    Great video. Helped immensely to identify the particular challenges to extensions over a public sewer. One thing, I was hopeful to learn what requirements are needed where the sewer intersects an extension and of it's foundations. -Precautionary measures taken to protect the sewer, either through encasement / bridging, or other means. -Unless you've another video covering this aspect? Ty.

    I've taken possession of a newly built home in the UK less than two months ago. Upon doing so, I found no less than FOUR manholes in my garden. The developer who sold me the house never mentioned any of these manholes being present. None of the neighbours' houses have manholes in their gardens, so it appears to be the case that all of the neighbours' sewage is flowing through my yard. Furthermore, the manholes are all placed quite near the rear façade of our house, and the slope of the garden flows down towards our house. The manholes are also spread out across the entire width of our garden, and they are at differing levels of elevation due to the slope of the garden. Before purchasing this property, we had already conceived of plans to in the future extend the house out into the garden, and we discussed this with the sales office of the developer and they said that would be perfectly fine, but obviously the presence of FOUR manholes is a major problem, as they are all within approximately 1.5 meters of the rear façade. Due to the fact that the manholes are at varying elevations, it is not even possible to create a reasonable flat seating area in our garden along the rear façade. I can't help but feel that I've been completely screwed over by the developer of this project. Is there any advice whatsoever that you might be able to offer me that could potentially help me to combat this situation and get it rectified?

    My best advice, a bit late now...don't buy new builds as one will never know what will happen in the coming years! I have a 60s bungalow, there are 12 of the exact same design in my close, and for 60 years, they r still standing, with ori8ginal roofs etc!

    @@notme1345 Dear lord. I don't get this concept of manholes in gardens here in the UK. In my home country, the Netherlands, I've never seen a single manhole in any garden or driveway in my life. Manholes are for streets, and even then there aren't really that many. Houses do tend to be built with a crawlspace underneath. Perhaps they hide them in there.

    Thanks for watching. If the neighbours sewer pipes flow through your yard, they would be classed as shared sewers, requiring water authority approval to be built over or within 3m of. Its not to say they can't be built over them, it depends on where they are in relation to the extension you want. Personally, I would approach the developer about re-routing the sewers, if possible. If you discussed this early on with them you may have a good shout. Good luck.

    hi, can i remove red brick wall fence? it is 3 meter away from road. i would like build one store extra room size 3meter wide and 5.5 meter long, 16.5 square meter, without planning permission. garden door i will not remove, it gonna be separate building with concrete metal bars, stones, red hard bricks, my house semidetached size 9 meter long, 5.5 meter wide, 49.5 square meter. the law says 50% footprint width allowed build without building control, my house wide 5.5meter so i can build 2.75meter wide? or 3 meter will be ok too? thank you

    I had this exact problem my two story extension encroached on three sewer chambers, had to have them diverted one into neighbours and one onto council land..

    Reading the rules of building over and/or near sewers pipes it leads one to think that it is almost impossible in a great number of cases to build domestic extensions. It would have been useful to demonstrate in this video how to carry out the proposed extensions - rear, side and near - in your video

    Hi, wondering if you could advise? I have two drains running directly underneath plans for a new build. One is united utilities one is highways. I have permission from united utilities to build over, but I don’t know how to approach highways. Do you have any experience here? Thanks

    Hi, your local water authority would be the first port of call, they generally own the sewer systems. Failing that the local authority as the highways department would form part of the council.

    Hi, i have a lot that we are trying to get a permit pull but the city development are saying that the sewer line maybe run under it and we can not build the use over it. What can I do because we put so much money on all the building plan.

    Firstly, make sure there is a sewer where they are saying, i.e. CCTV survey. This will give you position, size, depth and flow direction. Then you can see how it affects the development, what / if it can be built over or diverted if possible and necessary.

    Unfortunately, they're so desperate to allow anything to pass they let people build over lateral drains. Just the way you marked as a big no no.
