    I ran across this guy's videos while looking at videos about building homes and am pleased. He recognizes the opportunity for the owner builder to save money while letting us know his opinion when it is wise to leave it to the pros. Yes, some of his ideas are generalizations, but he states that.

    Great video. I am looking at a 500K land (2 acre) in Upstate NY where I want to build a 200K cabin. LOL. The land is very expensive there but the resale value is also there for the land alone.

    will def follow along through this, as buying the wrong land that won't allow what i have planned and/or screwing up site placement is a huge fear. there was even a partially finished cabin/land for sale in the area i'm lookin at which the owner didn't realize was too few sqft for the neighborhood code, & they had no easy way to expand...very hosed. i know your project is urban, vs my rural ICF plans, but hopefully you'll still cover a wide range of issues.

    I think building a dream home will always run you over the present neighborhood average at the time of the build. Let’s face it: to buy a decent sized lot for an affordable price, you’re going to have to look not in the million dollar home neighborhoods but in the more rural/ suburban/ new development areas that are more affordable and environmentally mailable. Therefore, i personally would just always expect my custom dream home to be a good $50-100K over my neighboring cookie-cutter homes. For your dream custom build in a very affordable neighborhood these days that’s just the reality of it.

    I've been researching so much info. regarding my nonexistent dream home that it feels like I'm having it built right now. 😄 This is all I think about. I am so ready to move away from the family members I'm living with right now, which I'm doing in the name of saving money. As difficult as this process seems.........finding the perfect land, dealing with permits, contractors, etc., I think it might be easier than dealing with my current living situation. Hopefully, this struggle pays off.

    Fair enough, but if you build in a new developing area and you're one of the first homes you really set the standard for what other homes will be build around you. For example a dead end street without any homes would allow you to build your dream home and other like minded people would then be more susceptible to build near you, specially if your home is initially appraised highly, if it's nice and you're 1 of 2 or the only house on the block then the standard is gonna be set around that range.

    I think that would be a good problem to have buying a lot that was actually zoned multi family. Build apartments and then have rental income coming in. i have 0.98 acres zoned for Multi-family in Arizona. just had my ALTA survey completed. can build up to 22 units per acre

    BINGO!!! Problem? Actually a gold mine. I'm selling a duplex to buy a lot zoned office just under half an acre that the city is permitting mixed use. Two office units with (hopefully) 8 to 10 units extending out back. Waiting for the builder and a preliminary site plan to present to the city planning board. Good to see another investor and not another emotional home owner. Good luck.

    Check with the local municipality. They may have their own building department…if not, the county might have one that covers your land

    Love these videos and timely for my building plans. One comment on your brand, though. You have three different names for your channel, your hat (project?) and your classes (website).     If someone wants to buy like 20 acres of land, what's a good checklist to make sure its buildable, like ik electric would have to be near by, be able to have septic, well and be zoned residential.

    Hi Wally. We actually have several Canadians enrolled in the online course. For Canada, you’re going to have a few climate differences including more insulation, deeper foundation footings and deeper water lines but the overall build process is very similar. I really think (I’m biased of course) you would get a lot out of the course that would help you save money on your new home.

    I'm ngl I think we should allow a 1 percent chance of being hurt per year from homes. if you live to 100 you might be hurt once. If you want it lower like they are now? Well cost to damage basis. I'll take a chance I'll get hurt once in 50 years over 100k extra in gov requirements.

    Anything pre-2020 isn’t relevant in this crazy market! I’m in Oklahoma City and I was looking at 3 lots to buy at the start of 2020. Each was around 50-80k. Those same lots at the end of 2020/start of 2021 are selling for around 300k. It’s a brutal market for those of us wanting to purchase a lot and build a dream home!

    To say sidewalks don't add much to a home's value must be coming from a builder that doesn't live in an area that has them. I have lived in ares that have them and ones that don't. Given a choice to live in an area with them versus without them, I choose the area that has them. In fact, I am willing to pay more for a home that has them versus one that doesn. So while I like this channel, I disagree big time on his sidewalk opinion.
