    Make sure you get an inspector thats not part of the villages. I worked on these homes and they seem to have a mold issues.

    The whole pricing of commission on home sale is terrible. An agent can be TERRIBLE and still make a great commission for not getting the best price for your home. To me, an agent should only get a commission above the average price of a home. Let's say, a brain dead person can sell the home for $300,000 the agent should only get commission on an amount above $300,000. Yes, the commission could be as high as 10%-20%

    Thanks for the info. I have been researching The Villages and Del Webb (specifically Sunbridge). I almost feel like TV may be too large for me. I would love to see a comparison of the two communities if you don’t already have one.

    To fully expose yourself to the market have two agents….one for MLS properties and one for VLS properties. That’s what we did and it worked perfectly. We ended up going with VLS and bought a new home because of the included 1 year warranty, and a starting from scratch with a clean canvas to work with on our home.

    There will be glut of homes there. Millennials will not be able to buy any of them when they get into their 50s due to massive student loans, stagnant wages and lack of pensions or accumulated IRAs.

    @@GUITARTIME2024 they have two or three years left and then my generation, Gen X takes over and we are a lot fewer than the boomers. They are still building in the villages. Prices are insane right now

    Villages' provide a lifestyle & seems to cater to upper middle class white buyers. Whch in turn... provides safer environment from higher crime in other cities. . Just my opinion ...since I live in 70% black/20% white/10% Hispanic city/community, where crime is higher & city leaders/employees are 95% black. Not racist, just the facts. With non working blacks on welfare & doing drugs. I interact with black retail service employees in our city , that seem to have attitude towards white customers. We also have Hispanic population which are hard working & no attitude towards customers. I doubt Village retail /restaurant workers are treating Village homeowners/customers badly or Village wouldn't offer Lifestyle experience. For this reason, as a senior homeowner, paying more a home & safer lifestyle is worth the price to pay. Especially since soo many outdoor activities are part of Villages' lifestyle & safety would be important if you are a woman & active senior. Hate to say it but ..if the community you live in are.upper middle class, educated, white, retired homeowners then they are not interested in committing crimes. And their kids visiting them are also educated business owners and/or employed & not on welfare. Facts are ...that if you are educated, you earn higher income & work vs commit crimes. Higher income priced homes in upper middle class white neighborhoods & cities, usually result in less crime. Just saying.

    I was a RE agent in Florida and a RE Broker in another state for over 22 years. My advice, and I have no dog in this fight, is to always use an MLS realtor. The salespeople who sell exclusively for a developer are owned by that developer. An MLS agent is not beholding to any developer. They are independent and can show you any home in any development. Using the salesman that is beholden to the developer brings that old saying into the mix..." Buyer Beware."

    Pretty sure they said an MLS agent can't show buyers NEW homes... Or maybe they "won't" because there would be no commission in it. Obviously MLS agents need to eat. But at the same time developers are spending capital to make ALL homes on their properties look good. And that's the way it goes until a developer has trouble selling and then they'll let their own salespeople go and rely on MLS agents to get things moving. It's supply and demand. Nothing evil or shady. The only thing to be aware of is that agents probably won't show clients houses that net them zero. It would be like asking a car dealer to show you a car on a competitors lot. Disclaimer: I'm not an agent and have no dog. I'm just a buyer looking for a retirement home.

    The houses in the Villages are a total rip off. They're just gouging people on way over priced houses. The developers are just laughing all the way to the bank.

    It’s not awkward. It’s business. I recommend everyone who is considering a home in the villages to get 2 agents. One agent to show you listings by the villages and 1 agent to show you listings by outside agents. It’s pretty simple

    Nice video. My husband and I are doing a TV lifestyle visit right now. This is our 2nd lifestyle visit, still a year out from purchasing but learning a great deal for when the time comes to take the plunge. And yes I agree Jerry and his wasp magnet wife Linda and of course Gizmo are great for both content and entertainment. 😘

    2020 Sales (pre-owned properties): VLS - 2157; MLS - 1741. The split from the MLS occurred in late 2004.

    My son lived at Kegan Crossing when he worked at WDW 10 years ago. I thought the location was very close to shopping . There was a accident on US 27 almost once every two or three days at the Walmart- Kegan Crossings traffic light.... that was ten years ago.

