Becoming a part-time real estate is a low-stakes way of breaking into the real estate industry. Working "part-time" means you work 20-hours or less per week. By working less, you can remove the stakes of "going all in."
Having a reliable income source, such as a full-time job, can support you while you transition into becoming a full-time real estate agent. There are start-up expenses and uncertainties in this career, so having a source of income can stop you from feeling money anxiety.
Also, you can work as a part-time real estate agent even if you don't want to transition into a full-time real estate career. You decide how much time you put into this job. Therefore, it's a great side income to supplement your current, reliable income source. You can also choose to use your real estate license when it's convenient.
What do we mean by, "when it's convenient?" A real estate license is handy because you can use it whenever you have a friend, family member, or acquaintance who wants to sell their home or buy a new home. When you find out that someone in your immediate network needs real estate help, you can provide that service. In return, you can make a quick commission check that is a wonderful side income.
Finally, you can be a part-time real estate agent when you're retired. Working part-time is a low time investment job that retirees can commit to when they want to keep busy and make supplemental income.
But, wait...
You don't have to be experienced to know that real estate agents do A LOT. Not only do they have a lot of responsibilities, but this job requires a big-time investment. How can you work 20-hours or less per week AND make this career work?
Working as a part-time real estate agent can be done by shifting your attention and focus in three ways:
1. Change how you manage your time
2. Focus on quality over quantity
3. Emphasis on prospecting

    Here in 2024 I think some go part time and keep the 9 to 5 is be a most brokerage fees are so expensive monthly. You have to spend thousands (classes, training, open house and yard signs, lock boxes, broker fees) before you even make 1 sale.

    How difficult is it to find a brokerage that would take me in part-time? I’m taking the classes right now and I just want to test the waters as a real estate agent. I’m worried that a brokerage won’t want to take me in due to my limited availability. Plus, how do I find someone to train me? Will the brokerage assign someone for me to shadow?

    Hi, Cindy. These are all great questions! Most brokerages should be comfortable with you working part-time. If the brokerage tells you that they are only accepting full-time agents, then that is a brokerage that won't be a good fit for you. Always make sure that you mention your intentions during the interview process or before. The interview process is just as much for you as it is for them. With that said, one of the questions you should always ask during your brokerage interview is, "what kind of training do you offer?" This is important. Not every brokerage will give you training or a mentorship. When you're a new agent and you are looking to learn, the brokerages that offer training or a mentorship program are the those you want to work for. The training and mentorship will look different for brokerages, so you should get to know what your options are during the interview process. If you find a brokerage with a training program or a mentorship program, you will find resources inside the brokerage that will help you become more familiar with your job. If you're currently taking a CA Realty Training course, you should contact your trainer to see what brokerages they will recommend to you.     It isn't hard at all! Just interview some brokerages, make sure they have a mentor who is successful and will teach you one on one! That's part of the reason I joined mine! Mainly for the weekly online strategy meetings with my group! You got this!

    The idea of prospecting gives me hives. In fact, that's the part it'd be extremely most difficult for me. Do I still have a chance at it or am I doomed to fail? Like you said, prospecting is the meat and potatoes to get clients. Any advice? Thanks in advance. Love your style. SUBSCRIBED !

    Interesting! Prospecting is the fuel of the job - without it, it'll be hard. Something you can try to do is connect with referral agents or network within your sphere of influence (the people you already know.) Referral agents are solely people who refer a lead to another agent and collect a small commission from the transaction once it's completed. Your sphere of influence are warm leads since you already have a rapport with them. If they happen to know someone who is selling a home, they could refer them to you. But, those methods of prospecting are limiting and you can't really control the outcome. In other words, other people will have control over your fate as a realtor®. What I see from your comment is that you have an aversion to prospecting for some reason. What is that reason? What about prospecting makes you not want to do it? When you have an answer to that question, ask yourself what you need to overcome that fear or sense of unwillingness. By doing this, you will have a clear set of answers that are keeping you from doing it. Whether it's cold calling, social ads, or door knocking - there are methods and practices that can help you overcome the hurdles that are in your way. The reason why I think you should take this approach is because of two reasons. One, prospecting is a big part of this job and not doing it will make things a lot harder. That's why finding a solution should be the thing you work on to do this job with ease and satisfaction. Waking up in the morning to the thought of prospecting doesn't have to induce fear, discouragement, or a thought of "I don't want to do this!" This career is fun! Second, when we create obstacles in our life, we shouldn't avoid them. Instead, we should learn how to overcome the obstacle. Prospecting might seem like small potatoes compared to life, but the approach you take to this problem can create the habit of avoidance in other parts of your life. I believe this career can transcend the limits of the job. In other words, the way you do this job will also affect the other parts of your life. So, if you approach every obstacles with positivity, enthusiasm, and optimism, I believe it will feed off into your life outside of work. The habits you choose to create today will create remarkable benefits everywhere else you go in life.

