    Brother, I bought a vacant land in 03/07/2017. Totally 5 plots are there ( from road point )and my plot was the last one.A common pathway 12feet * 301 feet is mentioned in records ( Sales deed registered copy and FMP ) for all five plot's . We are not aware DTCP approval process during that time. Now i am planning to construct a home. How to proceed further. Need your guidance.

    Bro, I had given CMDA aproval to local guy as business person. He told need online patta for that. but we have patta in handcopy given before 20 years. For getting online patta he asks 40,000 rs including bribe . i had already applied via online but for process need this bribe. already applied for CMDA registration slip too. Kindly suggest to move in it.

    No option, they won't sanction approval for your case. May take action on your building if the area is well developed.

    As per my Experience! They will ask to demolish the deviation. Incase, the deviation is from foundation level, it becomes even more difficult!! I have seen 3 buildings so far in Chennai, the work stopped at almost completion stage! The owner has approached the court now

    Can you explain temporary approval.(one of my friend suggested, first to apply for temporary approval, this temporary approval for basement only, it will take 2 to 3 months to get full plans and building approval, mean while, if I completed basement with temporary approval and basement quite strong like that he is suggested.)

    Thank you for contacting us. If you have approval for GF and if it is constructed as per setback mentioned in sanctioned approval copy, then you can go for 1st floor extension and construction approval in near by BDO ( block development office). For processing approval work you need an intermediate person who should be a civil oriented engineer ( LBS licensed building surveyor or registered engineer) you can find them in near by planning office in your locality

    I constructed one building in Chennai without obtaining permission and with no setback!! Neighbour has complaint to Corporation and they issued lock and seal notice!! Negotiated with the neighbour even with help of a MP, but corporation saying no solution!! Any remedy available ??

    No option till now, once you start your construction without approval you have no other option, just to demolish and reconstruct.

    Sir, in 2016 built house in unapproved plot in chennai. Later on only regularisation scheme came and i got the plot regularised. Now if i want to build house in first floor, do we have any legal way to get approval. Building regularisation seems to be not applicable for buildings constructed in 2016
