    Ben Mallah was my uncle's landlord in Stockton Ca. Ben spent money and got rid of the criminal element in that apartment complex. The standard of living and environment went up by 100%. My uncle lived there for six years after Ben fixed it up and sold it.

    @@manp1039 Most likely beefed up security, cameras and whatnot and more ties to the police forces nearby. I'd assume his renovations also promoted renovations for lots around him, further moving criminals outwards.

    @@manp1039 the tv show protype that he made, showed how he does it. Basically he says the police have come to him and were looking around, he explains that he as well as them don't want nothing of it (police sniffing around), gives them some hard cash for the trouble, win win. Trump used to do the oposite, he would hire criminals to start hanging around good properties and trouble would follow suit, then he would buy those properties for a massive discount and basically take the guys he put in out of there.

    I'm an investor starting out. It's hard work. I'm up to 6 rentals. I do all the work myself. He's right, my weekends and holidays are spent working on houses but I enjoy it. As I do the work all I think about is the time I'll be able to sit back and relax collecting rent. Being where I'm at right now it's hard to imagine being as big as Ben. But not too long ago I had zero rentals. I just gotta get up everyday and keep working hard. I think the difference is i haven't really had someone I could lean on to help, mentor or teach me. I'll self taught but I'm out here doing it!

    Just remember if you use the VA loan you have to live in it for one year before you do anything. So take that year and fix up the home yourself

    Love love love this. Bought our first home this year at 24. Dump previous owner was a horder. Fixed it up ourselves. Gave the best terms out of everyone even with less than 20% down got an 8k credit toward repairs worked into the loan. When we sell it itll be for 50k+ of what we bought it for and that before long term equity. Be smart with your money in your teens yall it pays off👌
