    The shortage is on "Affordable" homes. With the average single salary being 45k a year, most people cant keep up with sky rocketing housing costs.

    I am totally sick of getting junkmail ,texts and phone calls to sell our house. We are also getting calls for a free solar panel roof which we didn't look into. Many forests are getting cut down just for junkmail.

What are you even talking about? Let me guess your friends found a way to make a tree grow from sapling to maturity in less than 1 year? If not then hemp has you beat. It will have regrown and been harvested multiple times before your land with trees grows back. It's simple math which if you graduated before 2001 you still learned in school. If you're building houses then there are cheaper alternatives to trees. I'm sorry your friends will have to financially bite the bullet but it won't be that bad, they'll make more money in the end than they were grossing now. I may be a dope, but at least i'm not a close minded fool like how you are acting right now.

    I own one home bought it in 2012, I wouldn't buy a cheaply made house , pay $350,000 just too keep up with the Jones. Our son didn't have to buy a house, we let him move into our big house and we bought a big 5th wheel. How in the hell are most paying $3,000 a month house payments ? Then bills, vehicle payments, lack of water, not many are going into training for plumbing, electrical, ( the big money is in a vocational school learning a much needed trade ) I see millions losing their homes as more outsourcing, illnesses, divorce, inflation rises even more. Ppl need to learn within their means. Wth needs 6 bedrooms, 5 bathrooms ? I'm a realist, we make decent money and I am happy living in a small space.

    But rent is going up as well. If you can’t get a cheap house bc investors or snatching what other option will you have? Rent for a 2 or 3 bedroom in a good area can be the same as a mortgage on a $300K home.

    Lol inflation is already here but its only going to get worse...3k a month is nothing. Soon these homes will be worth millions....why would anyone go into foreclosure when they can sell at a profit. So many of you boomers have no idea what's going on. Do you have any idea how much money was printed in the last three years? The housing market is simply an accurate representation of inflation. I suggest you start looking outside the "mainstream" corporate media.

    I can't feel sorry for stupid people. It has been only 13 years since the last crash. None of the people getting caught are right out of High School. Most probably have some college behind them. I hope they enjoyed the vacations, latest phones, new TV, and the fancy new car. They should have been saving for a house down payment. Too late now. They will have to wait for the go around.

    There is plenty of housing. It’s just not where the job growth is. This is true in most cities, and it’s true for the country. How do people forget that not long ago, they were bulldozing homes in Detroit? The reason is simple, but fixing it seems impossible.

    Congressional law to prevent Blackrock and all the other billion dollar investment conglomerates from investing in median homes. That will help bring down housing to a reasonable price, for first time home buyers. Help out the American people. They can't compete with Blackrock.

    I am a plumber that just left Chicago's plumber union because I can't find a job. I'm not interested in service work- been there, done that, too old for it. But I'd definitely work a construction job if it was more secure and I was guaranteed 40 hrs. The problem I see is that you're either working 24 hours a week, or you're working your balls off doing service calls. It's so weird what's going on now. I've been at it for 26 years now, and it's a different world from my early days.

    I'm a union electrician out Pittsburgh but live in lake county working out of Rockford's local at a FB data Center in dekalb. some of the guys out of Chicago's 134 hall have been out of work in their jurisdiction for almost 2 yrs! Rockford has a lot of work if your unions operate like ours maybe you should sign their book or think about traveling. sucks but sometimes ya gotta do what ya gotta do. Good luck to you!

    @@jamesprendergast6429 I actually suspended my card to work for a HS district an hour east of you. Been there a year and a half, and I will probably retire there. I spent 25 years in the union rat race, and like the guys you're describing, I would've probably been unemployed for 2 years too, had I not gotten this job. It's a game of survival at this point. Oddly enough, I heard that 134 put up a blow up rat in front of one of Rockford's schools where the maintenance electricians are doing a decent sized construction project. The same is happening where I am, and believe me, I'm not cool with it.

    @@jamesprendergast6429 I forgot to mention that I was able to travel to Texas I'm 2010. The pipe trades belong to the UA, and they issue travel cards. But i have a family and it would be hard to travel again. I'm fairly happy where I am now, despite making less than union scale. I had to adapt and overcome

    Think of the increase in property taxes that have been collected because of this. There has been an increase of cost of goods, taxes , fuel and now higher interest is at play. By coincidence? Nope.

    That is a result of inflation. During the Carter years my neighbor bought his house with an18% interest mortgage. Carter was trying to stop the inflation.

    @@magouliana32 I buy that. Yes, you can make a lot more money and faster in CA and NY. However, different people have different circumstances which magnified during covid. If you're in these two deep blue states, the money may not worth it if your kids get injected with experimental drugs in order to go to school or being taught garbage at schools. Or if you have a restaurant business in the city where they shut down multiple times, you can go broke too. But generally you're correct about making more money in real estate if that is your goal.

