There are times it is more difficult to sell than a condominium. Moreover, this condominium that we purchased can be inherited by our future children. Our condominium is also in a strategic location so it won’t be difficult to sell or lease in the future if ever we decide to move out. “And before I forgot that small space that is really not okay. My house is a 150 sq meters single-detached UP & DOWN” What is okay for you may not be okay for other people. For instance, we don’t want a large space because we will just end up filling it with stuff that we don’t really need. Not only is maintenance expense more expensive for a house but it is also time-consuming to clean. A house just becomes cheaper to maintain than a condominium when the owner doesn’t set aside at least 1% of the home’s value annually for home maintenance.     I didn't know it could be so expensive living in a condo. I really don't have any idea. Luckily, I didn't buy a condo because I love gardening. As we know, there is not place to build a garden in a condo unless they are in pots. Thanks for sharing.

    I actually find condo living to be reasonable since maintenance for a house & lot is more expensive 😊 I agree that those who love gardening must live in a house & lot. So my mom will never be suitable for condo living. She loves growing different plant varieties. Aside from that, it costs a fortune to have a condominium unit that has a space for a private garden 😅

    We are renting in BGC.     Hi there! i agree with your explanation regarding condo living… it is costly but it has amenities that landed houses don’t offer .. it is incomparable for me by the way.. but hey ur parking space is expensive, mine is in Venice Residence but i only offer it 4K per month 😀 ; Well on the other note, mine i let someone rent my unit for passive income and i stay in my landed house for economical reason as well .     Great video. What she stated here are true. I also live in a condominium, sobra kong naappreciate ang pagtira dito in the middle of the lockdown. My condo has lots of open spaces and trees. Makes surviving each day of the lockdown bearable. Cant imagine being locked down in a house where you cant do much. Is it expensive to live here ( mortgage and assoc dues, rpt) , yes, but it is worth it. You just need to manage your expenses. Good luck to those who plan to live in a condo

    After living for 5 years sa condo (renting) we decided to buy house and lot na lang. Depende talaga sa priority mo if it will work for you or not. Worked well for us nung first 3 years kahit studio lang kasi walking distance sa lahat coz we just needed a place to sleep lang. Pero nung nagka pandemic and required na mag work from home, para kaming sardinas sa unit and di kami makapag work ng maayos, 2 lang kami ng partner ko. We had to upgrade from a studio to a 1br in the same bldg para makapagsetup kami ng maayos na workspace for 2 people, which of course meant higher rent and new set na naman ng deposit and advance payments. Pag naka wfh ka, mas ramdam mo ang mga problema while living in a condo, - ang alikabok palagi (kasi along EDSA) - Dinig na dinig yung mga sasakyan sa baba, mga busina at wang wang kahit nasa 30+ floor ka (kasi nga along EDSA) - walang katapusang increase sa condo dues - Tatagain ka sa repaire fee ng mga taga maintenance pag may kailangan ipaayos - Bawal pa din magpa overnight ng bisita kahit na alert level 1 na - may ibang neighbors na walang modo at nagtatapon ng abo or basura sa balcony, pag sinwerte ka, senyo ang bagsak - ppag bababa ng unit na nataong rush hour, good luck kung makasakay ka mg elevator - walang space for manual laundry or sampayan, so kung di afford ang AWM na washer/dryer or ayaw gumastos magpa laundry, forget it. Syempre the convenience of having everything within reach is different din talaga pero kung wfh ka naman forever like us, maximize your money's worth and just forgo getting a condo.

