When I set my goals earlier this year I wasn't expecting to buy another investment property.
That said I'd been thinking for a while that I was one property short on my long-term plan for the future.
We picked up this little cracker in an undervalued suburb between Mooloolaba and Noosa on the Sunshine Coast.
Our plan is to clean it up (paint, vinyl flooring, new deck and pool), rent it out and then sit on it for the next 15 to 30 years.
Longer-term we hope to knock it down and build a beautiful brand new duplex, which we can sell to help fund our retirement.
I know that many investors are scared at the moment, but this type of environment is filled with incredible opportunities like this one for investors who have been waiting for a bargain since the start of covid and who are in a strong financial position.

    I'm skeptical. I would like some clearer direction on rates and when inflation is going to peak before I buy an investment. If the RBA can control inflation here I think we go sideways for the net 18 months. If the give up the fight then I will jump in because asset prices are going to inflate even further like Phil Anderson would suggest. The thing is, the only times his 18 yr property cycle hasn't worked is when world war has broken out and extreme macro measures have been taken. I'm not sure wether you can argue the pandemic qualifies as those same type of measures on not and whether they have significantly shortened this cycle. I admire both of your ambitions though and hope it works out best for you.

    Thanks for sharing your through the Sam. I understand where you’re coming from. The risk with that is that’s what everyone else is thinking too. I guess time will tell, we’re looking forward to watching the cycle play out. Taking a long term view has always helped when making decisions, if we are confident on the decision over a 10+ year period, it’s okay whatever happens in the short term.

    According to Phil Anderson's prediction that the yield curve inverting is a sign of a recession to follow and he saw that happening in 2025-6. It's just happened where long term bonds are lower than short term bond yields. Wonder what his thoughts are now.

    The Fed Funds rate is still below the 10 Year bond yield TNX and steepening! That's the best duration for immediate recession. On balance the longer durations tend to suggest a slowdown mid decade
