Please write an email to RBI immediately. Banks must answer for this. Also take a legal opinion and stop paying the emi as per the legal guidance. If you stop then bankers will also involve in this. Otherwise you have manage these builders. It's very difficult.

Banks will verify the genuineness before disbursing the loan. But, banks are not liable if any legal issues arises. RBI can enquire the bank officials who approved the loan. But the banks cannot give any solution to this problem.

Orchid springs once did this for us. We booked a flat in gulmohar block at 13 th floor. The cmda approval was not granted for floor above 10. How did same Sbi, hdfc bank approve loans?? The builder put us on hold with initial advance of 12 lakhs. Which we paid for 2 years I was paying interest. After 2 years they said it is approved. Then in 1 month they asked us to pay 23 lakhs.

SBI or any bank checks our documents and verifies thoroughly the documents of a common man. But why don’t they check the builder’s documents thoroughly???!!!! It’s clearly SBI’s and other involved bank’s lethargy and they have to answer the customers.

The builder was fined around 18 crores. Flat owners were spared in this case. Otherwise all flats would have been demolished

Losing all your money is even more riskier. Easily you can buy a 600 sq ft land or home in outskirts with significant decent security. Or even better get a lease home in Chennai and Invest your money in land. Apartment is a bullshit concept after 2010.

Even individual plot buyers are affected by this issue.Around 100 acres of land is foubd to be Anadheenam.Flat or Plot proper scrutiny of documents is very important.

@@darkeesoul Ready to move flats are the most safest. This is one rare case. Most of the individual plots might have problems. May be you can buy in a gated community but will have to pay the premium. Buying plot is more riskier than buying a ready to move flat.

If Mr. Annamalai steps in the flat owners will definitely get proper relief with the help of the Central Government. Approach him with all details.

You are wrong in accusing these people... In a big project, one individual cannot verify legality of all the survey numbers .... It would be impossible and expensive... One Would believe that banks would do this due deligence... Banks should reciprocate the confidence back... Instead in the race for business- banks dilute this confidence....sad reality

Based on legal opinion only both panel valuers and managers approve for loans. It's the sole responsibility of the person who is preparing the legal opinion.

Thalambur is a very cursed village, no proper roads, electricity and resale value for apartment. Roads are full of potholes and heavy traffic during peak hours.
