Sq footage normally only indicates actual house - no porch, nomgarage, no basement. I like knowing the total but please also include sq ft just of the house. Garage should be listed separately because there is the option to go w 1 car,2 or more.

Buy land build Subdivision of favorite house plans

I love that it is NOT an 'open concept' living room, dining room, and kitchen. It does need more storage, though, and the main bathroom needs a tub/shower combo.

I don’t know which award this design won, but the accolade is well deserved! This is a great home. One in which I already feel comfortable and cozy. The sun room is superb as is the main bedroom. More subtle details like the well laid out two-tone kitchen did not go unnoticed. I’ll never tire of wood accents in a family home.

The slatted ceilings are fabulous and make everything really big. Your eye moves to the ceiling. Absolutely grand. Whoever came up with this design trick, KUDOS. This style will go viral.

This design is the best I’ve seen so far. All spaces were used properly, no unnecessary rooms made. Perfect for a family. I love this ❤️❤️❤️❤️

This home is my favorite but the new changes make it mor desirable! Love the other fireplace in the 4 season room, the office/den, laundry room by the garage and of course the garage itself! Excellent job!

Beautiful floor plan. Love that it is not that darn open concept 🤮. Great space utilization. Cannot say enough nice things about this home! I am 79, fully ambulatory and with wider door openings to facilitate a wheel chair, if ever necessary this could be a perfect forever home, to age in place, for my husband and I.

@@donnydoit7678 Construction costs differ from location to location due to variations in geology, tax regimes, transport costs, availability of building materials and labor, and so much more. The only way to know what costs work for your area is to purchase the architectural plan and give it to a quantity surveyor in your area who can create for you a Bill of quantities. Are you able to take that important first step?

This design is just lovely. To me, everything is laid out so well. Plenty of room to gather and entertain as well as quiet and more private spaces. The bedrooms are especially well decorated. Classy and comfortable with a whimsical child's bedroom. Always welcomed bathroom space. The kitties will love the sunroom and there a few discrete spaces for the pet box. Spacious garage. Just love it.

This is your best design ever - kudos! I'm in love with this house and ready to move in. I especially like the ceiling treatment, and that you did it everywhere including the garage. You get better with each new design, I'll look forward to your next idea.

I put a lot of thought into the ceiling treatment. It was important to me to create a cohesive look throughout the entire house, even in unexpected areas like the garage. It's those little details that can truly make a difference. I'm glad you appreciate it.

Beautiful home, perfect for a larger family with an office that, in a pinch could be a 4th small twin bed room. Love the Master suite!

The sun room could also serve as a 4th bedroom. That sofa already looks cozy to sleep in.

The ceilings are FAB. The slatted wood is stunning. Makes everything. GOD I love this home. Waiting for painters and crew to finish the painting etc. on the one I'm in, then I'M OUTA HERE. My son in law (an engineer) is overseeing the build on the new one. I'm jumping up and down. I have a meeting with the landscapers. I already met with the pool people. My daughter just keeps laughing. My granddaughter and my great grandchildren are going to have a blast. Gotta go.

Wow, this is stunning. Beautifully decorated. Very elegant. I just wish for a real fireplace instead of a gas one. Back to the amazement, I cannot believe it has an office, a laundry, a pantry, a sunroom, 3 bedrooms, and 2 bathrooms. And ALL on one floor and let's not forget the wrap-around porch. I would buy this for my daughter as a starter home.

SOLD to an AMERICAN..!!..omg..LOVE it..i mean i LOOOOVE it..and "I" am a real picky btch..it HAS a PANTRY..AND a separate utility rm..i like that in the master the walk-in ISN'T on the other side of the bthrm..i can't stand when you have to walk through the bath to get to the walk in..and the closet is decent sized and well appointed..the sun room is wonderful..love the window styling..lovin' the porch..and it's all one level..easy to "age" in...and gas stove..also i LOVE the fire place..MUST have for me in a home..well done !!

This is the best design I have seen, it absolutely beautiful, I would definitely be interested in building this home

Mostly like the design. Need a broom closet, linen closet and furnace room. Would not have a walk in closet to make room in garage hallway for a wall of more storage. Need walk through pantry (for unloading groceries) and easier way to laundry room from kitchen. Would extend garage to the right in order to have an entry from the front of garage and a door to the back yard.

I really like this house, it is not too big nor too small! It is a house that one can live in.

If I needed a big home now this would be it! Perfection! Love it!👍👍👍

When we were designing this home, we really wanted to create a space where every little detail added to the overall beauty and functionality. The wraparound porch is perfect for those lazy Sunday mornings with a cup of coffee, the sunroom to bring a smile to a face with its natural light. The spacious living room for gathering family and friends, and the kitchen to bring out the inner chef in you. I'm truly glad that you find it all gorgeous! Asante Ndugu!

Love the pantry design. I prefer the master to be separate from other bedrooms. Love almost everything especially the placement of the garage and the large porch.

Hi ! This is Capt. Krish here from Calcutta. It's really very nice home plan..

I'd remove the door in the very mini office. Put a larger window instead. OR make it the laundry room / mud room (linoleum floor where you take off and leave dirty boots)...while moving the office to the Sunroom. I'd remove the fireplace in the Sunroom so I can put a desk in the center of the room...and remove the door. I wouldn't need another door there. There's already a door around the corner. I'd prefer the wall for shelving or art. You could make the 'laundry room a walk in coat closet or some sort of extra place to store a vacuum cleaner or cleaning supplies OR just increase the size of the pantry. Other then that...I like it a lot.

Best floor plan I've see in a while... I'd like it a little bigger as I have a 2acre plot I can take a slightly Larger Home with bigger rooms...BUT the floor plan works...Love the lay out...need to work on special lighting those corridors will be dark otherwise!... and i'd like a pocket door...giving more privacy to the two guest rooms when accessing the bathroom...of course I'd prefer all en-suits !!

The music is relaxing while u touring us. Instead of talking like others.

I think the pantry should have a door in the hallway leading directly to the garage. If you have your groceries in the car you need to walk around the whole pantry and through the kitchen to put stuff into it, with possibly dirty/wet shoes. The door from the house to the garage is in a good position to pass by the cars and get into the hallway. As a german i am not familiar with walk in wardrobes. To me this seems really a lot of space used up. What about (looking onto the layout as presented at 10:00) making the lower half of the wardrobe area a hallway, and extend the pantry upwards to the former wall of the wardrobe. Then there could be a door from the pantry pointing right hand to the garage allowing direct access, a very short path. The hallway would then go around the pantry.
