This guy really makes his rounds to all the most pallacial estates in all the land. I just wonder what kind of humble abode he himself lives in ? For everybody wants him , either to help sell their properties , or better yet , the world's movie studios are probably calling him night and day for him to star in a major motion picture. This guy has the italian world under his feet. He's probably continually being invited to all the most grandest of " A " LIST type celebrity parties and I bet billion dollar yacht parties are a part of the list too. How many spectacular residences does he already own himself already ? For all that he possesses in money , power and the good life , he seems to have been born a prince of sorts and to be doing so well in business ventures , great wonders are already his, all at the ripe young age of probably 21 years old. His parents are probably very proud of what he has become. The Italians must rule above all the rest .

As well as utility bills you may well also have to pay IMU (an annual tax) on your property in Italy and, if you buy in an apartment building, the condo fees (spese del condominio) for the upkeep of communal areas. Many people forget that at the price of the property you have to add about 10% for the expenses. In addition to the VAT (if the house is new) or the registration tax (if the house is second-hand), there are cadastral taxes.

Hi Glenn. you seem very prepared. What you are saying, however, is not completely correct. Purchase costs do vary property by property and they are not calculated on the price, but on the cadastral value. Saying 10% on top of the price sounds very much not coming from a professional estate agent. But rather from a " how o buy in Italy" guide book.

Be it Perugia, Gubbio, Todi, Spello, Assisi, Santa Maria degi Angeli or Spoleto for that matter, not a single town of yours leaves one unmoved ... of mystics, saints and humble brothers and sisters of God; the terrain of St Francis and St Clare; of love, humility and compassion, yours is a realm like no other ... And God made Italia! Every nook and corner of this great land is one to savour and cherish; a love affair which comes straight from the heart! And yes, the property is a stunner, with young Danilo conducting the show with the ease of a veteran! His sincerity shines through. Love the chapel-fresco and the way its integrity has been preserved. Recall that beautifully restored convent turned hotel in Trujillo (Extremadura, Spain), I lodged at. My room had a wonderful fresco of the Saviour and the Madonna, from the late sixteenth century and what joy it was waking up to such a sight throughout the duration of my stay! Reverting to your property, the tower quarters are uniformly fascinating and what a stunning view the windows reveal! Beautiful is both word and verdict!

Danilo can be captured in all his earthly glow for you. Your comment is very illuminating in description . But you cannot have him. He's a god in his own right. It seems your very worldly, cultured and have been to many places. You know , you should have a bronze lifesize statue made and erect it in your home interior or garden. Sounds like you admire him so well that he is in likes of a Roman living god. You should buy this home for its expensive but it comes with danilo himself. You must serve him as he serves you. Cheers

@@daveconerly1450 Hello Dave! Thank you for your comment. Your largesse humbles me, although I must hasten to assure you that I am rather ordinary! That said, please permit me to clear up a misunderstanding! My post in essence is an ode to the mystical terrain of Umbria .... its gorgeous towns, touched by faith, strength, belief and a simplicity which is intensely moving. Forgive me for having overlooked Orvieto and its magnificent cathedral, a veritable treasure trove if there ever was one. The Fra Angelicos, Luca Signorellis and Gentile da Fabrianos contained there-in will haunt me till my dying day .... a magical realm if there ever was one which God painted in the purest and deepest hues of green, healing both troubled mind and tired body. I write of my love for Italia and reiterate that it is a land like no other. The spirit of the Mediterranean which inspires and elevates existence to the most soaring of pinnacles. Of course, commanding notice and praise are those undeniably beautiful features of the property and the poise, confidence and humility with which our young presenter conducts himself. An appealing presence would have short lived value, if not backed by authoritative content and a power to convince and persuade. Romolini junior strikes a laudable balance between both aspects and this is entirely to his credit! I am sure he is very happy where he is surrounded by the warmth and love of his family and home, although I did laugh my guts out at the garden-statuary proposal you so imaginatively conceived!

I will keep on watching Danilo...he is SO handsome!
