    @@garytootall1884 I'm in the process of building now and we have a construction account. The bank draws aren't a nightmare at all. I just email the bank and let them know I approve of the draw once the invoices come in. I will say though, we are paying cash for our house so there is probably a few hoops i get to avoid by doing that but i can't imagine it would be much more difficult with a construction loan.

    On the underground plumbing issue of the broken pipe.. never put a band coupling underground... All you needed was a pvc slip coupling

    Labor is ridiculously cheap down there... about $6,000 to frame the building....CRAZY. I got a quote 5 YEARS ago before covid to frame a 26x30 garage with 12 FT walls labor was $32,000!!! Plus material...Im in Connecticut, $4,700 to do your siding windows and doors..my house just 2 years ago I sided with vinyl 26 square and 13 windows that cost me 13,000 and i thought that was very reasonable. Labor is crazy cheap there

    I'm a retired designer and builder of new homes for families and townhouses for investors. Turnkey contracts finished for occupancy in six months Never missed a closing in over 20 years this shi.. wears you out! Try and keep balance in your life is my advice To you Case your content is awesome! One more thing to keep in mind! Always remember Finish grade for your garage floor needs to be atleast one foot above your street grade so water runs away from your home towards the street this is a very important principle to always be aware of beforehand. You're personality passion is contagious.

    Thank you for your helpful insights. For safety, consider replacing horizontal handrails with vertical ones to prevent kids from stepping on them and falling. Ensure the vertical slats or rods are spaced no more than 2-3/8 inches (6 centimeters) apart to avoid trapping a child's head.

    Have you considered building some small multifamily instead of single family to rent? Like a duplex, triplex, or quad. Thats what we are doing in NC. You'll have the same amount of equity but should be able to generate more revenue. The process would be the same. If you can build single family you can build multifamily.

    this is crazy.. I live in a rural area in canada... I cant even fathom buying a piece of land for 27k... Cheapest piece of land on the market as we speak is like 400k

    That vapor barrier is to stop radon gas from penetrating up through the ground and becoming concentrated inside of the home along with preventing moisture.

    I am a owner of a plumbing business and its our policy to leave a test on the plumbing system under ground or concrete till framing starts so if anything happens we can tell before and fix the problem before it gets to far along on the project.

    Old video but in the future if you have this problem again. You can get the pipe relined. Costs a good chunk of change but you won't have to dig anything out or cut up your concrete.

    Very cool build. It definitely has taught us that one unknown mistake can turn into a repair. Personally i Dont like the dark colors in the front of the house. And ceiling fans in TX help during the hot seasons.I learned a lot from this video! Otherwise everything came out great bro. Keep up the good work.

    Porcelain = same colour all the way through, so if you chip it, it’s the same colour inside. Ceramic, is glazed, so the colour only sits on top and they’re easier to chip

    Just so we can be clear. With cuts we can make believe 60 days. If the events accord as shown this is a 190 build at best. Example paint does not take 3 days lol
