    Wow. This is a modular home or pre-fab, not stick built and it $1.3 million? No way. I understand the acreage but this is out in the middle of nothing. Really nothing. I love rural living but this is quite steep.

    Modular’s actual appreciate just like a stick built home unlike manufactured home(trailers). Modular’s are built on site. The walls are build in climate controlled facilities but they are constructed and set up on site. Acreage around here averages around 10k per acre. The home was valued around 300k then that leaves the acreage at around 7,800 per acre which is a little below market value. I actually just sold a track just under 32 acres at just over $16,000 an acre. And as for the middle of Nothing the property is located just a little over 2.5 miles from the town of Bakersville, maybe a 5 min. drive.

    If I'm wasn't so old I'd love to live in Spruce Pine. There's definitely value here and it looks like paradise to me. I live in WNC and our county is growing like crazy . I'm not a big fan of no restrictions. When the new neighbor buys next to you and lives in a shack , doesn't use water, bury's his own well under a new driveway, deficates in a drainage ditch that runs into a trout stream that drains into a lake, bury's driveway to shack where fire chief say's if the shack burns they will let it ,because there's no longer access. Basically destroying the property and bringing it's value down to nothing and your local health department just shrugs it's shoulders and says it's their property to do whatever they want. Forget about the devaluation of all the neighbors properties. County Commissioner's and building code enforcement have no desire in following State Code. It's quite disgusting! Buyer Beware.

    @@bartosullivan8050 restrictions do have their advantages and you do make valid points. I always recommend to folks that want no restrictions go after the larger acreage so you will not have to see the neighbors just in case they do decide to build a “shack” As for me I like being able to do what on my land. If I need to have a vehicle in my driveway for a few days while I work on it I don’t want to be bothered with a HOA. And a single person may not want to build a home that’s 1500 sqft when a manufactured home would be better suited

    North Carolina was one of the 13 original colonies so the “deed calls” for the property boundaries are called “meet and bounds.” As time went on and we moved further out west they changed it to the lot and block system which you’re more familiar with which is easier.

    @@thejeepinrealtor6984 okay, so cities and towns have blocks but out in the country woods is not. ive picked up properties in towns and cities and have to replot t my expense because the layout is funky. im thinking about the person going to buy the property so they dont have issues with their neighbors. i see too much of that in court. thanks.

    The NC offer to purchase and contract stats for a home that has all personal property removed BUT you can always ask for it in the offer and see what the sellers say! Ya never know!

    $1.3 million is $130,000 sales tax. Think of that. You usually pay 10 percent for purchase tax

    I’m not sure about other states but definitely not in NC. The buyer will have whatever fees are associated with their lender and the closing attorney. The state gets what is called excise tax which if it sold for full asking price the excise tax will only be $2,600.

    lol well I do appreciate the comment but it is a modular which is a completely different than a manufactured double wide. I will have to disagree with you regarding our winters, I do not think they are harsh at all! The area experiences all 4 seasons but not to harsh degrees. The snows average 3-5 inches and most times the temps rise up to above 40 and is gone in a couple days.
