I am a big fan of building over a garage on single family homes with attached garages. The two biggest factors I like to look for are existing side setbacks and a good location for the exterior stairs. Great video Ryan Id love to show you one of my projects in the future!!!!

Thanks for the videos and the information, it's very complete, I'm trying to legalize a small detached ADU in the city of Long Beach, but I don't know which or how many forms to fill out to submit, any ideas? Thanks!

Your channel is great to begin with but this was a particularly good video. I loved hearing from a builder and being taken through the process. I would be curious to hear about any special things they had to do for an ADU above a garage, because I’d heard that lately people were concerned about fumes from the car seeping into the area above.

Oh interesting. I’ll ask about that to see if he can come in and comment. To my knowledge, the most dangerous exhaust is heavier than air and it would be caught by carbon monoxide detectors. But I’ll Followup.

Just wondering, did the 100K garage include a bathroom in the music studio?

I prefer designing ADUs over the garage because they offer better views, both from the front sides and back , and the space feels more substantial compared to having an ADU at the rear of the yard.

300k+ sheeeesh . meanwhile im over here waiting on PG&E at drywall texture, 30k all in so far 750sqft

You mentioned that owner is ready to convert first floor garage to another unit if he wants...but I thought that the only Way to have 3 units is if the ADU is detached from the house..has the law changed?

Always hard to do this stuff hypothetically. But you could imagine using other rules (could look into SB 9) or future rules. Also this is technically a new build adu (above garage) and a conversion adu (garage) which their local planning agency could deem as subdivision e statewide exemption ADUs.

Oh yeah. That was a big cost. I couldn’t get a specific number in the interview but it often costs tens of thousands if you have to hire a team to do work in the public right of way

How much would your property taxes be raised ?

Ask your county tax assessor or equivalent agency. Generally, they evaluate the new space or renovation without adjusting the value of the existing unmodified structures

I didn’t catch the price of this unit overall. Could you share that? What would it generally cost to replace an existing attached garage of about 400 square feet with an ADU over a new garage?

@@kristinekarlson113 costs vary. Get multiple bids from licensed GCs. Or Get a company like realm, the sponsor, to help with estimates. This one was $250k for the ADU and another hundred for some other construction work
