After payment, how many days it takes to get the key? 2. Do they convey the date by mail or call? 3. After the key handover what should we worry about meaning, is there any paperwork needed, or a flat inspection process?

After completing your payment and interest within 15 days they will handover the key with some representatives. You have check your home well and sign some documents and procedures and your are well to live in your dream home😊 They will call you and mail you too. Dont have to worry just go through all the procedures. I will make the 2nd part soon Thanks

Hi Praful, firstly my congratulations to you for having a flat in Thane. I am curious to know about the interest you paid (65K) to the builder. As per my understanding once we take a home loan & start paying emis we pay both principal & interest to the bank. Now how & for what this builder is charging you interest. Have you ever made in late payment to them towards their demand notice. If not then why this interest while claiming possession from them. This is big loot done by builder to their residents.

Hie thank you, about the interest penalty the thing is even if you pay or the bank you have to send them remittance details just like the amount chq no. Name etc etc than only the allocate the funds if your bank or you fails than they charge but they dont contact you or tell you anything this all things are coming when the key handover process starts like the payments are delayed or tax gst amount and so on. So just be sure even if your payments gore on time you have to inform there team by putting mail and details etc on time 🕰️

We have stand for it but unfortunately they don’t compromise because they want the remittance details from you so you have to follow up withe bank take the receipts and mail them with check no. Thats the policy other wise the amount stand in their account they dont query anyone regarding this concerns

Not yet, its very good the air the view both are amazing. But its in under construction so some of amenities they have provided and peoples are making hipe of it, parking is far away the interior peoples dump they waste in lobbies and a the gutter smell for 1-10 floor. But if you take above and the garden facing it wont cost anything. I will make the latest video once my interior gets done. Sry for the delay everyone💯

I visited this property last week. There is leakage in kitchen area of a b and c wing which we saw and were surprised to see the duct area which has pipes in kitchen has leakage issue thru out the buildings. The builder is very clever he knows this and has all the house keys in his facility office and if u go there to see the house the interiors are painted in a few days to make sure the wetness is not visible and people buy it by trusting their name. Even when we had gone there a group of angry residents were fighting for dirty water and leakage issue. Goodluck.

Yes. 1.5 years already taken once society handover it will decide but approximately it will be 7.5k

Hi Nilesh, same thing happened with me as well. Their sales executives told it will be ready in Dec 23. RERA date is Dec 24. It's construction is very slow. From last August 22 to now there is no progress in work for towerj. Lesson learnt is never trust any sales man/woman blindly.

Floor tiling / kitchen platform & fittings / windows frames sections specifications / quality etc may not matching with what they are showing as per sample flat. Initially these things I observe in your video. Still I hope Raymond Reality keeps their promise intact.

Sample flats are full loaded with interior decoration they just says they provide you the things but same too sample flats are not mention any where but what they have promises they gives because on time possessions is the biggest challenge in real estate now a days and they have kept that promise

One of the worst design I would say.. the closed natural view should have been panoramic and even the rooms feel so congested.... really design sucks mostly now depends on people how they keep up the interior who fell for hype..

Why is the apartment size so small. It’s like a joke. Also the quality doesn’t look great to be honest. Plus looking at overall density of the project in terms of existing occupancy and upcoming towers, these amenities areas and club house will be very very congested in future. Raymond has such a huge land parcel in this area, wondering why they had to make such matchbox sized apartments. May be they plan for many more future constructions in other land parcels. Which would again mean that construction noise would be part of this project atleast for next 10 years.