Magandang reminder po iyan sa mga balak tumira sa condo na importante talaga ang location at management ng building kasi nakakaapekto sa quality of living. We also currently live in a studio and my husband also has the option to work from home forever. I also use our unit as my home office. At na-experience rin namin ang makulong ng matagal sa unit namin. Pero we’re grateful to God po na we haven’t experienced any of the problems you mentioned. Mga naging problem lang namin: • minsan hindi nasosoli yung luggage cart ng kapitbahay • walang opening yung lalagyan ng condenser • Then kapag nag-vacation kami at wala kami nagkakaroon ng maraming maliit na ipis. • Isa lang internet service provider before Despite those, happy po kami sa binili naming unit at blessing talaga na dito kami nakatira lalo na ang mahal ng gasolina ngayon 😊

    Salamat sa pag share ng experience mo. Natetempt na talaga ko mag move out at lumipat ng condo pero WFH lang ako palagi even before pandemic. Ang hirap maghanap ng condo na may enough space para merong maayos na WFH setup (work desk/table with monitor/s, desktop pc, & ergonomic chair) unless bare unit kunin ko which means mas malaki gastos tapos baka maging donation to the unit lang mga pinamili kong appliances at furnitures kung di ko kayang dalhin kapag umalis na ako.

    About water being pumped higher in tall condo buildings, the water tanks are usually situated in the middle floor of a building so there’s really no difference in water pressure requirements at higher floors. At One Shangri-la Place, for instance, the water tanks are in the 39th floor. OSP has a total of 64 Floors.

    The higher you go, the higher the required pressure for the pump. If the building is too high, it makes more sense to place the tank at the middle portion, there’s no pump that has enough pressure to push water up to 64 floors.

    I just shared the 50/20/30 rule so it’s applicable to everyone but I do tithes. So what I actually use is 40/30/20/10. 40% for living expenses, 30% for investment, 20% savings, and 10% for tithes 😊

    Thank you for sharing the "inverter technology" hack. I wasn't aware about this type of technology. Can you share the brand that you're using for your aircon and does your condo use a "commercial rate"? I was warned by my land lord that aircons are very expensive in condos because they're treated as a commercial rate vs residential.

    We use Mitsubishi Electric brand but it came with the unit we bought and it’s a split-type. If your aircon provision is window type and you think you’ll stay for several years then you can buy. But if you also want a split-type, I strongly advice you not to purchase one since it’s not yours. Residential condo buildings have residential electricity rate po. The only time it will be treated as commercial is if the unit is a SOHO unit or small office, home office condo unit 😊

    Totoo, location din talaga nagpapamahal ng rent. Renting close to Ayala Ave vs renting in pasong tamo 15K lang rent for a 2BR condo. Kaya di din kami nag AC kasi takot sa bill. LOL. As for the amenities din, ni isang beses di kami nag swim ever sa pool so it's really wise to choose a building na wala masyadong amenities. Good video, btw.

    We're not renting our condo 😊 And condominium rent varies on the location, the floor area, and the number of rooms. At times, if the layout is really nice, it's also more expensive to rent. It's better for condominium rent topic to be done in another video.

How about when you still have a loan on balance to the bank. Shouldn't it be the bank to pay that tax since you technically don't own the unt yet?

    1) You start paying association dues when the unit has been turned over. 2) Likewise, you have the responsibility to pay for the real property tax for the next quarter or succeeding year after the unit has been turned over to you regardless if you still have a loan balance. The bank has no responsibility to pay the RPT because it is not the owner but you are the owner and you are the one in possession 😊

    Thank you for sharing this 😊 The few of the possible reasons I think why a condo’s water bill is lower than an apartment’s water bill is that the apartment may have an outdated fixtures that aren’t water-saving and there might be leaky fixtures. Whereas since a condo is newer, the fixtures are in good condition. The apartment might also have a leaking pipe and unless the landlord is proactive in having a plumbing maintenance then it won’t be detected and fixed. For condominium buildings with a good condo corp./ property management, they have plumbing maintenance because they can get it from association dues 😊

    All our major appliances have inverter technology 😊 For the month of July 2021, our bill is P 2,245.14 but our bill increased because we frequently used our smart oven. It's good that you allocated a high amount. From what I know, utility bills in BGC are more expensive.

