Cash-Flowing While in a Coma!? All Thanks to Self-Storage

Episode #340
Self storage investing saved AJ Osborne’s life. After sudden paralysis and being left in a coma, AJ was fired from his job. He couldn’t work, walk, breathe, or do anything without assistance. Strapped to a hospital bed, with only the ability to blink “yes” or “no” to the doctors, AJ didn’t have to worry about bills getting paid or whether his kids would have a happy Christmas-self storage took care of his finances while he miraculously recovered.
For this reason and many others, self storage may be the best real estate investment on the planet. But you’ve probably never considered it or looked into buying a facility. For less money, self storage facilities produce more cash flow, less headache, and significantly lower risk than rentals. Even better? There are no clogged toilets or broken refrigerators. Just four walls and a metal door-that’s the entire investment.
In today’s show, you’ll be brought to the light side, seeing how self storage, a traditionally unsexy asset class, beats rental properties in almost every way imaginable, plus how this asset was able to save AJ’s life and financial future. AJ even explains why now may be the BEST time to get into self storage.

Just found you guys, I am watching everything. Ashley I was excited to hear you are a farmer. My wife and I sold our dairy to our oldest son and I retired as a Deputy Sheriff. We are building our second cabin in Arizona now. I love all your information and am trying to gather as much as I can. Thank you both.

My husband had GBS a few years ago. He was in the hospital and had to learn to walk again. It was a very long recovery. He was in the construction business. He has extensive nerve pain from the damage GBS caused. He has severe , long term pain.

Oh my goodness... Osborne's life is truly inspiring. It motivates me to stop worrying about life. I've recently ventured into real estate investing, viewing it as a safety net in case something unexpected occurs or if my boss decides to let me go. This podcast is excellent!

Such a GREAT podcast. So informational! AJ (if you see this): Where do you find your storage facility deals? Is there a website to purchase businesses that are for sale, or do you reach out to existing facilities to try to structure a deal that way?

Thanks, Guys! This podcast felt more like a “sponsored” podcast full of sales than your usual higher quality podcasts. Your guest has such compelling story and some good wisdom & info to share. However, for me it felt glaringly obvious that you didn’t even ask him about one single downside to self storage, he didn’t address issues around breaks ins and the rise in criminality and how that effects self storage, and you all also didn’t even touch on the common understanding that self storage has been doing much less well in recent months, including how self storage stocks like ticker PSA have plummeted in the market over the past year. Way too many softball questions and too much of letting your guest run the podcast. It felt like an infomercial much of the time.
