House next door went for sale week ago 1860 square feet. $600.000. Couldn't believe the swarm of people and SOLD in one day. I believe up to 5 years same houses will be around 800k.

It’s hard to predict that far out but it could be if things stay the same and the demand is there.

It was same situation in GTA 2 years ago where houses sold as is, no inspection etc. with crazy bidding wars (sold over $200-300k of asking price) but not anymore …. hope Calgary does not become like Toronto.

Condos aren’t for everyone. You’re correct because buying a condo is more than a unit, it’s know the state of the building and corporation you're buying into.

No reason to be fearful… 😃 There are always options and regardless of higher rates or decreasing rates there are options. It’s more about what your expectations vs living in fear!
Surly this will get boring to Ontario and BC folks the job market is not the same here, nor the night life or festivals I keep hearing people say they miss home or want to go home, some I know already went back

Totally get what you’re saying, but not sure it will happen that soon. Maybe in a couple years it may change.
My sister bought a house in forest heights last year 360000. Equivalent sells for 460000 plus now. Hiddem gem of an area though.

@ChamberlainGroup I don't believe the one buying those houses are normal middle-class families! What is happening in Alberta and Calgary, in particular, is that the investors who Sh**t money from BC and Ontario are coming to control the market over here. Period. Don't tell me a normal middle class families can afford 6 and 7% interest rate on a 550,000$ house. And unfortunately, what is happening in Alberta, as you said, is not a bubble. Prices won't go down anymore.

A friend of mine live in a expensive neighborhood but anyways there was a house that was fo sale for $ one Mil and in just two weeks... The house it got sold.
Middle of 2024 is only 9 months away! Almost about the same time the new Calgarians will be transitioning from the first year renting to buying a house. If 5 year fixed goes from 5.1% to 3.7% it only saves about $450/month on a $700,000 house with 20% down.

There’s a lot to unpack in this comment because when interest rates drop, it most likely won’t be quickly but this will trigger many many people who are on the sidelines to jump into the market and we could see more inventory but equally as much demand too…

On my street alone, let alone quadrant, we have new residents from Saskatoon, Vancouver, Ontario, India, South Africa etc. I think people are moving here for quality of life, not just affordability. Hospitals, schools, outdoor lifestyle, Calgary Charm and Vibe, are all part of the decision to move here. The only people I see moving away are retiring or forced relocation for their jobs.
Hello. Is this a prediction for august? I guess I asked same question for July, but I still cannot understand why we are talking about august which is just started. By the way - I bought a house at the 3rd of August, and I want to say that it was Soooooooooooooo hard and stressful you can’t even imagine. Calgary is becoming new Toronto - 100%…

They will never go back down, it’s only the actual price of a home that will go up then crash back down due to being over inflated, right now house prices are inflated by 37%. Meaning any home you look at is overpriced by that much.
The only reason we had low interest rates is because of financial crisis back on 2008, normal or "healthy" mortgage rates should be around 6-8% with down payments around 20-25%

Not disagreeing with you at all. Unfortunately the low interest rate environment that has been for the last 10+ years has created its own problem with expectations from buyers.

No developed economies can sustain in 6 to 8 interest rate for long term. That’s the rate for developing nations

You need to keep in mind that house prices related to income have never been this far apart before. So a 6% rate now is much much worse than in the past and not really sustainable.
Record low inventory and high sales? I still don't understand that, Jared! How will things be affected by the poisonous policies against housing and Canada by the regime in Ottawa??

Because everything sells… if we had a record number of apples show up at the store and everyone bought one, there would be a high number of sales and low inventory because they sold quickly.

I guesst what’s happening is the homes are being sold almost as soon as being listed. Like same day or couple of days. By the time the statistics are calculated and computed, they don’t really show up as listings. They show up as being sales. Edit: ups just saw the comment has already been added

Think of it this way. If there were record low number of sales, what would be the inventory like? Yes, you guessed it. The inventory would be high - because not many people are buying houses. So there's nothing unnatural about high sales and low inventory - it's to be expected.
I hated living in the NW Hills everywhere and this city has a wait for a chinook policy on snow plowing. It is by far the worst part of the city to live in.
