Argentina Apartment Tour for $270 a Month | Affordable Living in South America

Hey everyone, and welcome back to another video! In this one, I'm excited to share with you the apartment I'm currently renting in Argentina. It's an amazing place, and the best part is that it only costs me $270 a month. Can you believe it? Towards the end of the video, I'll go into more detail about how I managed to snag such a great deal. So make sure to stick around for that!     It's July 2024 can still get very nice furnished studio with kitchen in beautiful area thru airbnb from $400 USD/p mo and little more depending on need. Doesn't matter if it's in Buenos Aires, Mendoza, Cordoba, La Plata, etc. I've certainly been enjoying accommodations in different cities :)

    For US citizens that aren't familiar with Argentina rental contracts, etc., and this video touches on them, but doesn't explain them in detail.... I'll do my best as an expat of 20 years in Argentina to touch on the high points. 1) Forget the normal wear and tear clause. You, as a renter are expected to repaint the property and put everything back into a state to is prepared for the owner to rent to the next renter when you leave. 2) Rental contracts are almost always handled by realtors that are chosen by the owner, but for which YOU pay for, and you pay a fee to the realtor when you sign the rental agreement even though they work FOR the owner and are looking out for their interest. 3) Be aware that you may have to purchase your own AC, heat and/or refrigerator. The rental may not even include a stove/oven. 4) You, as the renter, pay the property taxes, not the owner. 5) The owner is normally only responsible for "infrastructure" type repairs, like wiring, plumbing etc. Other repairs are YOUR responsibility. 6) Pretty much EVERY rental requires what is alluded to in this video... a guarantee, or what we would refer to in the US as collateral. There is another option, not mentioned in the video, which is to contract through an insurance company, which costs basically another month of rent for every year of the contract. 7) This is not the Argentina of 2002. Believe me... I've been here for a long time. There are still some advantages. I've had personal house cleaners, plumbers, carpenters, painters, working for me recently between 2-10 dollars an hour. BUT, cost of restaurants, groceries, utilities, etc., have changed DRAMATICALLY in the last few years and are approaching US values. 20 years ago, having a US salary and living in Argentina was like living like a king. Those days are GONE. When you consider my next point, this has become FAR from paradise. 8) Security... CRIME... SAFETY... It's a MAJOR problem in Argentina. We live in a house with a house alarm, private security, a community alarm, an electric fence around our entire property, 360 degree cameras for our property, two German Shephard guard dogs.... and we still can't sleep peacefully at night, not to mention what it's like going out in public. The people in Argentina are CONSTANTLY complaining about the problem and the corruption and lack of protection from the police, but trying to adjust to this from US life.... forget about it. I have been held and robbed at knife point in my office building. My wife has been robbed various times, but one time in particular almost killed where they threw her into the street, tried to carjack her and fired various rounds from a pistol near her head while laying in the street. If THIS sounds like your dream life.... then by all means, move to and retire in Argentina. I'm sorry if I'm bursting your bubble and your dreams, but it's with the utmost concern and respect that I'm trying to warn you of what you're getting into.

    @@samwdavis - Sorry it happened to you and your wife, but generally speaking it doesn't happen to most people, just some few unlucky ones, and a lot of these burglaries or holdups take place in certain areas of the country, not everywhere.

    That’s a good apartment for a reasonable price. Here in Buenos Aires landlords are asking at least 500 dollars for a monoambiente

    This looks like a fantastic deal. I lived in Buenos Aires for 10 years. I purchased a home in Mar del Plata in 2009. It was one of the best decisions of my life. I wish I could find an apartment for 270 dollars in downtown Mar Del Plata. If you can pay all cash up front you will cut thru a lot of the red tape in Argentina. I live in Chicago, Illinois, and that apartment in downtown Chicago near the lake front would cost you at least 2500 dollars a month without any of the utilities. Man, you have a great deal.

    Thank you for the tour inside your new apartment, it is clean, a lot of space and good for you. I don't know if you can do another type of videos that you haven't done before because I've been watching your videos for a long time and I know your style of video.     I'm glad it works for you, but as you said having a 75% increase in your rent yearly is out of the official increase rate, so it's just plain illegal considering the law today. So if you ever have trouble with your landlord you have that on your side lol (even if there's a contract mentioning the 75% yearly, a contract cannot be above the law)

    Es verdad, de mediados de noviembre hasta abril, es imposible conseguir un alquiler anual, puesto que lo alquilan temporario por el verano y los precios son otros, lo que vale un mes, te lo cobran por semana. Generalmente, en las zonas turísticas es muy difícil conseguir alquileres anuales, a veces hacen contratos de 8 meses, de marzo a noviembre, en la costa. En Pinamar pasa lo mismo.

    So, $270 to start, then after 4 months 25% increase rounded to $328, then at 8 months up to $410...that's 52% by the way...so legally binding. Price increases here in Australia are about the same its like a land grab...no inflation driven but supply driven. Great video highly informative.

    The price goes up in pesos. Since there is so much inflation in Argentina when they do increase the rent by 25% it’s still going to be around $270 a month.

