Cold Calling Sellers in Pre-foreclosure
In this video, @michaeldfranke cold calls sellers that are in pre-foreclosure. He intentionally just uses a cell phone and free skip tracing. The goal of this video is to show that there is a very low barrier to entry to investors starting to have conversations with motivated sellers. Michael has multiple solid conversations with sellers and actually set one appointment and several sellers agreed to want to speak again at another time.

Impressive hustle with the cold calls, Michael! For those watching, remember that timing is key in pre-foreclosure situations. Touch base early in the morning or later in the evening when people are more likely to be home and willing to chat.

Monkey see - monkey do! ))) One question, please mention a few key connections I need to nurture before I actually try to help homeowners. Will this be a foreclosure attorney, a title company, an investor friendly RE agent..? Maybe you could make a video on how to develop my network before diving in with the homeowners? Thanks a ton!
KZread algorithms are crazy- Tell me why I just came from door knocking at a house that’s about to go to auction in about 2 1/2 weeks. There was a sign that said “DO NOT KNOCK: On Conference Call” but luckily I wrote a letter placed in an envelope and left it under a chair on the front porch. Time is so imperative that I totally skipped calling and wanted to get directly in front of the owner ASAP. Best of luck brother!

You will not assume the loan, you’ll take property subject to and make payments on behalf of the seller. Assuming loan is different. However, the tone you talk with seller is very good and kind of soft spoken helps in the situation with some empathy needed. Thank you for the info.

1 page purchase agreement, keeps it simple. It's definitely not the subto agreement . ❤❤. Would you be willing to share that., because I feel a simple agreement in these delicate situations would be very helpful. Peace and Blessimgs I just started watching you. I've helped in two preforeclosure here in AZ. We stopped one and the seller wanted to go the shortsale route. I was the buyer and it was approved at 150k in 2020. The gurus turned it down, and Zachary Kepes gave me the money to buy it. It was an awesome experience to help. I have a passion for this one because I lost our home in IL to preforeclosure in 2017, and walked away with nothing. I just discovered you, and am looking forward to learning more, from you. My Subto agreement is much much longer. Definitely a different agreement entirely.
My son is part of CG and learned of your training through CG. Your training was phenomenal! I work with my son in real estate and it has been a great source of income. But....helping people with pre-foreclosures has shifted my mindset to now having a passion for working in real estate. I, too, am a believer and love how you share that. You have ignited a fire in me to help people and I am so excited. One question I have is for Millsap & Singer, how do I find the address using the MS File #? Thank you for all you do for people. I just love it!

How to find these online up to date foreclosure records? Is there a nationwide site or maybe just a google prompt so I can search my county?
How would I find a website like Millsap & Singer for the state of Oregon? What search criteria would I use to find those sites?

you would think the phone companies would atleast scrub the obvious dead numbers off thier platforms. but they still allow these dead / bad disconnected numbers after 5-10 years to be circulated and recycled. in this day and age

We don’t have a foreclosure attorney on our team. Our title agent used to be one. He’s well versed on all of that and helps us get sales stopped.

You have a good pitch but i would not be promising these people cash before even knowing the numbers or the price point the seller wants. We take homes subto with ZERO cash to seller. This way you dont get their hopes up and then have them cancel the sale because you are not performing

Michael, I use TPS as well. It's hit or miss... my question is when you text a new lead for the first time do you text the same intro you use over the phone...?
