Cautionary Guide: Before Investing in FlexArmor Roof

While we don't install FlexArmor on RVs at our repair shop, we do see them from time to time. Check out this inspection of a FlexArmor roof in the shop. There are certainly some benefits to this upgrade, but as an RV repair shop owner and former technician, I do have some concerns regarding the application. Watch this video before you make the investment!

    So a fellow forum member linked me to this video for my opinion because I spent a long time in manufacturing of building materials, including tailored polyurea formulations for industrial purposes as well as blown-film colaminates and calendared membranes. First, polyurea does not shrink. Second, on properly prepared substrait, it will not seperate. It will need to be mechanically removed. Third, it is not as flexible as a membrane, but need not be as fully bonded to the wood sheathing (his coach is built with plywood sheathing) the thermal expansion and contraction become unitized and not as wildly differential like an adhesive-bound flexible material. Finally, surface finish is largely reliant on the skill of the applicator laying it down. Your concern for skylights or vents is not as critical as it seems. You can cut out whatever needs to be replaced and use lap sealant for a temporary seal. It'll stick without issue and can be removed later for a spray in patch. A good applicator and you'll never notice the repair - it is done all the time in industrial settings when equipment is changed. The one thing you might not appreciate is that properly installed fasteners also won't back out when coated. They get "locked" in-place. I recommended the sheathing be gone over closely for adequate fastening to the trusses before spraying. The gutters, couldn't agree more if not prepared! The advice I gave the forum member was to work with his applicator to remove the gutters so that the TPO was removed from behind them. Clean the wall and gutter, apply 3M exterior double sided tape, attach, and then secure with new screws dipped in construction adhesive. We all know the factory strips half of them during assembly! Then skip the vinyl trim piece and have the material sprayed into the screw channel leaving a nice, flush look and no water going between the gutter and wall. For the rear hung wall, my recommendation was to not wrap it down the wall but to follow the line of the trim used right at the edge of the roof. For the front cap, his coach had a good line to make a termination with about 1-foot overlap. Polyurea will make an overall stiffer roof for certain, and it is a heavier product. There's no such thing as maintenance free, but this would definitely be a much reduced level of maintenance. I would also wager the company changed it's formulation over time because there have been tremendous improvement in this family of materials over the past ~20 years that have improved everything from ease of application to long-term durability. I personally think this can be a good replacement material if the RV manufacturer has no reservations with their build and the substrait prepared and there is really good communication and clear expectations set with an experienced applicator. We shall see how his coach turns out in mid-July. Insurance is covering most of it because of hail damage to the original membrane and everything on the roof being replaced.

    Good day. We are the owners of Flexarmor. Great video. I did want to clarify some things. In 17 years no one has ever had the side strip or corners shrink or deteriorate under Flexarmor. Since UV causes that type damage and we've blocked that,it has never been a problem. Not sure how you see separation, we do this all the time and can guarantee that side looks like it did the day it left, bonded, and will still look the same in 20 years. We have never seen anything shrink underneath and pull the roof away. The goal on the thickness is 1/8-3/16. So even at the 1/8, it has a 3500 psi tear strength. Many customers opt to spray over their skylight. They aren't the best idea no matter what roof type, and do break so many people opt for that instead. And yoir map is outdated. There are currently 32 locations and more opening this summer. Thanks for the review. And you talked about voiding the warranty. It is shown on our website that the material is 100% repairable. Yes, you do need to come to a shop, but it doesn't seem to happen often and most people don't mind.

    Hi! I appreciate the comments. First and foremost, as stated in the video I really like your product. From a maintenance perspective, I just question some of the application. The unit featured in the video does have insert molding that is shrunk and the rain gutter is coming loose from the sidewall - both of which are covered by FlexArmor. These items wouldn't be able to be repaired without disturbing that coating, unless you are at one of the 32 locations nationwide. While the product will certainly reduce UV damage, I think we can all agree that there is no match to road vibration. Over time, things throughout the unit need to be tightened up. Lastly, using an outdated map was not the goal. The screen capture of that map was taken from your website the date prior to the video being published.

    @@yourrvspecialists my main point was, you made a false statement about our product. I was trying to be polite. It doesn't shrink and pull away. Never has, we've been doing this almost 20 years now. Shrinking isn't even a characteristic of any polyurea. I have no issue with difference of opinion but do have an issue with false statements.

