    1:04 housing shortage down the road - I think a lot of this is being backfilled by purpose-built rental housing starts, which are hitting decade highs. I'd watch that stat closely

    If I have a tenanted property (month to month) and I sell it to an investor, that investor can keep the current tenants or has the right to vacant possession, as long as he gives the current tenants 60 days notice. Then the investor could find new tenants and increase the rent, if so desired. Is this correct?

    No, you cannot evict the tenant even if you are a new landlord and give the eviction notice to the tenant. You have to go to landlord tenant board for a hearing which can take about a year

    ummmm an "end user" who plans on living in it. In which they would have to prove (or you would have to prove) in front of the board hearing in 8 months. since you dont actually have the end user contract yet,,,, the tenant woudnt have to move out and might even be entitled to compensation. basically, you dont have to move out until its confirmed in front of the board hearing. come on, you know this,,,,
