Keep in mind, very rarely do we learn economics in high school or college. It is not a required class. But I had to take an elective class on kinesiology. It was required. I took Eastern Medicine.

A few years ago I was waiting for a pizza and saw a brand new Lincoln SUV with a Domino's logo on the roof. Teenage driver comes in and I asked if he bought the car or if it was a present from his parents. He says no, he got approved for it on his own. I thought to myself, "There's a bubble. That was thing back then.. even during the bubble before the crash it was a scam...a buyer would be sold on an adjustable loan and told they could always re-finance later to a fixed loan later after the teaser rates went up. Use this to buy a more expensive house and anyway, the home value was only going to go up buyers were told... So why not take advantage. The loan would sail through. But once locked in, the buyer would find it was not so easy to re-finance...suddenly the banks were doing their due diligence in those cases... income verification, the whole works. Banks did not want people squirming off the hook on those adjustable mortgages...

There's something poetic about Baum popping the bubble in this particular setting. Warren Buffett said of the 2008 crisis: "It's like Cinderella at the ball - everybody knows they're going to turn into a pumpkin at midnight, but no one wants to be the one to stop, because everybody's having too much fun." Carl Hiaasen said something similar about strip clubs: they're like a grown-up version of Disneyland, where men in bowling shirts go to fantasize that they're actually going to hook up with a beautiful naked woman. And the dancer is Cinderella, realizing that she's not a budding real estate tycoon, she's a waitress working for tips who's saddled with six home loans when she can't pay off even one. You can almost hear the music come to a screeching stop.

The loan officer I used back in 2004 said the same thing - get two loans, an interest only and an ARM and then refinance the ARM after the home prices have increased. Thank goodness I went the fixed rate route since my home value was cut in half in 2008 and didn’t break even until I sold in 2016. Still felt like an idiot though

I read the book first, so when I heard they were turning it into a movie, I was flabbergasted. Its about rates, finance swaps, business deals, risk tolerance. Boring as dirt, you'd think. But they found a way to tell the story visually and through dialogue that made it work brilliantly.

Had a friend in 2006 told me he owed 300k on his 90k house. He renovated, bought a brand new car, paid bills, took a vacation, bought a boat. I told him "My god you owe 300k on this crappy little house" He said "It's ok because the value keeps going up. If I can't make the payments I'll just sell the place for a big profit" He also told me how dumb I was for not investing in real estate.

What does owing 300k on a 90k house exactly mean? That he bought a loan with his house as security/collateral? If that is the case then in the case of non-payment of loan installments/interest, wouldn't the house ownership transfer to the lender/bank?

@@manubhatt3 Yes! Exactly. They bought it for 90K before the bubble, and when the bubble burst, they tried to sell, but couldn't get more than 110K. So they had to forclose, and they were screwed for years

NINA loans still exist and are all over the place in Orange County, California. They're just considered investments to be rented out, so as long as you aren't living in it they will give you the loan.

@@thewhitefalcon8539 What? That isn't my position at all. I'm saying the government was the reason for the crash not Capitalism. Mortgage companies were qualifying "subprime" borrowers off of teaser rates and selling the mortgages to big banks who profit off the debt so long as the borrower keeps paying. What you hear from the Bernie Sanders crowds is that wallstreet made irresponsible loans because the federal Community Reinvestment Act (CRA) essentially forced the lenders to make these loans to secondary borrowers or "subprime" borrowers. Banks had to reach a certain thereshold in low income urban borrowers who were risky. These loans would of NEVER happened if not FORCED by the government. The next error on government is Freddie and Fanny which are government entities in the housing market that bought up these and other loans by the banks because Freddie and Fanny have what is perceived as the "implicit guarantee." Wallstreet had something profitable here, they can make these loans sell them to Freddie or Fanny profit off of them, and Freddie and Fanny were willing to buy them because the government wanted to show they were promoting home ownership in urban communities and subprime borrowers. Again, in a rational free market, this would NEVER HAPPEN absent goverment because a bank is NOT going to loan out money if it feels it won't be paid back, but since they can simply package the loans and Freddie and Fanny will buy them, why not make the bad loans, you profit whether or not the borrower is good to pay you back. If you are a bank who has good lending standards back then, you were indirectly PUNISHED by the government, because if you don't make those loans to these unqualified borrowers in real life, another bank will, and as a result you lose money. This is what we call in economics a "moral hazard" (yes that is an actual economic term) caused by the government.

Houses were going up and everyone said they would go up forever. She was trying to (and succeeding at) leveraging her stripping earnings into a very profitable little real estate empire. In the Big Short book, there are several people such as a nanny and an immigrant strawberry picker, who are allowed to borrow to buy homes, and then borrow against that home in order to buy a 2nd, etc. They were all buying rapidly-appreciating assets, so both the borrower AND the lender thought they couldn't lose. Worst case scenario the house gets sold at a profit. Of course the reality was worse than worst-case, because once the value of the houses went down, EVERYONE was upside-down on the deal.

The situation in 2022 is the same. I see everyone around me working low paying jobs as assistants making 60-80k a year, and they own 5 houses in California worth 6-8M. But now they are not speculating on the prices of homes to go up. Now they put tenants and charge them crazy amount of rent so they can cover the monthly mortgage payment with the money. As interests go up, rents go up. Not sure yet how will this end up, I don't have a crystal ball..

Buy a house with cash? How long you planning on saving. Considering most mortgages last 30 years, seems like it would take you at least 10-15 years just save up enough to buy in cash. Not to mention the house will be smaller since you won't be able to afford as much. And all that money you are saving up in cash is money that's not working for you by being invested in a 401k.

The people who got screwed here were the regular American people affected by the economic downturn who didn't make poor decisions, and the hedge funds didn't exactly cause that, it was the big banks and slimy salesmen like those two guys in this scene.