    Actually 6,000 Pesos seems very reasonable. I have a 100 square meter condo unit and my average electric bill is between 10,000 to 12,000 Pesos a month. We operate the bedroom aircon 24 hours a day 7 days week. We operate living room aircon 16 hours a day, 7 days a week. All of our aircons and home appliances are energy efficient inverter, convection and induction technology.

    This current video of yours regarding cost of living in a condo in the PH is one of several that I've been waiting for. It gives me an idea of how much to allot each month for expenses. One question regarding real estate property tax (which is annual): How does one compute for this? I'm not familiar with the "assessed value of the condo." Here's an example: Say, the condo was purchased for P15m, does that mean multiplying that amount by 2%, the annual property tax is P300k? Thanks in advance for your input... looking forward to your next video.

    We don't actually need to compute this if we have a copy of the Tax Declaration of the property. It is specified there the market value of the property which is multiplied by the government's assessment level. The product of the two is the assessed value which is multiplied by 2%. So for instance, for a P 15 M condo, the market value set is P 1,500,000 then the assessment level is 60%, the assessed value is P 900,000. The P 900,000 will be then multiplied by 2% so the annual real property tax is around P 18,000. Please note that this is just for example purposes only, sir. Some cities in Metro Manila have an assessed level of 2.5%. I'll also create a video regarding real property tax but I'll use my own Tax Declaration since I have a fiduciary duty to my clients to keep the value of their properties confidential 😊

The two missing "ingredients" I was looking for were the tax declaration of the property and the government assessment level, which is currently not available since the said purchased property was a presell back in 2019. It sounds like these docs will be handed during the turn over (?). Your example on the computation is perfect and has given me an idea of what to expect. I believe the 2% is spot on as the condo is located in Quezon City. 2-2.5% is quite reasonable. Not to mention a property owner gets a "discount" if paid in full before the beginning of the calendar year, as you have mentioned. And as an added bonus, the property tax can be paid online (in QC), which entails not having to make a trip to City Hall (?)... I guess that's the difference between the US and the PH, when it comes to information pertaining to properties, especially its (estimated) value. In the US, one only needs to know the full address and can find everything about a particular property by searching Zillow, Redfin or Realtor.com - Looking forward to your next video...

    @@brickchaser5688 Yes, the Tax Declaration of the Property will be handed once the condo is considered to be fully paid and the real estate developer has transferred the ownership to you 😊 I think what you’re pertaining to is the selling price of the property (indicator of possible fair market value) for the websites that you mentioned but for the assessed market value of the government, such information is retrieved from the assessor, publicrecords.netronline.com. When the property records is not published online, there is a need to make a call 😊

    You have to pay real property tax annually for your condominium unit once you already own the unit (the tax declaration is already under your name). Meanwhile, for the real property tax of the common areas, it’s usually included in the condominium association dues or sometimes charged in special assessments if the real property tax to be paid increased 😊

    For a condo like ours, you need at least P 70,000/ month and the jobs that can pay you to cover such expenses are indeed professional jobs like doctors, lawyers or even a real estate broker like me; jobs in the I.T. industry; influencers (I have some influencer/ vlogger neighbors); professional athletes and OFWs with white collar jobs (I noticed that some of my OFW neighbors work in Singapore). There are condos that cost less and can be financed via PAG-IBIG. With that, income should at least be P 25,000 per month 😊

    It is so expensive to live in a condo from monthly dues, utilities and vehicle maintenance. On monthly dues you will incur what they call association dues which is usually dependent on the type of condo you are living on. Some can go as high P100/sqm/month!!!. For utilities, your are paying actually 3X to 5x more than living a rented home because your meters are submetered. Then lastly vehicle maintenance which many overlook. Aside from paying association dues for the parking slot, you can not clean your car in the said space. That space is ONLY for your parking needs of your vehicle. Any other materials can not be placed on the said slot. So in cleaning your car you need to depend on a car wash center or go to your relatives to have your own car wash. And i can tell you that MOST car wash do not wash your car :professionally" that's why after a series of wash you will see that your car paint have accumulated a lot scratches from poor and over used washing mitts or rags... Go get a Townhouse instead

