    The Strata investment strategy is very common in US. It is called crowd funding. The entry point is high though, open to only accredited investors and not open to everyone. It is a bit risky strategy because the promoters can ask for more money or decrease the returns at anytime. There is no guarantee return that is advertised. Have to be very careful selecting the property you want to invest in. Also, you do not participate in the upside of appreciation of the tangible real estate value, you are just loaning the money to the promoter and receiving x% of return for a fixed amount of time. It is best to use this vehicle to diversify your investments.

    What you mention is not same as what strata does . There is huge difference. Strata is not a developer. It handles developed properties which are preleased . Hence no ambiguities mentioned by you

    Bhat Sir, Legal Enforcement in USA for a Property Owner is such a favourable that the Tenant has to simply vacate the Rental Property once the Lease period is over. Zero problem of Bad Tenants !!! If the tenant refuses to vacate the property, owner will call the police and police will absolutely ensure that with in few days your property is vacated !!! In our India we can never expect to happen this, people are afraid to give their property on rent because they may or may not get back it, so they prefer to keep it vacant and in their possession rather than rent it.

    Lodha sold Palava Project to unsuspecting NRIS at 35% higher price, compared to market price joining hands with SY during COVID time while none could travel. It’s your money, please do due diligence! Apartments sold for 50L turned out to have a market value of 37 L. You can see retired investors crying in KZread channels.
