According to a recent Zillow report, the average Las Vegas household needs to earn nearly $70,000 a year just to afford rent. Channel 13's Abel Garcia talked with locals about the high cost of living.

    In 2015 you could rent a 4 bedroom 2.5 bath house with a living room, dining room, eat in kitchen a family room, garage and backyard for $1500 a month.

    Exactly today they are just unaffordable. People will start moving out ~ people don’t care if the working class can’t afford a decent place to live and even have a decent car to drive ~ Las Vegas will see a mass exodus this will just get worse. Before two jobs would help you today even with 4, jobs you can’t afford anything but pay the basics and no savings. People will either move or become homeless. Monopoly city but no monopoly wages…..

    When I moved to Las Vegas in the mid 90's it took us about a 2 weeks just to decide which place we wanted. There were so many affordable options. Times have changed.

    Always look to be a buyer. Ther were 70k condos back in 2010. That was the tie to take advantage of the low cost.

    Yep.This is ridiculous.Thanks to all them Hedge Funds-,and asset management firms who gobbled up real estate properties after the big 2008 real estate crash,and are still doing so.When I moved to Last Vegas in 2007 I paid $675 in rent for a 1 bedroom apartment in Summerlin.That same 1 bedroom apartment is going for $1600 a month today. I was looking to buy a house,and was outbid by a cash paying hedge fund firm which paid $283,000 cash for it.That same house was sold 4 years ago for $488,000.Thank you very much Hedge Funds.SOB's.

    Do you know why they are actually raising the rent for? If you live in the ghetto where you have to share a washer and dryer or they have facilities, the rent is a little cheaper. But the rents are going sky high over a washer and dryer, and the microwave inside the apartment. Its nuts, and corporate America is buying everything to drive up the prices.

    I lived in the LA area for 40 years and trust me, Vegas has a ways to go before being compared directly to that city. Traffic, housing/rental costs, crime, pro-tenant legal system, homelessness......Sorry but Vegas isn't close at this point to being in LA's orbit.

    That is more accurate. Has much of the housing sales gone to big real-estate investment corporations, or individual buyers in your part of AZ? How fast has building supply kept up with growth of your area? What new build residential development bracket has had the most construction? Which has had the least? There we can see the problem 👈👉supply is not meeting demand and what exists is being out bought by major corporate interests. Cash offers with $10,000's offered over askkng price by deep pockets and no cost-of-living rental caps locally, the American dream is sold off to leave those without, out on the parking lot of society.

    When I first moved to Vegas in 2017, I was renting a 2 bd in Centennial for $775 and was making $43K. I was living comfortably on that amount. Now? Forget it! $43K is poverty wages now and it's crazy how fast that got where living comfortably at $43K feels like a distant memory.

    Not supply and demand you make it harder for people to be able to get a rental property. They have to have an excellent credit they have to earn three times the amount for rent they have to put down a ridiculous security deposit first and last month's rent. Plus all the utilities in miscellaneous fees that are put into these apartment complexes and you only want to pay entry-level workers $11.25 an hour send taxes have to be withdrawn from their check they're making about nine dollars and fifty cents an hour

    At the price you might as well move to a none desert state. The only reason why people moved there was cheap rent. The majority of California people bought homes so the rent had no reason to shoot thru the galaxy.     I moved and my house payment and utilities is about 2600 a month, and I live I a very nice part of town. My cost of living is down and my pay and benefits are up. It’s only going to get worse. Find a place to move to, and you won’t regret it.

    5% rent raise compounded over 31 years comes to about $2042 and averaging out with market rate. Its reasonable when you look at the numbers. Rent control is 3%

    1600 is for an older complex without many amenities. And that’s just base rent. Now add utilities and BS fees from the apartment complex and he’s at 2100 before he spends a dime on a car or food. Then look at how much the “nice” apartment complexes cost…

    If rent control is implemented, landlords will not rent their homes, causing shortage of homes to be rented, causing rent prices to soar due to more demand and less supply. Landlords don't want to be told how to rent their homes. Be careful what you wish for. Anytime the government intervenes, things turn to crap.

    rent control would cause the price of housing to go up, the supply of housing to stop growing, and would increase the cost of everything else in the area. Economists have known this for decades. The solution is more housing being built to increase supply.

    Too many people moving into this area. Far too many people. For what? Has Las Vegas diversified their economic base? They've simply added more "hospitality" jobs by adding professional sports teams...an ego trip for those who shape Las Vegas' future. Along with the California influx comes the tremendous increase in crime and traffic. I used to live in a nice area which began seeing graffiti marked by California gangs!!! WTH? We used to be able to drive across town in any direction within 15-20 minutes. What's it taking now? I've dithered about moving because of a limited retirement income but no longer. I've set a plan in place to get out.

    Man, I live 5 miles from work and it used to take me about 10 minutes, only because I had to wait for a few lights to turn into the airport. Now it takes about 30 freaking minutes! It’s crazy! Friday, it took 45 minutes for 5 doggone miles!

    My wife has a well paying job, and I have had 3 jobs at one time just to keep life moving with our two kids. It's ridiculous. I have lived here since 1999 when my grandparents moved here. It is not right. So because of the sports teams, "supply and demand", and "job opportunities", yeah... goodbye locals, hello Californians and already rich folk. Inflation, and weak jobs.