There are some concerns here, hopefully Jennifer can learn from this and apply some of these concerns and adjust the application process. You mentioned another product on the RV next the to the one in the video. What was the name of it?

    Thank you for replying about your product, And I thank the poster of this video. Mold is a very big deal in motorhomes and RVs. Is your product mold resistant does that wash off or can mold grow underneath it as well? Those gutters seem to be a leak prone area anyway, so I don’t see what’s wrong with coating over them as long as it’s thick enough and past where water could enter paneling at the side. It should protect the material underneath and keep any screws from backing out along with keeping anything from leaking/rusting as well. I would think when you do a roofing project like this with that type of coating (lifetime ) You would use new high quality energy, efficient materials anyway as you don’t wanna get back up there and replace something that’s gonna go bad in a few years Right? I’m not the expert here tho would like to hear from those that are.

    We had FlexArmor installed on our 5th wheel. We also had them cover the skylight . We are very happy with our choice.

    It seems to me that if you don't spray the places you are talking about you will be at the same place you were before having the roof done. And that is resealing those places once a year. Kind of defeats putting the Flexarmor roof on in the first place. I'm old and I do not want to be climbing on the roof all the time, nor do I want to pay a shop the big bucks they want to charge to reseal my roof every year. It seems to me that the shops who get the big bucks try to discourage us from doing a more permanent fix, so they can continue to get those big bucks every year. It's the same story with people trying to seal their roof with eternabond, only shop owners are against it. RV roofs are crap and we need a break from the excessive resealing, resealing, resealing!

    Thanks for the tips! I have been researching this products for a few months now. All the people that have responded say they love it, but.... I'm sure they have not considered or realized the gutter and mold issue.

I certainly think it's a great product - just concerned about some of their application processes and what it means for certain areas when it shakes, rattles and rolls down the roads.     I understand where you're coming from on the repair side; however, the product seems to do well for it's intended purpose of sealing the roof. If repairs are done you would need to repair or reseal any product, fragile TPO or otherwise.

    I actually think the product is great! I do question some of their application. After 25+ years in the industry, there are areas that shift, move, shrink and crack. While I am sure that coating will help prevent some of it, I think the coating in certain areas will do more harm than good.

    Im curious, at the end of your video you mention how you end your roll on product just above the gutter wouldn't that be worse by directing the water to run behind the gutter increasing chance of damage behind the gutter and screws you are concerned about? Sure your method you could then repair it caused but the FlexArmor route prevents this to begin with, so not sure why you say thats better.

    I can only go off what i have seen, its possible that owners wash incorrectly or use products that shouldn't have. However on this unit the material was dry and changing colors and allowing growth of mold in the pores of the material. My other concerns was how it was applied on, the moldings will come loose, they will require removal for any repairs and so it will make it a nightmare to fix when that time comes.

    People have to remember that there is still maintenance that needs to be done. Cleaning the roof once to twice a year so on.

    My under from them is that if you have to replace a component on your roof that they would stand behind it, according to the fine print and that they would send you the material to touch up around the repair. Tho I have not seen their warranty paperwork in person I would still question it. Watching some of their videos and reading other info makes me have more questions. Certainly not saying the product is neither good or bad but comparing it to the silicon based products on the market it seems it is better. At the end of all the roof repairs and all that I’d say if your roof is in need of replacing then get your checkbook out and get someone really reliable to replace your rv roof in kind. It’s going to cost you no matter what and if your squimish then sell it and be done with it. Rv’s are worse than owning a home as far as I’m concerned.

    I think you have us confused with someone else. We cannot sent you the product to touch up around a repair, it has to be done at a shop.

    I do not know why they do not make a bullet proof roof made out of something like Rhino pick up truck bed liner or LineX pick up bed liner. Something like that would be pretty much bullet proof. It would keep tree limbs from can opening the roof and help resist even crash type damage. That stuff is ridged like steel. Nothing lasts forever, but that type of product would probably outlast the RV.

    To rigid no flex. I have been on the road for eight to years and never had to worry about shake, rattle, and roll. Just had mine done and the quality looks much better than your pictures, maybe it's bad application by the tech.