You truly have THE HEART OF A TEACHER and that's why you're so successful and , of course, own a real state school. I already looked into your classes and if I decide to pull the trigger, I will choose your school . Is not the most affordable but I know I'll be getting a great training from a teacher like you.     Hello sir. Door knocking during Covid-19? Well I'm sure there is much to learn. Im a nurse. Work 6-230. I want to get my books next week and spend this week preparing my mental. I want to do 4 hours a day and 8 hours a day on Saturday & Sunday I will not take no for an answer anymore. Im oing to fill my mind, surround myself with mentors and positive folks and hope I can match my income and then transition out. Lets go! It's time baby.     @@USRealtyTraining i door knocked and did Sales to help me pay for nursing school. I did it for 2 years or more. Im not shy and the "no's" doesn't bother me because that just means thag I'm that much closer to my next yes. It's a game of volume. If you aren't out there then don't be. Its not for the meek. This year is my year. Even if I get only 1 sale. I will make connections all along the way! They all add up to your favor I'm doing this for a brighter future for my 5 kids and my amazing wife😥💪 Plus I'm a full-time nurse so...I have that to help me along the way

    Calendar = schedule. You need to keep track of your schedule and be diligent about your appointments. Make sure you're always scheduling the things you need to do in your calendar and plan out your weeks/months in advance. That way, organizing yourself to get things done when they need to get done. If you don't do this, then you'll just "wing" everything. You won't have direction and you'll be sitting around at 2:00 PM on a Tuesday afternoon in the middle of a Netflix binge wondering why you ain't got any work in the pipeline.

    I would check with your state to see what courses specifically you need to take at your college that will fulfill your education requirement. When you have that, take the courses, pass them, apply for the exam, pass the exam, and sign with the brokerage of your choice. Of course, you can always enroll in a real estate school to fulfill your education requirement if your university/college doesn't offer those courses. Aside from that, start building up your network right now. Meet people, get to know your classmates, everyone. The majority of people you meet at college probably won't be getting a house now, but they definitely will be needing real estate help in the years following college. Plant the seeds now for a good harvest later. Get to know the area you want to practice real estate too. Get familiar with the houses, land value, what the market is doing. You'll also want a brokerage that trains you and offers you some support. So, when you're picking out a brokerage, make sure you ask them what kind of support they offer. Chances are if you don't know someone who needs real estate help, someone in your network will know someone who needs real estate help. So, always put it out there that you are an agent and always be kind and open with other people. This career incentivizes you to not only be great at what you do but to be a good friend too.     I am considering getting my licence, but only to sell houses that we personally own. Do we have to have a broker? Or can we be independent owner/agent?

    Hi, there. You don't technically need to own a license to sell your own property. In that case, it would be a "for sale by owner" (FSBO). But, if you want the perks of getting your license to help you sell your homes, then you will need to work for a real estate brokerage. Real estate agents can't legally work independently. You can become a real estate broker to work independently without joining someone else's brokerage. To become a broker, you will need to get your broker's license which has its own requirements. Here's the quick answer: you can do a FSBO without a license. But, doing so you won't have the perks of becoming a listing agent, such as access to the MLS. If you get your license you DO need to sign with a brokerage. If you want a license but don't want to join a brokerage, get a broker's license and start your own brokerage. I am enjoying my process, it's truly been incredible, a little nerve wracking during the Final Exams but it's a good thing, keeps me focus and determined , I am so proud to say I've completed all three courses and passed 🙏 I don't think I can say this enough but THANK YOU SO MUCH, I am truly enjoying this process, and enjoying every minute of it.     That's a great way to do it! Probably the best way to do it when you're switching careers. The perks of a license is that you can use it whenever you want, so you can keep it in your back pocket for when the time is right.

    Hello, so I'm looking towards my state license exam soon, I just want to know if you have a test stimulator you can recommend, or should i just keep practicing with the CAREALTY practice? 2. Let say you got your license but still haven't been working with any firm. And you found a property to sell for your family or friend. Do you have to look for a firm to work with, or will the firm send someone for you to work with and. After you share the commission with the firm?

If you are an operating real estate broker, you do not have to sing with a brokerage.     Do i have to quit my CDL job after I get licensed as an agent or can i still keep my job until i earn enough in real estate

    You don't have to quit your job. I don't know exactly what's involved in a CDL job, but typically you can balance a real estate career with your part time job. That's what I did! Just be sure that you're able to do the things you need to do in order to fulfill your real estate obligations. Also, you will need to make sure you are available for your clients when they need you.     I'm trying to figure out how much time will I be required to spend in an office as a new, part-time agent? Do I have to be there at all? Can I make my calls from the comfort of my hammock on the weekends??

    Hi, Gina. Great question! No, you do not have to work from the brokerage office to be a part time real estate agent. You can turn your hammock into your home office, if you want!

    Hey, Mushir! There's a lot of people still prospecting (door to door or cold calling) because it is just one effective way to get yourself in front of prospective clients. This is the first interaction you have with someone and you can bring them tremendous value in person. The reason why it's still around and relevant is because it works. I know it might seem archaic and trivial to go from one door to the next, but the proof is still there that door knocking is a power prospecting method. If I were you, check out our video on door knocking in expensive neighborhoods. Now, you are completely right about social media. Social media is a POWERFUL method in attracting business. It's just another way of getting more people to your services. When you pair a strong social media presence with active cold calling and door knocking, then you're operating at a whole new level. Both strategies work and are highly effective and, in this business, I think we can all agree that more hot leads is good, so why would we limit the our own prospecting methods?