If we were to get a townhouse in the city we reside in, not only do we need more cash for the downpayment, we need to pay double the amount that we paid for the condominium unit to ensure that we get a townhouse with a good build quality. Also, some townhouses charge association fees too. I agree though that when car parking and car cleaning is brought to the equation, a condominium unit becomes more expensive than a townhouse. That is why location is really important for condominiums. If it’s in a transit-oriented location, we don’t have to be dependent on cars anymore for mobility 😊

    @@OwnPropertyPH there are many affordable townhouses in which can range from p6M to p10M only in prime areas. DPs and amortisation are same to condos. if there are association dues it will be much less than a comdo. if you have a common gated townhouse it will be a bit more expensive. utilities are individually metered unlike condos they are submetered!!!

    @@bobbydejesus6822 We are aware of such but we don’t want to risk our safety. Most condominium buildings adhere to the National Building Code but a lot of the houses are constructed without supervision of professionals or they skimp on the materials used. So if you actually did a quick search on the internet, you’ll see that those who purchased affordable house & lots have a lot of headaches and the new owners end up spending more on repairs. The stress isn’t worth it for us. We rather focus our energy on work and on our relationships with people. Most importantly, we don’t want to be house poor by buying a property beyond our budget just so we don’t live in a condominium. What is best is to live within our means and be happy with our decision 😊 Condominium units are easier to sell as well so we can just upgrade our property in the future.

    You can try renting first to see if it’s for you and if you work from home, you can rent a condo located outside of Metro Manila so the rental price is cheaper 😊

    We had our condo for 6 yrs now. Ive been living in it for 4 yrs now kahit wfh. I dont mind the expenses. I wouldnt trade peace over working in our loud and chaotic home 😂 Edit (for others reference): Condo in parañaque. (Mom's mortgage that i am paying now) My monthly expenses: Monthly Amortization: 28,000 Internet: 1500 Electricity: 2000 Water: 200-300 Parking: 3000 Monthly Amenities: 3500 (+1500 tax every quarter) Food: 8000 (2 pax) Partida nito wala ako sa expensive cities like bgc, makati, and pasig. Its perfect for people who want peace but will burn your pocket lol

    Sinubukan mo na sukatin floor area ng condo na nabili nyo po? try mo lang. external Area=Length x width kung tama approx.. Kc yung avida ko 25sqm pero actual 17sqm lang. Let me know pls. Tnxs

    Sobrang laki po ng discrepancy na 8 sq m. Malaking difference in price na po kapag ganyan. Chineck ko po yung floor plan nung interior designer for our unit. Based sa sukat niya po, 29.26 sq m lng pala unit namin 😅 May discrepancy na 1.99 sq m po.

    i lived in a condo before, there's a distinct smell sa mga condo sa mga hallways na ayaw ko. i dont know how to explain.

    Baka sa condo na tinirhan mo before, hindi maayos yung air ventilation? Yun yung napansin ko doon sa mga lumang condo at yung walang vents o breezeways sa parehong side ng building. It really depends sa condo 😊

I'm planning to invest in condo sana or prop outside metro but hearing condo dues ang laking possible expenses na madadagdag pala..lalo na keeping on tight budget ako..I think will continue renting muna.🤔🤔 here is my current expense renting below..working ako in BGC mismo but transpo is good may BGC bus from ayala station to BGC and ayala lrt to cubao. Myplace: Q.C near camp crami, edsa/no traffic/no squatter Rent: 5, 500/month ,1pax but can be shared Electric: 1,400 max w/ 1hp aircon Water: 80-150 Other dues: 0/none Amenities:none Type: low rise condo/5th flr only/ studio type/ 2rooms per floor/peaceful Security: no guard but double gated/ main gate & bldg.gate/other slice of bldg is private own appartment naman./no crowd & very rare magkita ng other tenant.
