Guessing house prices in the US is a complete crapshoot, there are literally dozens of factors that can greatly affect the price, there's zero consistency. Also, a "half bathroom" is something a lot of middle class houses have. It's also called a guest bathroom. It's just a small bathroom with just a sink and toilet that's near the front door, usually right inside like under the stairs or something, before the living room.
