    Beautifully said, I tell my folks these words everyday. It's good to save money but most people don't understand the market moves and tend to be misled in facts like this and always depend on money in the bank.

    Shaf good video. I have a wee question for you . We are purchasing our first commercial property which has a new 10 year lease tenant. and the bank has done there valuation and have come back stating a vacant valuation price and will not come up to purchase price can we now re renegotiate price? Or will we have to cought up the outstanding 12% ?most appreciated Bob

My home has an office space below it, the building used to be a bank and bank managers house years ago. I was wondering what the best method of securing finance for the property below?

    Hı Shaf, I am new to your channel just subscrıbed great Q&A sessıons do have a questıon though: do you need plannıng permıssıon to change the ınterıor layout of your property ı.e. turn a 1 bed flat ınto 2 by addıng an extra room? or a 3 bed house ınto 6 bed house? ıf the flat ıs a share of freehold, would I be able to add the extra bedroom wıthout havıng to obtaın other freeholders permıssıon?     Hey Shaf, thanks so much for the great content. I’m just getting into property investing and the only reason I would pay for a mentor is so that I don’t miss out or forget to do any due diligence on the BTLs that I buy. Would you be able to do a video on the due diligence you do on your properties please? E.g insurances you need to buy. Also the people you need to hire to help you make sure you aren’t caught out by anything in your contactual agreements. E.g property solicitors.

    Hi Shaf, what if your opinion on using the strategy of purchasing vacant buildings, occupying them with your retail business and then selling them to raise capital to expand your business? Is there some obvious downsides I have not considered?

    Thanks for the advice, made me laugh i never thought i would hear tbh no money from a chartered surveyer! Looking forward to your next video in 4 weeks. I would love going to speak to every single tenant of a parade of shops,. Will landlords that have commercial mortgages now that bought high when a tenant just signed a 10 year lease and can now only pay half the rent because of the covid would the mortgage company look at the LTV Dropping and want the landlord to put more capital into it?

    Will greggs and costa even get the customers they had if offices around and people working from home continue. If people continue to work from home the culture of lunch and after work drinks will drop. I have £50,000 I want to spend it but at the moment even getting builders to do projects are booked up in my area. Would you wait untill next year?

    Shaf, thinking about your first ever property deal, then comparing to your last property deal. Do you think its easier for you now to find and do property deals because you have build up a network of people who know and trust you and also now have the financial freedom to be able to make them happen?     Shaf could you help me with this... been looking at properties to start my portfolio... i can buy properites for 60k in places like Darlington up North. I am in London but this will allow me to start my portfolio .... would you recommend doing this or shall I save up for property's closer to home

    Although I'm not Shaf, I would personally wait until Q1 in 2021 to buy property. I live in the North East and the house prices at the moment are very high so not good for ROI's. As soon as the price drops I would definitely invest up North, you could probably buy, refurbish and refinance 5 properties with £100k whereas London you'd probably need £50-100k for 1 property.

    Converting 1 in 7 views to a sale online . Hospitality companies through to individuals , given the limitations of the product is not suitable for every situation , 1 in 7 is not to bad ? Im usually happy to work just 12 weeks a year , this time was important to be in front of the news . I only acted due to failures of least of all our own government

    You really need some production assistance with these videos. The camera set ups, animations, editing etc are miles below the quality of content you're capturing. It's a shame. I run a business and work for a non-profit, so my diary's pretty rammed, but I live about 5 minutes from your office, and would be happy to show you how to improve production quality. I used to produce and direct video content. Worked in various capacities on numerous films from zero budget to +$100M. Take care
