If it's landlocked you're screwed, as your "neighbor" may refuse to lease you a right of way. Maybe that's why it's so cheap.

Not that I know of. I bought it all and then sold it for more this being the more price. Then others bought all that and market it up even more. Seems like a price adjustment would make sense eventually. Maybe not?

I'm not local to the land to give tours. It's the day of smart phones. Click the link on my website to get directions to the land. Go look anytime you want. Camp on it if you want too. To find the lot lines try Google maps. Most places you can see the lot lines on Google maps. Walk around the land to see where the corners are too. If you want a fancier map try an app like land glyde. Or onX as well as others have land ownership data for your phone so you can see if you are on your land or not. To build big $ stuff get a survayor out there to be sure.

If I gave you a tour it would be like the blind leading the blind. I have never been there. Got to give yourself a tour or pay up for a realitor and their clients land to drive you around and charge you tons of fees for overpriced land.

The whole problem is is the county or the state probably will not let you build on it and live there

Lots of the buyers of the 10 acre Elko county properties in Pilot valley went there and never reported any problems. Weather gets cold. Supplies are a way off. Nobody bothers you is what I keep hearing.

Some of the bigger $ ones I have on the website I paid photo guys to go out there. The smaller $ ones I use photos from the area or old shoots as I can't afford to pay for new pics all the time. It cost more to get good pics than the profit on the land.

Data center properties are hot right now. I don't have a good grasp of the major internet backbones to tap into but figure if you mapped them and where major power lines crossed that would be a good place to look for land. My land is mostly out there in the middle of no-ware. The cheap stuff I can actually buy. I bet your land is out there you just have to go find it. The ones I have are all on ruralvacantland.com

I think I'm all sold out of the Elko 10 acre lots. Used to run the market on them for about two years was the best ask around. Always kept inventory of them. Now the newer land dealers are in there making higher offers and are selling for less and I'm all sold out. Try landpin.com for some more of them at the best prices.

The first decision is knowing that the east coast is not my cup of tea, So after traveling 3k miles from Ireland to here , what's another 2 or 3 to find civility. I'm giving my self a year to wrap things up and do my research. I'll be taking a road trip for a few weeks in early spring out west and SW to get a proper taste.

Agree - made several trips from Ohio to Red Lion Casino and enjoyed town plus sightseeing. LaMoille Canyon is fantastic.

Like 190 an acre but for 40 acres? No. Usually land is cheaper per acre the larger the land and more so the higher the regulations like forestry or anti development kinds of rules lower the value a bunch. In this case the Elko NV eastern part of the county is flooded with 10 acre lots so that is what is cheap. The 10's are much more common than the 40's. The cheapest 40's around there are usually by Kent Taylor 1881.com. Mine usually beat his prices but he has more to choose from.