    The 55% increase is in pesos, not in dollars. Allow me to explain. For example, if your rent is 100 usd (50 000 pesos) in January 2023, the 100 usd in January 2024 will be worth 100 000 pesos if inflation stays at the current rate of 102%. This means if your rent increases by 55% at the end of the year, your rent actually decreases by 45% 😂😂😂 . Of course, this is very difficult for Argentinian people. They earn in pesos, and you earn in dollars. I hope you understood Economy 101. Inflation doesn't affect your rent or expenses at all because you have dollars. Dollars increases as much as inflation. ❤❤❤

    Area. Floor tiles are 60 cm square. Easy to calculate sq metres. Living Area ~17.5 m2. Kitchen ~3.5 m2. Bath ~2.0 m2. Bedroom ~8.0 m2. Around 31 or 32 m2, which is a normal size modest 1 bedroom in much of the world. 345 sq feet. Size of a small studio in old buildings in WDC, NYC, Boston. Quite small contrasted with modern USA or UK construction.

    Mar del plata es una hermosa ciudad, pero no es de las más seguras. Si quieres vivir en la costa y buscas tranquilidad, te recomiendo Pinamar. Tendrás bosque, mar y mucha paz, menos en verano, que se llena de turistas, pero mar del plata es mucho peor en verano, un loquero de gente. Saludos desde Pinamar

    Personally, I’ve never rented a car in Argentina. The one time I did try to rent a car they needed a physical credit card that they could put on file and I only had my digital card on my phone. So I was not able to rent the vehicle. So mainly Make sure you bring a physical credit card.

    In dollars, the apartment is a great price. In Los Angeles, the apartment would be at a minimum of $2,200.

    Yes, the laws have changed now making it much easier, but you still have to have a guarantee for the property. Also prices have gone up significantly throughout the country.

    Having the contract in USD doesn’t follow the regulations here. But most people are starting to rent that way, but my contractors in pesos.

    The average expat is, of course, unlikely to have such a guarantor as your girlfriend's family member. So, highly unlikely to get such a deal. But don't the Argentines use credit reporting agencies? And suppose you agreed to prepay the rent for a year?

I recently read that “ El Loco !” …..Milei has removed all Rent controls so as to let the free Market decide the price of Renting …….i know this will cause a large increase in prices in the more popular districts which , according to the laws of basic economics, will result in the less well paid folks moving to cheaper areas . I have noticed on my travels that in the Capitals as well as the Cities with over 1 million population that there tends to be more employment and Business opportunities however, the negative ( certainly in the UK ), there is more crime like Theft from shops, Breaking into property, Stealing motor vehicles, Street robbery etc Perhaps there are other big population areas outside the Capital with good priced Apartments , good shopping , good quality Utilities , good Business opportunities and less crime involving theft . I will also be looking at La Plata, Mendozas, Tucaman and San Luis . Thanks and all the best .

    If you are a US citizen or resident you pay US income tax regardless of who is paying and where you live. You may have to also pay state income tax based on your last address in the States. If you reside in Argentina more than 180 days per year (may be different now) you have to pay income tax to Arg AFIP, regardless of who is paying if your citizenship country does not have a double taxation treaty with Argentina. US does not have a treaty with Argentina.

    Yeah every South American country I’ve researched seems that within the last year because so many people have been migrating since 2020 that this type of stuff is super common. They definitely are taking advantage of foreigners. But you know what. They do that in every country. It’s sad. Where is there a place to live where people are moral and honest?

    Easily. My Airbnb is $400 a month and it's located in a good area near a metro station and some parks. You can go cheaper if you dig enough and don't care to live near everything

    So, I've heard how the exchange rate could make Argentina a nice place to stay... but just after a couple of videos I'm seeing it's not gonna work for me. That's WAY too much chaos and lack of basic stability. Such a shame, being the beautiful country it is, and the fact my grandma was from Buenos Aires...

    With everything, mostly food. But at least for right now, everything is absurly cheap for sameone who doesnt get paid in the national currency (peso). You can rent beutifull departments for around 200k maybe 300k (200-300dollars) just gotta know where to look.

    Wow, nice apartment for the money!! So, basically Sito I think your GF's family signed as your guarantor on the apartment. Perhaps you could find out if a lawyer can do this instead if you don't have family or friends in Argentina. I would be interesting in know this. Thank you again!!

    A "guarantee insurance" can be accepted, but most ask to have between 1 to 2 guarantors in case of late payment of rent or possible compensation

    Hola, no sé qué tan segura sea Minnesota, pero va a depender de la zona que busques. Hay zonas que son muy seguras y tranquilas, con mucha naturaleza, en las ciudades, va a depender de que ciudad y que barrio. Luego hay zonas muy marginales. En la ciudad de Buenos Aires hay zonas muy seguras. Mar del plata no es tan segura, y hay pueblos rurales dónde duermen con la puerta abierta. Depende mucho de lo que busques

    The stupid government chose the worst possible way to deal with the currency problem - more regulation. If the market were allowed to decide things like price and lease terms then there would be no shortage. New president there now so things will be looking up soon. I might want to make an investment there
