The vending machines in Japan were amazing.

Never been there but I am planning to do so in November of this year. I am starting to see those toys that they sell in Japan vending machines here in the states. May be something good to jump in on while it is getting hot.

Real estate market Id screwed. It’s not an affordable investment for anyone at this point, unless you have deep pockets. The current prices and interest rates make it pretty infeasible for the most part. Besides that everything is going to crash. People aren’t paying their bills anymore and are maxing out their credit cards just to cover necessities.

Yes and no. I agree with you that it is not the best time to buy. It is a seller market hence why I said I sold a few places. Deep pockets is not as important as cash flow. It’s a math problem. Even if you can’t down 20% and have the pay pmi, if it cash flow positive, it can still be a good deal. I no longer try to time the market. Real estate ebb and flow. You have higher rates now so properties then to be lower. Also less competition. Long term it doesn’t matter as much. I do see a trend in rental buildings being built. I think it’s harder for people to save which is why you see new apartment buildings instead of condo buildings. Really a shitty situation for the younger generation.

I think I am younger than you. I started in 2012 right at the bottom of the dip. It's like I said in the video, if you start off with a win you keep going. Too stupid to know otherwise lol.
Issue with these is that they are saturated businesses.

It may be or may not because the success rates are still high. You need to be innovative. All these people I know didn’t just do the business they made small adjustments. I would say real estate is very good. That is not saturated and I don’t see it ever being saturated if you just want to be a landlord.