Now, with my family of 4 and the cost of everything, staying in our 2-bedroom apartment makes sense for now. I will be with the fire department soon, and that will all change!

    @rangledangle3371 It's not an issue with me. All the stadiums and sports, we are a tourist city. My main complaint would be to have better schools and assistance programs. California gun laws and most laws need to stay where they are. Nevada is a mixed state, and Las Vegas is a very blended city. Northern Nevada is much different, and we enjoy the variety we get here... however, I must say it could be a better place.

    I was in Vegas in 2017 and I was talking to a girl that worked at the food court outside of Ballys. I asked her how much was the average cost of living and she said she paid $700 for her rent. Crazy to see how it’s doubled in 6-7 yrs

    Since when does rent go down? I've only seen it go up in FL. It was $850 10 years ago for a 1 BR. Now it's $1600. It doesn't go down cause they make more money by having high prices with one third of the units occupied.

    Get this. Moved here in 1988. East Charleston blvd. 1 bdrm ..$375 a month...with free Apollo cable. Water and sewer included. Covered parking with locking chains. Racquetball basketball volleyball courts. Grass everywhere. Front office hosted monthly free BBQs or a continental breakfast. Complex rented one side for singles/couples. The other side for families. Each side had their own pool. $8 an hour could get you this.. and a nice used car. Only 600k people living here. With a fast growing population comes big city issues...especially the California greed and crime. It's only gonna get worse ...1st for have nots...then it will trickle upward

    Correct. 99 paid 675, 2 bedroom, 2 roommates and could afford to save for college working 2 jobs in the summer, 1 full-time year round. LV hired an absentee Governor who took the job to network real-estate policies for his wife's busines, not for the voters and citizens.

    I remember the housing crash in Vegas in 2008 where a $330,000 home dropped to $85,000 and you can't get people to rent a 3 bedrooms house for $1,500 much less renting an one room appartment for $1,600. There's going to be another horrible crash coming. Greedy corporate artificial inflation will ruin society.

    Vegas needs to start building more affordable houses and rentals. Where are all these hospitality, civil service workers etc suppose to live. Without housing you have no workers for all the hotels, sporting and concert venues. They can not afford these outrageous home that retirees are buying. The only reason my friend has a home there in a great neighborhoods is because she got it 20yrs ago.

    I had a friend who received a $.50 raise, his rent was raised $1000 from 2021-2023 for a roach box of a townhouse in the Henderson hood, with a broken window, that hadn't been replaced in 5 years, zero upgrades, leaks in upstairs bathroom with the floor sagging, through 3 changes of owners for the whole development complex.

    I checked out a new complex being built near Rainbow and Warm Springs. A basic studio started at $1,700/month. Regarding established (used) properties, a lot of this is due to investors so desperate to buy commercial residential real estate (apartments) that they pay too much and have to pass that on to the tenants to make a profit. About new properties, well, NEW always costs more / too much for the average person.

    My uncle started Metro back in '73. And I really wish we gave back to the locals that have been the backbone here for as long as we have done so. The rents and homes are already 400~480,000,00 except your California 70k poverty level is the high in Nevada 70k is their highest. So in order to claim your ok with Nevada rents you would need at least 105,000,00 annual to pay comfortably and save that’s if you don’t get in debt buying their 200,000,00 dollar home for 400,000,00 ~ the horror has just begun.

    In 2008 I rented a small one bedroom for just under $500. Now, that same apartment is over $1400. I told that to someone in their twenties, the person in the leasing office of the place I’m moving in to, and she was shocked.

    I remember in 2008 when the market crash you could get a 5,000 sq ft home for 300k with a pool. Shoot you could buy a regular house for 100k when the market crashed. Now everything is even more the the Bubble in 2008. Those houses now are a million dollars when in 2008 they where 300k to 400k for a mansion. I grew up in Vegas when I was a kid. I remember we bought a house in the 90s and it was cheaper then the 90s when the market crash. Man there was so many good deals. Not anymore. It’s crazy now.

    I used to live in vegas when I was 22 and was renting a nice 2 bedroom apartment for 1000 a month and my roomate was paying 450 dollars a month. 550 wasn't bad. Still had enough money left over every month to go out and party and have fun. I don't live in vegas anymore but I won't go back. It's changed a lot. Homeless people everywhere a lot more ghetto areas. And the strip is horrible. It's always been overpriced for tourists but now it's at the point where it's hilariously over priced.

    I feel lucky as I live in a house with a 980 mortgage payment. And it is still a struggle. Even when I worked for you guys (13) I could not afford shit because the pay was so low.. Wages need to come up, or prices need to come down

    Not lying. They pay dick, worked there for over 10 years. I worked in production. When ever I asked about a rise I was just told to look for another job. Got even worse when Scrippts bought the station and got rid of our health insurance and replaced it with a very expensive heath savings plan. We even tried to Unionize, but could not get the votes form the older guys that had a good paycheck. (was still low compired to anyone else) @@jasoncaine2600

    Look west. That's worked SO well in CA. A $1k rental in 2019 became $1400+ in 2021 due to endless money printing. A 40% drop in monetary value in 18 months alone.

    70k is the bare minimum after Tax. I made almost 100k per year as a welder one year. Tax took about 40%. After total deductions. That was working as an employee. The welders that are self employed, have a different equation. Was I approved for a home loan?? NOPE! The american dream is a GONER.
