Building a 150-Unit Short-Term Rental Arbitrage Empire

Short-term rental arbitrage seems like an elusive concept. As a real estate investor, it can be a little hard to wrap your head around it. You lease a property, rent it out, and then…profit? That’s right! Without buying a rental property, dealing with maintenance or large-scale repairs, you too can make just as much money (if not more) than the landlord down the street without ever owning the property in the first place. It sounds like a dream, but in reality, you’ll need an airtight system and team to make it work.
Thankfully, Jeff Iloulian has all that and more. Before 2014, Jeff was living as a lucrative lawyer, billing high by-the-minute rates and making money every second he worked. This was during the “wild west” of short-term rental investing, where mom-and-pop owned vacation rentals were starting to become a serious way to make passive income. Jeff initiated his portfolio with just one “lease arbitrage” unit and eventually ballooned his empire up to 150 rentals!
Now, Jeff does more than just run his short-term rental portfolio. He runs the buying group HostGPO, helping link up short-term rental operators with vendors who can provide better, time-tested, industry-specific products. Not only that, Jeff manages numerous other vacation rentals, so he knows everything from furnishing to cleaning, check-out procedures, and more. He gives a furniture and furnishing masterclass in the second half of this interview where many of his tips could save you thousands over the lifetime of just one rental unit.

    I can’t remember the last time I’ve actually made a comment on KZread. I couldn’t resist on this one though. I got sucked into the Airbnb sub letting, arbitrage, there’s so many names for it now. I haven’t watch the video yet so maybe he will discuss it but what happened with me as I got up to 10 units, fully self-employed doing this, and then the owners of the buildings end up selling the everything. That’s essentially what you’re doing with this, creating a business in which you don’t own anything. It’s literally in the title of the video. if you’re going to go through all the work, stress, and expenses to build a company like this you might as well own some of it.

    I got up to 12 units, city shut down 7 of them (limit 1 unit per verified ID), 4 units got sold by owner. 7 years in the game, felt like getting rug pulled. I may be able to hold onto 3 of them, we will see. Best is to start small and own it in a city that won’t ban Airbnb.

    While I appreciate this arbitrage business and see the high profit, is it not for me. I love more passive inventing. Rent and hold, expect equity growth and get all the benefits of the cash flow.     I think this conversation is out dated now. When the question was asked how to find owners who will let you do a master lease. We heard a long story about how he knew a lot of developers not a conversation about how the dialogue proceeds. Me personally I might master lease three to four properties but I am not intending to grow a 150 unit business. Does not seem applicable. And what about furniture? Maybe it’s at the very end.

    Guy should have just stayed a lawyer. With all the work you did creating an STR business you’re probably making similar money as a lawyer. Instead of managing 150 you could’ve owned 50 by now

    Here’s another good reason to never do this. The landlord is selling the house/building. Now, you have tons of realtors and investors walking through the unit every week. Good luck renting the place out when you have to advertise their reservation will be disrupted multiple times per week. But you know who doesn’t care, the landlord, lol. He’s still getting paid 😅😅😅
