    In the US, once the seller has accepted the offer and the buyer accepts the condition of the property after an inspection, the seller cannot raise the price before the closing date. I can't believe this is allowed in the UK. It seems so shady.

    Anything can happen up until final exchange of contracts. It's called Gazumping when you get a higher offer and ditch the first buyers. England is a total nightmare for property buying now - solely because of the banking/debt theft. It only came in with the push of mortgages in the 80s, and the spiralling prices in Britain after that. My grandmother bought her 5-bed Victorian house in London for cash. We live in a messed up world.

    There's nothing worse than moving into a place that has noisy neighbors! Good thing the noise was happening during their visit. I've pondered horrible scenarios for my young neighbors due to their sub-woofers and video games. I bought them headphones, but it was short-lived. We moved to the country and built a detached house. Happiness.

    Asking for more money at that point in the sale would be totally illegal in New Zealand. You get 10 days to do your due diligence or change your mind about selling, and once it’s a confirmed sale, that’s it, vendor has sold and the buyer has bought.

    So far, just on house one with Phil. £30,000 under budget mean, they could incorporate the return beside the kitchen and have a very large kitchen diner. Upstairs, if the extension is 2 storeys, room to add a 3rd bedroom. That would increase the value hugely.

    UK gazumping 2023 still goes on and it’s a disgusting practice. One minute you have a house the next you don’t. Happened to me and we had to pull out when told a higher cash offer was on the table and we would have to cough up more (we were top of our budget) and vendor had already agreed the price with us. A harsh lesson. Don’t trust anyone until you have signed and have the keys

    It seems so very unethical for a vendor to ask for more money after agreeing to a price. I'm pretty sure it isn't allowed in this country (New Zealand). We have bought and sold a few houses and never had that done to us nor anyone else we know. It's so wrong. Surely an agreement is a binding thing?

  • @BrendaAnderson

    @BrendaAnderson

    Жыл бұрын

    It's not binding in England until the contracts are signed, which seems to be fairly late in process, just before settlement. Seems quite a nerve-wracking process but it seems not unusual on this show to hear "the sellers decided to take it off the market" months after agreeing to the sale price."
