Commercial Pressure Washing Grease/Oil with Cold Water

Today, we’re working on a commercial property with heavy grease/oil on the concrete. I believe that it’s oily mop water causing this issue. I run cold water on my trailer currently. I do eventually want hot water but WE MUST WORK WITH WHAT WE HAVE! I appreciate any likes and subscribers!

    What's funny is, sometimes people see the big hot water machine on my rig and give a compliment of how great it is cleaning their house/building/concrete... but they don't see the hidden cold-only machine that is actually running! Hahahaha! It's psychological! 😂

    I appreciate how you take the extra steps such as agitating with a brush and running dawn through the buffer tank.you did a thorough and professional job. Soome companies would have just " mailed it in" and just give a half hearted once over

    Sodium Hydroxide not to be confused with sodium hypochlorite (chlorine). Sodium Hydroxide is the same as Lye, or caustic soda. It dissolves fatty oils. Also used to make soap. All those fancy caustic degreasers are made from that. Real pros don’t buy premade degreaser. They mix their own batches of sodium hydroxide, and a good surfactant can make the mix as concentrated as you want. Also get your self a hot water unit it is a force multiplier when it comes to cleaning.

    @@mid-southsoftwashllc it’s not sh sh is chlorine , sodium hydroxide is a degreaser. I under stand your reference about coming in and knowing everything but when I got into pressure washing i learned everything I could learn before I even got my 1st job. What I learned on the way was soft washing that was new too me.

    A really good Caustic Hot Mix degreaser you can make yourself if you are familiar with Hydroxides is per 1 gallon mix with cold water = 4 oz of Sodium Hydroxide, 4 oz of Potassium Hydroxide, 6 oz of Cellsolve Butyl and 1 oz surfactant.

    @@mid-southsoftwashllc lol you're welcome. Like others have said just using sodium hydroxide and surfactant for food grease is just fine. This recipe I mentioned with the potassium hydroxide, cellsolve butyl added is great for petroleum oils and grease as well. Its just an all in one caustic degreaser for really anything super heavy duty.

    Hey for restaurants with all the food grease use "green beast degreaser" you won't have to use the brush. You just down stream or pump up spray then let sit for 10 min and start washing right away it it come out quick

    Lye works great for food grease, it essentially turns the fat into soap through saponification.

    Great video big dog, I used cold water for about a year and a half before I finally got hot water. Definitely helped but I still was getting it done with cold. If you haven’t tried Gold Assassin give it a shot. It’s all I use for restaurants. You can downstream it or pump spray it like you did here. I haven’t tried the hydroxide beads like others because Gold Assassin has always done me right. Keep grinding 🤙🏼

    @@mid-southsoftwashllc You’ll love it man, my favorite surfactants are Apple wash from power wash store with the dye in it, elomonator which I get from pressure tek I believe and I’m trying out southeast softwash soaps and so far I’m digging those as well! There’s a couple great options

    +1 for gold assassin just make sure you don't get it on you and don't breathe it in. Found out 2 days ago by accident it removes rust on concrete. Don't use it on anything other than concrete though. Snotmenade is my goto for soap. Makes windows gloss no scrubbing and hides the smell of SH. Check it out.

    Great job bud!, I have been in the industry for 15 years, I have used both hot and cold water units, Yes hot water makes it a little bit quicker, but like you are doing with the correct prep, degreaser, dwell time, and how you did it by scrubbing the soap into the dirty area, its does just as well. I know alot of guys that have never had any issues with their burner units, but I have had nothing but problems with mine. And that is what you really need to look at when thinking about stepping up to a hot water burner for your system. Learn how to keep them maintained or have a local shop take care of it for you, I have had several jobs where the burner was just moody and took 30 minutes to even fire up. Cold water you do not have that issue, just do more prep work and extend the dwell time.

    @@mid-southsoftwashllc All my machines are made by Hotsy, my first machine was a smaller 3.8 gpm, hot water unit and it worked like a little beast very few issues with it. My new machine is also a Hotsy 8gpm 3500 psi, I have had issues with it from the start, had a bad pump from the start, got it replaced, works like a champ, but the burner on that unit is really really moody, it will fire up great when its warm outside, but if you spray down the trailer after a job or the humidity is really high the burner will not ignite, burner unit is a beckett burner, Most of the guys here local are running either Mitm or hotsy, And from what I have heard from the others, Mitm makes a solid unit, very little issues. My next hot unit will most likely be a Mitm, or Hydrotek, but both of those models are pricey, but worth it. I may switch out the burner on my big hotsy back to a normal hotsy burner, since i never had any issues with a hotsy burner. But even with my hot unit, 98% of my work I still run cold water, no need for the heat. I do a massive 150000 sq foot cleanup every year after a big bike rally here, cleaning up burnt tire marks, grease and oil from the bikes, then grease from all the food trucks, I have not used heat on it the last 4 years, I run a good degreaser and it takes care of it all with zero issues.