    Get them out first and then sell. I had a rental, gave tenant 90 days notice that I would be selling place at end of their lease. Tenant said no problem, would be out a month before closing date. Sold house, then 3 weeks before closing tenant told me they had no place to go and had no plans to move out. Told them I would evict them and they played the covid card and said go ahead and evict, it will take you 6 months through the court to get rid of me. Get them out and then sell the house so you have no issues with tenants refusing to leave.

    I'm in same boat. don't get emotionally attached. Abide by what the law says usually I think it's 3 mo. I wouldn't tell them earlier unless they are A+ tenants. Otherwise you could have issues with tenants stopping to pay water or electricity bills. I have 1 property I plan to dump while I can but keeping the rest since they are closer. Going to use the money probably to pay off the balance of my current house. Should still have some money left to invest probably into a REIT. Or I may just do the 1031 exchange and put it all into a REIT not sure yet.

    Population is higher now than in the 70s which they showed the stat for. So basically equal amount of new homes built today vs 50 years ago. Higher population today

    Older housing is usually more affordable and harder to make a profit on affordable homes. New construction there is usually a range, but even smaller row houses are 250k

    Before the mortgage crisis in 2007, there were too many houses so anyone with a pulse could get one. Not wanting to make the same mistake twice, they figured out how to make money off the existing homes. And here we are. Created a shortage.

    There was no shortage until Covid caused everyone to spread out into their own place rather than packing into a house with roommates for financial reasons. As housing becomes widely unaffordable, we are going back to pre Covid density eventually unless the government steps in again and tells us all not to worry about paying rent/mortgages.

    In 2019 we had a really bad real estate bubble. We delayed it by reducing interest rates due to the consumption crash in 2020, but now we really shot ourselves in the foot due to the Fed. When you hold back a problem it gets even worse. This will snowball and crash in 2025 likely. The first recession warning came in 2005 during the last bubble and the warning just came a few weeks ago with the 2 year 10 year inversion.

    The low interest rates didn't really fuel this bubble. There are so many cash buyers out there that people who want to get a house with financing can't even get it. The bubble was fueled by a housing shortage courtesy of pandemic related regulation and over regulation.

    @@sblijheid Regulation dealing with part of the foreclosures definitely contributed to 25% of the problem. A lot of new homebuyers got into the market because of the low interest rates. They really got a steal due to the low interest rates where Jay Powell really help fuel the purchase of Mortgage Backed Securities to hold up the economy in 2020. New homebuyers accounted for 34% of volume sold in 2020 outside of cash buyers due to the low interest rates set by the fed hence the premiums paid on new homes.

    @@sinforoso2000 I agree with CC, the reason being that people are going to try their best to secure a home. FOMO in other words. I'm seeing homes being purchased in my area in less than a week, this is because they know that the interest rates will more than likely will not come down to these rates in the next 5 to 10 years. However, what they dont realize is that right now is the absolute worst time to buy, because home prices will increase since inventory will slightly shorten. Then in the next few years, prices will decrease once inflation arrives, then they will have negative equity but will be stuck since a large amount of people will be in the same boat trying to sell their homes.

    I bought my house in 2019 and am still here. My process was easier because the owner had died and a friend told me about this place it was $51k and I could assume a mortgage that had a little over $23k at 3.92% (a heck of a good rate back then). I had cash for the rest of the payment. I could have paid cash, but my Investment in crypto was paying over 30% at the time. Since I assume the mortgage there was no inspection required. I had a good lawyer friend take care of getting me in here. I was never interested in living in a different place. This one was just right.

It’s not what I just believe, its published research. The minimum wage isn’t 15 dollars everywhere by the way. I know we’re on a Fox News post, but surely you should know that the rate of inflation has expanded way beyond the rate of our minimum wage jobs. Since you mentioned healthcare, Mcdonalds charges weekly for the healthcare from their employees, and it doesn’t usually total more than about 2000k a year in benefits. Furthermore the costs for appropriate healthcare are skyrocketing. My health insurance is over a thousand dollars a month. In what scenario is that sustainable? The issue here, is the general public , (particularly the part that did a large part in destroying our economy) is so out of touch and disconnected from the reality that they will believe whatever the talking heads say on TV to make themselves feel better.

They don't have strong streams of cash flows. Yet, they take on too much debt. This is only one example. And many people I know are doing the same things. Everybody is a real estate investor now.

    We bought our house 1.5 years ago for 209,000. Just sold it for 280,000. Before the boom it would have been worth 170,000. We sold high, and are renting until it all pops. We’re paying higher rent, but will buy when prices implode.

    probably Phoenix and Las Vegas, but I bet Miami will not crash. There's too much migration to Miami, international buyers, and a stable economy in Miami for it to crash. There's also very little land to build on in Miami. However, Vegas and Phoenix don't have these same forces keeping the market up.

I’m in Sacramento Ca and my home value increased $60k in the last 5 months (Jan 2022 to May 2022) I think it’s ridiculous but homes don’t stay on the market longer then a few days. I work in production housing as a concrete pump operator and Teichert is cutting new ground everywhere as far as you can see from the freeway. I don’t know what the downturn is going to look like but we’re still building. The buyers now are corporations and foreign investors. I’m not an economist but collectively the world is holding hands on this one. USA economy collapses and so does everyone else’s and I’m not talking just a recession.