    Really looking forward to the Villages series as well as OTOTW. You already did my other prospect (Solivita). Great comparisons. There are a lot of good KZread creators in the villages but the one that tends to give you the good AND the bad is "The Villages Skip Smith". If you have not already finished filming, maybe you want to contact him for a long termer's perspective. I have seen him to collaboration videos before. It would also bring in some of his audience to your fine channel. Just a thought. :-) See you on the next video because there is so much to explore (see what I did there?).

    Why would *anyone* list their home for resale with the VLS? Your "agent" would naturally be more incentivized to sell a new home, so they are conflicted... and no other buyer, represented by a buyer's agent, would show your home because they would not be compensated. Sad.

    Just another reason to let you know this place is crocked. then look into the HOA fees (they do not call them HOA's) and the property bond fee's. Run, do not walk away from this entire "shady" situation.

    Tried to get a VLS agent to compare the market when purchasing our current home, and to market our villa. Couldn’t get a MLS agent to come by and give a quote on our villa and to look at preowned homes. One agent told my wife our list of wants was undoable. VLS made it happen.

    As a 40+ year resident of Central Florida who retired from the home building construction industry you could not give me or pay me to live in the Villages.....nice place to visit but not to reside, but just my opinion. Lots of reasons and while many love it in the Villages, many regret it as well.

    @@smartybloomers VERY poor quality construction; it's all about the developer not the residents; it's like reeling in fish once caught only way out is to sell. Prefer to keep $$ in my control ILO developers pocket. Very expensive for what you get. Those who love it I'm happy for them. A place like Harbor Hills is quality not quantity. As is Trilogy in Groveland...quality.

    @@susananderson618 I've been looking online ( both VLS and MLS) at homes in The Villages and I notice a lot of homes that are being sold were bought within a year or two. Some look very new so not homes being flipped. It makes me wonder why people are buying and selling so quickly. I'm thinking of doing a lifestyle visit but don't know if I should reading your comments about cheap construction.

    As someone who has been coming to the Villages 14 years, and have bought both a pre-owned home, and now just bought a new home, I can attest to the good construction of the homes. The builders are kept to a very high standard or they would not be kept on by The Villages. We have a warranty on our home. One year cosmetic, 2 years systems, and 10 years construction. You don't find that everywhere. The opportunities for tons of activities here, can't be beat. It's a great place to stay active and young. That's why the demand is so high. There would not be so many people coming and buying if the standards were low. All I have to say is "Try it, you'll like it! "

    Awesome video, here in Maryland I work in Information Technology and we rolled out the upgrades to the MLS System for the USA aka Bright MLS hence why there were 2 MLS Systems in 2018 during the meeting and upgrading Similar to the Showing Time having information in 2 pararrell Systems Please let you Mom know Thanks for all she does plus having to deal with 2 MLS Systems when we upgraded all systems Nationwide here in Maryland

    Great information. Thanks for sharing your knowledge. I have a suggestion for the young man. Wait until the other person has fully expressed and verbalized their thoughts before interrupting to clarify a statement. As a viewer, it is so distracting, rude to the other person and not very professional. It is like trying to listen to someone who constantly interrupts themselves. Maybe you should let the professional realtor be the moderator! Not to worry, no charge!

    Sorry but those of us who are ADDH... we are unable to allow anyone to finish their sentences. As our thoughts race 100mph & we feel we must interject the info before info is lost & new info is being processed & received & reported. ADDH people think & speak & process info differently & faster than regular folks, who are able to allow people to complete sentences. We are not being rude or disrespectful, just passing on info before info is lost & replaced with new info to be shared. Unless u experience thoughts & ideas & words coming into your brain at 100mph? Then u have no idea how hard it is to wait on others to complete their thoughts/sentences. Only way we can slow down & allow others to complete sentences is to be prescribed narcotics , drugging us. There are all different types of people in the world...some teachers, some business owners, some employees etc. Some people are creators, some listen, some talk & talk, some people are shy & rarely speak, etc. Not everyone thinks or speaks as u do. And understanding that her son is more than likely ADHD & interrupts everyone. Just as others with neurological or physical disabilities are different from you & as such, are not rude or disrespectful...just different in how they interact with others & cannot help how they are physically or mentally. Just born that way & do the best they can to survive with rest of so called "normal" population. Walk a mile in shoes of the disabled & understand not everyone is like you. Hence making the world a better place with soo many different kinds of people. Albert Einstein or Steve Jobs did not think like 95% of population. And as the result, the world us better because they didn't think like rest if the "normal" population.

