    the open dumpster was on the weekend and i was to busy at my 9 to bed time job . It would have been perfect ,only 1 hr of bumper to bumper traffic to get to the gas station .

    I'm sure the market in Guelph is rising just as fast as people flee Toronto, I'm a three hours drive away and our prices have skyrocketed.

    Same with Waterloo Region and Simcoe County. Lotta rich people escaping to the nature side of things building big houses all around those old small ones. So sad... Actually Cambridge right now is tearing down heritage buildings on Queen Street to keep building more high-risers. Even in the works of building a new village out of the old Lens Mill factory area, I think by Smart Shop Centers plaza, they talking about building a neighborhood behind all those factory outlets. Getting pretty nuts watching all these cities change to accommodate Toronto immigration.

    Barrie is getting a ridiculous 4 building condo complex on the waterfront. 25, 35, 38 and 41 stories tall. That won't be an eyesore that will overload the infrastructure of downtown.

    I lived in Guelph when I attended U of G in the 70's. I have visited my wife's family there ever since. It is a boring city. Fine if you just need a place in the burbs more affordable than Toronto. Toronto is great if you bought your home long ago. I live next to the Humber. It's like living next to a natural paradise with all the amenities the city has to offer. But I can't imagine buying a first home in Toronto unless your were born into a wealthy family.

    I’m in Cambridge 5 minutes further from Toronto than guelph and our house prices have shot up 200k plus since covid. So many people in my neighborhood cashing in on people trying to get out of Toronto. They are used to paying crazy prices so they don’t even bat a eye at paying 989000 for a house that sold for 629 two years ago. INSANE

    I bought my first house in Newfoundland instead - 4 bedrooms and walking distance to downtown for under $100k. It also featured room for a driveway, two decks and a yard.

    @@D33Lux, I've since sold it, but property taxes were $1400/year and it was in a small city, so it included water (no water meter, so flat rate), sewer and fire protection on a paved street. The lot was roughly 20m x 20m. Cheaper places do exist if you don't need to be in a city; this house was a short drive or medium walk from a university or college campus.

    But...there's a reason to live in the lower mainland Ski in the morning...golf at lunch...windsurf in the afternoon...the one day a year you can't go for a run....you shovel your driveway Every time I visit the GTA...I ask..."but...why?"     Next elections housing affordability is going to be the primary factor. The cohort of people who dont own but want to will outvote the cohort of those who own land. Major tax laws need to be imposed for those who own more than one home: 10% property tax on your first home 20% property tax on your second home 30% property tax on your third home and so on up to 50%. Own five houses? You will pay property tax rates upwards of 500k per year per house. Dont like it? Sell. Tax rates that high will cause those who own multiple properties to sell them increasing the supply to levels that should make housing normal and affordable.

    Prices won't come down for a long time because due to Convid many company's realized they could save money by having people work remotely from home. Rural areas are being bought up as more people want to live outside of the city, less human traffic, more property for a better price...etc.

WFH was there before Covid and yes some IT businesses will remain WFH - it fails to build team-work and unity in companies. Anyways - it is a good time to buy a condo in downtown Toronto since suburbs are over-priced.

    Not just millenials or generation Z. Just wait and see how many millions will end up homeless, who cannot pay their mortgages or rent. We're still in lockdowns, so the trainwreck hasn't even happened yet. The disaster will be in slow motion over the next several years. This covid-19 plandemic was all about running down the economy as per Agenda 2021/2030. their globalist plan is "You will own nothing and be happy."     Cambridge, Ontario right now is tearing down heritage buildings near Guelph Ave. on Queen Street to build more high-risers. Controversially so, as the pioneer village itself does not have the infrastructure capacity to handle that much traffic. Even in the works of building a new village out of the old Lens Mill factory area in Queen Street as well. I think by Smart Shop Centers plaza in Cambridge, they're building a neighborhood behind all those factory outlets. They've also destroyed areas of the natural trail to build in more plumping for the Toronto-focused apartment complexes to come. The rent for these apartments are 2000$ a month for 1 bedroom, and 1 bathroom. Simcoe County has also been plagued, as lot of huge cottages are being built next to all the old ones, especially around the village of Tay. Tim Hortan's and LCBO are even being built inside densely wooded areas in Simcoe County pre-maturely for the expansion to come. Ever seen a random LCBO in a forest? Looks so out of place. Getting pretty ludicrous watching all these cities rapidly change to accommodate this unprecedented Toronto emigration, worse is that their emigration is driving up the price of homes! My 260,000 backsplit is now worth 800,000. I've seen semi-homes sell for half a million dollars! How are the youth going to be able to afford homes?

    I live in Oceanside, CA, which gets called the slum of North (San Diego) County. The median home price is over $400,000. Prices keep rising from there, the closest you get to San Diego. Solana Beach is one of the most expensive cities in the U.S.

    Prices going up so fast because the population is going up so fast and we refuse to build enough housing. There's no more room for detached houses. And we fight developers tooth-and-nail when they try to build townhouses and apartment buildings. The population of Vancouver pre-Covid was going up by 2%/year - that's crazy growth. And up until 2017, almost all the residential land was zoned for detached houses, and that's it. But sure - let's keep talking about "foreign dirty money". Whatevs.

Here in Toronto we have more cranes in the air than any other city in north America! 120 cranes LA and Seattle are tied with 49 and portland has 30. In Toronto you will buy a 1 bedroom apartment and that is without parking or locker for half a million smackaroos! The size of the 1 bedroom is 500 sqf my fucking canary's bird cage is bigger. Population growth from so and so countries is 2%. No it's certainly not because we don't have sufficient enough housing. These are being bought as investment properties from people who want to launder their money. 800 sqf bungalow selling for 1,100.000 million dollars 25 ft x 100 ft property to which is a tear down cause it's 90 year old house. No The kids in Toronto are not buying these properties that's one million percent.

    Housing prices in Guelph have been Skyrocketing in recent years too. If you want a real cheap place, stay in the country. You might have to drive half an hour for a coffee shop but you save money

    Or just leave the region. If a bunch of jobs stay virtual head to Winnipeg, Halifax, Quebec City or anywhere else that you can actually still buy a real house on a normal person's salary. And all have decent services that the country can't compete with. If you still want those that is. The country is totally valid for different reasons.

    Yes, please go to Guelph. So many have come to Hamilton we can't afford to live here anymore either. Forget Hamilton's vibrant music scene, great education institutions, beautiful waterfalls and hiking trails, fantastic botanical gardens, Lake Ontario waterfront parks, wide variety of restaurants, and short drive away from Niagara wineries. Please go to Guelph!.

    Mortgages are being given out like chocolate bars on Halloween. I agree with what Mr. Wonderful once said, Toronto will become like Detroit, once all the cheaply made condos start falling apart, complicated mechanical systems, windows, not too mention the exorbitant heat loss, special assessments and maintenance fees will make it unfit to live there.

    COME TO NIAGARA REGION!!! You can pick up a century home, detached, backyard, 2-3 bedrooms in the downtown area for just north of $400,000 depending on condition. All-day GO Train service will be starting soon and self-driving cars will make it easy to commute to Toronto, if need be.
