    Interesting. The new Bugatti residences is in Business Bay, I guess the ultra rich wouldn't want all the tourists ouside their building every day like if it was in Marina 😅 there's a building (Ahad residences) that I saw the prices for a 1 bed increase around £50k since launch. Now I'm wondering if it'll increase further being next to the Bugatti building, or Peninsula (which are similar prices for 1 beds) for that matter.

    Business Bay is still a great investment and prices there have increased a lot recently! I think we will continue to see increasing prices in the short-term :)

    Hi Tom, you said in one of your videos that you are happy with living in Bay Central West and it indeed appears to be nice building to live in. However, one of my friend said to me that Bay Central West has two problems which are cockroaches and traffic [esp. if your work place is around business bay]. What do you recommend? Have you noticed any cockroaches around? The building is right at the center of Marina. How is the traffic in the winter in particular when all tourists invade the marina? By the way, your current rent [66K AED] is incredibly cheap. 1br units overlooking marina is around 110K AED currently...

    I live in 'Bay Central (Central)'... Bay Central West is the tower next to me, i personally have not had or seen any cockroaches in my apartment or the tower... In terms of traffic yes it would be a massive pain if going to Business Bay / DIFC.... However, traffic generally leaving the biuilding is no issue as you are between two bridges to enter / exit. And yes my rent is very cheap luckily i got covid rates before the rents went really high :)

    Great location /community which has lots of green spaces which is a big plus - I have some options by Sobha who are developing there :)

    I feel Dubai Marina as you have a big pull from tourism + development is slowly shifting further west. It is important that you invest in a high quality building with a reputable developer

    The buildings in Marina are all so old.. Long-term I think Business Bay will outperform Marina heavily

    They are older but there is also more supply being built in the Business Bay compared to the Marina