When you go into a new $400,000 plus house to do a little repair and there are no curtains and a card table with folding chairs in the dining room, something is wrong. My area it was houses over a million just being walked away from. Bad judgement on the loan by the buyer.

    The stock market is not correlated to the economy. The stock market went up because the government pumped free money into the economy and people spend it on stocks, plus interest was crazy low. That's how the market went up like a hot air balloon. Now there is no more free money coming in and interest rates are going up, so less borrowing.

    I bought a home in November of last year. I payed too much for the house, in my opinion, but I got a 3.0% interest rate. If I would have waited for the housing market to cool down, I could find a better deal on a house, but pay a 5.?% interest rate....so which is better? In my opinion, I made the right choice.

    Let's just be honest about all this. The RENTERS are going to have to pay for this for the next 10 years. There's no 2008 situation here. Since the federal, state, and local govt allowed unfettered purchases of housing as a means of investment vehicles for the past 10 years, it was all but inevitable. The existing supply of houses has been purchased by investors and now they've cornered the market when very little new supply is allowed/able to be added. There's no solution. I don't see new laws that can stop this. Renters will have to pay or be homeless.

    Renters will have to pay or be homeless OR, as in my case, daughter and family move back into mom and dad's. Trying to save money to buy a house now has gotten worse with interest rates rising on top of shacks selling for 300K here in Maryland. Rent a two bedroom for 2K a month is beyond the means of people earning 20 bucks an hour, like the system is set up for those people to fail. Have two earners with kids in childcare, well, that eats up a big portion of your paycheck.

    @@michaeljensen2013 Yep that's a great point. Combining households is becoming very commonplace now. If people are in a position to do that, it's a great option. This is taking such a toll on the Millennials and Gen Z who want freedom from their parents and are trying to create their own social lives while building some wealth. Now, these two generations are having to choose between one or the other.

    Steven Shorten in addition to your point, a lot of rentals won’t allow more than a certain number of unrelated people to live together, and some leases like ours won’t even allow your own parents to VISIT for more than 2 weeks without express permission- even though we are paying through the roof. If I remember correctly our lease even specified that we couldn’t have more than a certain number of family members living with us, and it wasn’t a very high number. So in some cases renting with your own family is impossible. So a lot of these property companies really do expect people to do this stuff with very few incomes. These days it takes a minimum of 2 full time jobs if you want to scrape by, and 3 full time jobs if you want to save enough money to leave your lease and move somewhere else.

    Owners and investors cannot continue to charge ever rising above average inflation house prices and rents without seeing the effects on the economy and people being unable to afford the houses. Ohio was an affordable state before they ruined it with rising prices. My ultimate policy is no new mortgages for the next 30 years to make sure that total mortgage debt goes down from $19 trillion down to zero and if after 30 years there are still mortgages out, they need to be paid or somehow taken care of and by then we need to reevaluate the need for a mortgage when house prices adjust to be based on incomes, some people make plenty of income but those a few, the majority don't make enough to afford the payment let alone the house.

    check out rural and small town north America. Pick a state and search for jobs in midsized or small towns. Jobs that pay decent, NICE smaller to mid sized homes for well under $90000.00 nice people, beautiful safe living. Great food, fun bars, good schools. See the stars clearly, blue skies, clear lakes. Its just waiting for you. I can tell you Caterpillar (Anchor Coupling), and Marinette Marine, in Menominee Michigan/Marinette Wisconsin , (twin border towns) are screaming for help. Right at the top of Lake Michigan, less than an hour from Green Bay.

    Until the supply chain gets better and you can build a house at the same rate before the pandemic, the demand will out pace supply. Less houses will be built. Less people will put their houses up for sale and renovate instead because they will have nowhere to go. House prices will level off but not crash. People will have to save more to put more money down in order to get their mortgage cost down because interest rates will be too high causing monthly mortgages to sky rocket. No more cheap money. These prices are here to stay. Congrats to those who own a house now. Sucks for those who don't...and BTW, renters will be crushed. They will be forced to rent since they won't be able to afford a house, and landlords will raise rent prices to cover the tax hikes of property costs and maintenance.

    @Housing Analyst 65% of U.S. regional housing markets are overvalued. This includes Sacramento. 26% are normal and 9% are undervalued. Bay Area is undervalued and just south of Sacramento are normal based on market. Makes sense Sacramento's YoY is trickling because of that logic. At the end of the day, it really depends on where you live and how the market looks.

    Can someone investigate why Fannie and Freddie added huge pricing adjustments to loan pricing causing second home rates to be almost 2% higher than primary homes. Historically, second homes were always priced the same as primary homes. Why are they forcing lenders to charge more? Is this an attack on people who have money or fear of a future housing crash?

    There will be a correction not a crash because banks aren't approving everybody for large home loans as they in 2000s. They are going through applications with a fine tooth comb, credit and finances. I just purchased a house a year ago and it wasn't a easy task getting approved or days coming into closing. I know plenty of people who got denied because of various reasons for a home loan.