    Wow are you way off. My Villages representative had 20 times more knowledge about the Villages than the MLS rep (the Realtor). The MLS Realtor only wanted to sell a house, when we asked about the Rec centers and the Restaurants and the Social clubs and The Golf she was completely clueless. The Village Rep was wonderful friendly and warm and she had our best interest at heart not her Commission We found a wonderful home with everything we wanted VLS absolutely MLS NO WAY !!!!!

    The Villages look like they may be fun but if you look at the crime reports it sure does look like alot of grifters, drunks and domestic disputes. Yes prices are on the high end and I thought that's to keep out the riff raff but maybe I'm wrong.

    Don't need agent for new homes. Villages new sales are like any developer. They can show you all houses for sale new. Resales is a different matter.

    What I heard is that they figured people don't really want to spend time gardening - so the lots are only as big as necessary for the home. I'd suggest maybe a regular home in a town or outside a town if you really want some land.

    The Villages massive new Apartments will tramatically change the Villages. Rentals change every neighborhood. Villages also has short term rentals for homes, a real nightmare for the neighbor's.

    I am intrigued by the Villages. I don't want to live in central Florida but just the idea of such a large area is interesting. I"m a snowbird in Naples living in a condo. I'm happy with my simple HOA which takes care of all maintenance. Am I right in understanding that if you buy in the Villages you still have to take care of lawn maintenance yourself?

    My friend who lives in The Villages pays to have her small yard mowed and edged. There are some other lawn maintenance expenses also that the owner is responsible for. There are 2 preowned parts of The Villages where the lawm maintenance is taken care of by an HOA. But for the majority of home owners, they're responsible for lawn maintenance.

There are deed restrictions however the deed restrictions work in your favor keeping properties looking good. Who wants to live next to a neighbor that parks his boat in the front yard and cuts the grass around it...just saying!

    @@debbiemartin6845 So, are you saying that there is a pallette of 12 house colors to use to re-paint, as long as it's off white? If so, then the rules are no stricter than any planned community I've ever heard of. Keep it neat, keep it trimmed, no bright purple houses with neon green gutters and no RV,s parked in the driveway. I get it.

    @@OutnBacker Each Villages has a palate of colors to choose from if you want to change the color of your house but again deed restrictions are good. Who would want to live next to a house that is painted flamingo pink with purple polka dots...just sayin. To each his own!

    Me too, Michael, me too. I've been to The Villages a number of times, spent a few months in Lake, Orange, and Marion counties over the past few year and I find The Villages to be the most unfriendly and, frankly, overpriced area around. I am going to buy in that area next year, Lord willing, but it sure won't be in The Villages. Too "stuck up" for me.

    Info with regards to Villages purchase of new home from recent buyer... he feels there is no need for an attorney or buying title insurance ...since it's cookie cutter procedure done daily by Villagers realtors & builder & developer.

    You don't need to be 55 to buy in The Villages. 80 % of the community needs to be 55 and over. There are even some in their 40s that own here.

    StoneCreek , the newer one, Country Clubis quite nice. Has an in door pool. Also easy access and close to TV.

    I felt that everything in the villages is marketing. It really felt fake sometimes, like the happiness is manufactured. Lol. I love the thought of it but it was a little daunting for me.

    The Villages should co-broker on all properties as it is confusing otherwise. I bought thru a traditional broker and was not shown nor mentioned about the new properties solely listed by the Villages real estate. I figured it out eventually. Can’t blame my realtor: they are in business to make money. The Villages real estate basically lost out.

    The mere existance of the VLS is enough for me to take a hard pass on the villages. Smells a lot like a time share environment

    good info . but ti much back and forth . ur not that funny. i never had any dealings with these realtors . they did mention showing 30 houses . i live in clearwater and would like to move . however my Experience realtors here show u about 4 houses and then blow u off. we do most of work . looking on line . most very lazy they will just turn the key . never no info on the last few sales in Neighborhood it aint only me I hear it and work all the time .

    The Villages is Weird for sure.... EVERYONE IS A REALTOR!... Old folk retire and look to stay busy/make money. THEY BECOME REALTORS! It is easy and stupid.. Why Not? I went into a local restaurant and mentioned we were visiting and interested in buying. It was like a Bee Hive network... Contacted by 20 "Realtors" within 2 days! Kinda ruined the stay..... Topic change: Now the Widows that finally lost their rich husbands and still looking for a replacement... OMG... That is whole another topic......................

    The Villages are terrible. A bunch of greedy seniors, acting like jerks. Their monthly, undeserved, Federal welfare checks should be eliminated. Their Medicare premiums should be tripled. These common sense policy changes would benefit all Americans.
