Lovely kitchen and dining room with a difficult to furnish living room. I don’t call window seats comfortable at all, let alone a window for back support. Laundry room and guest bedroom with non-private bath is convenient for guests, the best case scenario. The entire 2nd floor is basically a giant over the top master suite. Not what we want at all. You could put 2 bedrooms up there with shared bath.

An interesting place. But there's noplace to hang your coat when you enter, the bench seating in the living room isn't comfortable, and the TV over the fireplace is problematical. The cooktop in the kitchen has no ventilation and is dangerous to be close to where people are seated to eat. A louvered door for a bathroom or a bedroom lacks privacy and sound protection. The upstairs could be reconfigured with two bedrooms easily. This plan needs some rethinking.
Worst house I have ever seen. It is like a single bedroom twice with a kitchen. You can do much better than this.