    A hydroxide mix hot enough will eat any amount of grease. 2-3lb/gal sodium hydroxide will eat, but mix it slow lol because its gonna be hot

    @@mid-southsoftwashllc I'm over in Jonesboro, AR. Hit up Cougar Chemical there in Memphis. 40lb sodium hydroxide beads somewhere around 80 bucks give or take. This stuff gets HOT when you mix it and DO NOT get it on your skin because it'll burn you.

    I found lye only works well on food greases, you can find it as drain cleaner, pure sodium or potassium hydroxide.

Just has the equipment does not have hot water. Any help with some? Advice of any Degreaser that would be really great for the type of Greece He has done in this video would be great.     Looks good .. I haven't gotten to grease stains yet still learning. Since you are using dawn, it would probably be ok to use SH after your rinse to see if it would get the tougher spots. I would have tried a hot mix for the small area. I will keep watching to see your progress over time.

    What’s up bro. SH doesn’t work on oil. SH is for organic growth. Please don’t waste yours on anything like this. It definitely cost too much right now!

    Looks great! Sometimes hot water machines are a pain. Keep a cold only unit and add a hot if only if you start cleaning a ton of grease/oil. Sodium Hydroxide on food grease is all I used for years before I finally got a hot water machine. Heat is great but more maintenance!

    @Mid-South SoftWash you may be able to get it cheaper... I bought the big bucket ant it's lasted a long time! Be careful with it. It will burn you! It will cut food grease like butter! It essentially turns food grease into "soap"!

    @@mid-southsoftwashllc I have a measuring scoop that is about one cup. I put an average of 2 scoops in a 5 gallon bucket with 2.5/ 3 gallons of water in it. Then I add a little surfactant to make it stick. I downstream that with my 8gpm machine. Sometimes, if the grease is really bad, I will mix some concentrate in a pump sprayer to hit it hard.

    Want hot water cheap, get a outdoor propane hot water on demanu it, mine hits 160 degrees at 6.8 gpm its hooked to 4gpm unit. So never has an issue

    If I remember correctly, this was my local chem shop degreaser. Now I either use that or SH beads that I mix myself. ITS HOT!!

    Odd….need a little more details. What size pressure washer (GPM). Is it gas or electric? Are the accessories that you use the correct size for the machine?

    That kind of deep clean can last 6mo. to a year before it has to be done again, or you can wait 6 years before becomming unbearable to walk on.

    I believe it makes a difference. I “only” have a 5.5 GPM so I like to help out my machine. I’m sure an 8 or 10 GPM would work out a little differently

    Just remember that everything you put down on the concrete you have to rinse down the sewer drain. And some city’s will fine you hard if they catch you putting harsh chemicals into the storm drains. And it’s not usually a few hundred bucks. It’s usually thousands.

    amzn.to/3VGpvYx Sorry for the late reply. My opinion after wearing HUK and Xtratuf is HUK is a better and more comfortable boot overall. My dad agreed and he’s in his 50s, weighs properly 100 pounds over me, & has bigger feet

    @@mid-southsoftwashllcit’s actually not safe to mix degreaser and bleach. detergent mixes with bleach. Or you go only degreaser

    Luckily for me on this one, there is no drainage. It runs to the back of the parking lot. You would use a reclaim system if/when necessary

    I did a project with about 3500 sq ft of sidewalk with gum and I would recommend the process I used. It worked but it was WORK! I need to find a better product myself. Wonder if the SH (not bleach) that a few ppl on here commented would work…

    @@LilMissPris thanks for watching. Unfortunately, I don’t. There are some products out there that claim they work well on gum removal but I’ve only tried one with cold water. The “bigger” companies out here swear by hot water. I only have cold. Blessings with the business

    Honestly, I was hesitant when I first had the idea until I saw a video with a vet in the wash game do it. That’s when I decided to try it myself. So far, no issues

    If you want to try it with a 4gpm and not downstream you can get an upstream kit. It's called the suttner st-64. I can see it making sense for oil but it didn't remove the need for posting treating with SH like he said so I have it sitting around. Also the soap makes it harder to see what you're cleaning. I got it because of Billy Davidson's videos to try pressurizing the soap.

    I started off swearing by SESW Degreaser and wouldn’t stray from that because it works. Got in a pinch one day and needed more than what I was comfortable paying for shipping (needed the 55 Gallon drum for a project) and decided to try my local chem shop’s strongest degreaser (Cougar Chemical) and I haven’t went back yet. No shot at SESW btw. I can just drive up the road and pick it up and keep trucking. Also, now I mix my own Sodium H for certain projects. Dangerous stuff but it gets the job done no questions asked!

    @@mid-southsoftwashllc hey man, thank you for replying. I appreciate that. My chem shop has something called white. Lightning seems to be okay. I use a lot of southeast soft washes chemicals but like to look for alternatives because they are hell of expensive. What about oxidation? I use their oxnocks. Do you have anything that works comparable?

    @@BRExteriorPro and man, who are you telling (SESW is expensive). At this point, I get what I know they do better than anyone else and substitute the things I know work just as well. Have a great season!
