    Just like in America you can buy a property own your home,, but you will always pay property tax every year.

    Yes you can buy a property but you cant own the land so the answer is no.

    That is insane . If I own the building I should be able to own the land. But that is how they toss people out of the land now and making them move. Try to give them 300 dollars . What a cruel thing to do. Some have lived on the land for centuries just because CHina is coming in ,they should move. SUCH A CORRUPT COUNTRY.

    I heard if you buy any property built after 2010 it can be a strata title but older apartment buildings, eg a french colonial era building in Kampot, are not strata title as they were built many years ago. So you are left with newer or new strata developments. There's another rule about no more than 30%, I think, of the total development being owned by foreigners. And who owns the land? I assume it would be the strata body corporate but you should check that with a lawyer, not only with the real estate agent who is selling the apartments. There are also newer developments which are townhouses, so 2 levels including a ground floor on strata titles. Someone said it takes ages to get your name on the strata title - that's just Cambodia. My wife bought a block of land in our village and we built on it straight away, the title came 8 months later from Phnom Penh. It took them that long to process it. One option is just put the title in your partner's name if he/she is Khmer. But you gotta be sure of the stability of the relationship, or be prepared to walk away from your investment if things turn sour in years to come. Fortunately, stand alone houses with land outside of the major towns are still quite cheap so you don't have to commit every penny you have. I would suggest keeping a dwelling in your home country if possible and renting it out. The rent from a property in US, Europe, Australia etc would go a long way in Cambodia.

    And you will have to give up the property whenever the government tells you. You may own the building but the Govern. owns the land . What a rip off .