A former tech school classmate of mine works at a job for 2/3 above minimum wage. Dude drives a large 2 year old Audi. I'd say a bubble is still here.
Every house in the neighborhood has either a boat, an RV, or jet skis parked out front, also a For Sale sign. "Neither of them are working right now".
Me at the end: "There's a bubble! But I need to stay in Vegas another week to do more research"

That was thing back then.. even during the bubble before the crash it was a scam...a buyer would be sold on an adjustable loan and told they could always re-finance later to a fixed loan later after the teaser rates went up. Use this to buy a more expensive house and anyway, the home value was only going to go up buyers were told... So why not take advantage. The loan would sail through. But once locked in, the buyer would find it was not so easy to re-finance...suddenly the banks were doing their due diligence in those cases... income verification, the whole works. Banks did not want people squirming off the hook on those adjustable mortgages...

There's something poetic about Baum popping the bubble in this particular setting. Warren Buffett said of the 2008 crisis: "It's like Cinderella at the ball - everybody knows they're going to turn into a pumpkin at midnight, but no one wants to be the one to stop, because everybody's having too much fun." Carl Hiaasen said something similar about strip clubs: they're like a grown-up version of Disneyland, where men in bowling shirts go to fantasize that they're actually going to hook up with a beautiful naked woman. And the dancer is Cinderella, realizing that she's not a budding real estate tycoon, she's a waitress working for tips who's saddled with six home loans when she can't pay off even one. You can almost hear the music come to a screeching stop.

The loan officer I used back in 2004 said the same thing - get two loans, an interest only and an ARM and then refinance the ARM after the home prices have increased. Thank goodness I went the fixed rate route since my home value was cut in half in 2008 and didn’t break even until I sold in 2016. Still felt like an idiot though

I read the book first, so when I heard they were turning it into a movie, I was flabbergasted. Its about rates, finance swaps, business deals, risk tolerance. Boring as dirt, you'd think. But they found a way to tell the story visually and through dialogue that made it work brilliantly.

Had a friend in 2006 told me he owed 300k on his 90k house. He renovated, bought a brand new car, paid bills, took a vacation, bought a boat. I told him "My god you owe 300k on this crappy little house" He said "It's ok because the value keeps going up. If I can't make the payments I'll just sell the place for a big profit" He also told me how dumb I was for not investing in real estate.

What does owing 300k on a 90k house exactly mean? That he bought a loan with his house as security/collateral? If that is the case then in the case of non-payment of loan installments/interest, wouldn't the house ownership transfer to the lender/bank?

NINA loans still exist and are all over the place in Orange County, California. They're just considered investments to be rented out, so as long as you aren't living in it they will give you the loan.

Mortgage companies were qualifying "subprime" borrowers off of teaser rates and selling the mortgages to big banks who profit off the debt so long as the borrower keeps paying. What you hear from the Bernie Sanders crowds is that wallstreet made irresponsible loans because the federal Community Reinvestment Act (CRA) essentially forced the lenders to make these loans to secondary borrowers or "subprime" borrowers. Banks had to reach a certain thereshold in low income urban borrowers who were risky. These loans would of NEVER happened if not FORCED by the government. The next error on government is Freddie and Fanny which are government entities in the housing market that bought up these and other loans by the banks because Freddie and Fanny have what is perceived as the "implicit guarantee." Wallstreet had something profitable here, they can make these loans sell them to Freddie or Fanny profit off of them, and Freddie and Fanny were willing to buy them because the government wanted to show they were promoting home ownership in urban communities and subprime borrowers. Again, in a rational free market, this would NEVER HAPPEN absent goverment because a bank is NOT going to loan out money if it feels it won't be paid back, but since they can simply package the loans and Freddie and Fanny will buy them, why not make the bad loans, you profit whether or not the borrower is good to pay you back. If you are a bank who has good lending standards back then, you were indirectly PUNISHED by the government, because if you don't make those loans to these unqualified borrowers in real life, another bank will, and as a result you lose money. This is what we call in economics a "moral hazard" (yes that is an actual economic term) caused by the government.

Houses were going up and everyone said they would go up forever. She was trying to (and succeeding at) leveraging her stripping earnings into a very profitable little real estate empire. In the Big Short book, there are several people such as a nanny and an immigrant strawberry picker, who are allowed to borrow to buy homes, and then borrow against that home in order to buy a 2nd, etc. They were all buying rapidly-appreciating assets, so both the borrower AND the lender thought they couldn't lose. Worst case scenario the house gets sold at a profit. Of course the reality was worse than worst-case, because once the value of the houses went down, EVERYONE was upside-down on the deal.

The situation in 2022 is the same. I see everyone around me working low paying jobs as assistants making 60-80k a year, and they own 5 houses in California worth 6-8M. But now they are not speculating on the prices of homes to go up. Now they put tenants and charge them crazy amount of rent so they can cover the monthly mortgage payment with the money. As interests go up, rents go up. Not sure yet how will this end up, I don't have a crystal ball..

Buy a house with cash? How long you planning on saving. Considering most mortgages last 30 years, seems like it would take you at least 10-15 years just save up enough to buy in cash. Not to mention the house will be smaller since you won't be able to afford as much. And all that money you are saving up in cash is money that's not working for you by being invested in a 401k.

@@izzad777 These people didn't exactly get screwed, their own gluttony and foolishness caused them to take out stupid loans. The people who got screwed here were the regular American people affected by the economic downturn who didn't make poor decisions, and the hedge funds didn't exactly cause that, it was the big banks and slimy salesmen like those two guys in this scene.
Damn, why couldn't this happen today, we'd all be flipping million dollar houses and banking the profits lol
