    Thank you Vusi for the Capital Structure lesson and the Financial leverage that goes along with property investment. My Question then is how best then do you determine the optimal Capital structure ( balance) between debt funding and Equity becuase theoratically by fund your expansion with debt will increase Return on Equity but only to a certain point then it getts to risky to do it by debt. What is the optimal capital structure and how do you maintain or mitigate the riak of your financial leverage being to high that it offsets the benefits of debt financing? Thank you

    at the point at which the interest payable is equal to the EBIT, it means no EBT once I is removed. I understand I to be interest only and not the whole loan. What will I use to repay principal loan now that nothing is left? Or at what point is the principal installments factored along the income statement since no net profit after tax to be used to repay it? Someone help me here.
