Thank you all for watching my videos, this episode shows installing the kitchen cabinets. What color should I paint them? Should I close in above the cabinets? Flooring? Give me your thoughts, I need some good ideas.

    If I was to live in that house I'd rather not have the upper cabinets boxed in above. That's valuable storage space in a small kitchen, and very useful to have, even for decorative objects. Less work for you too. 😉 Honestly though, as an old person who has lived in homes with both open and enclosed ones I think leaving the top of the upper cabinets free for extra less used items is a good idea. Laying kitchen paper on top makes it simple to clean up there too when needed.

    I get so excited when I see a video from you pop up! I shared this one with my granddaughter and she was like, "Why do you like watching some guy work on houses?" LOL I answered, " He has been working on this for a few years now, and seeing the progress HE makes brings me joy!" She seemed to get the fact that I find joy in beautiful things, like sewing, gardening, and now house building! Thanks so much for another awesome video! I love the harder floor you picked out!     White cabinet would be my suggestion. I like the dark grey (left option) flooring. I would recommend having the entire first floor have the same flooring. Painting the floor feels like a half step with everything else you’ve done.

    I'm always a fan of white cabinets in the kitchen. It just looks clean. If not all white, then a light grey. I really like your choice for the counter top.

    I work for a flooring manufacturer, so 1) thank you for buying carpet! 2) my vote is for LVP for durability. I lean towards a neutral cabinet (maybe a light stain or just poly) because trends will change. Clean cabinets is really the key. Are far as the space above the cabinets, if you can add any extra cabinets or floatable storage, that would be invaluable. 🙂

    Honestly - seal the cabinets and keep the natural wood. It looks gorgeous with black and white accents. It’s so classy, and will really stand out agains the millions of other white, sterile kitchens out there. Also definitely the darker LVP flooring. Love the contrast. And all the more reason to go with some basic stainless steel. My view is that higher quality fixtures (where they make sense) won’t just attract good buyers. You’ll also get higher quality renters who will want to take care of their home.

    I'm so glad to see you've hit this milestone! Regarding color choices for flooring and cabinets: I know gray has been quite popular, but it's actually on its way out. I would opt for colors that won't make the kitchen look dated next year. "Blank Canvas" by Behr or "October Mist" by Benjamin Moore would be good choices for the cabinets. Something that approximates wood on the floor would be nice, as this appeals to many people. Steer away from dark floor colors, as they make the space appear smaller and they require constant cleaning since they show dirt and dust easily. About the back splash: I know you don't want to spend too much time and money on this, but at least consider putting up something that protects the wall around the stove. Splashes of fried chicken oil, bacon grease and tomato sauce are nearly impossible to clean off of flat paint.

    Totally agree about the gray floors being immediately outdated. They were very popular with early 2000's glam. He could also cover the cabinets in mirrors and put up a crystal chandalier 😂

    There is always subway tile. It does not have to be layed conventionally either. Vertical, horizantal stacked, herringbone, 2down/2up. Endless ways of being artistic with a simple cheaper product. Most rentals are either white or some light color that is easily repainted. Sage green maybe, since gray is on the way out? I personally love the real wood color, stained and sealed, but not sure if that is an option on these cabinets, and wood looking floors. As for the top, over the cabinets, why box it in when you could make a simple shelf top with a rail/or decorative molding as a finish, then it is usable space, keeping it simple.

    Yes PLEASE do not do gray floors. The gray everything looks so dreary and ugly and dated. Just like everyone knows that yellow oak is from the 90s, everyone knows the gray floors gray walls etc is from the 2000's. Just do neutrals that are normal.

    I would go with brown wood look flooring. It will age much better than grey and transition into the living room better. In a few years the grey will be really dated. Then paint the cabinets white on top and dark blue or dark green on the bottom.❤️🤗🐝

    I like how you have seen the opportunity to be a debt free owner/landlord. I think your experience with furniture making helped you with the houses. Glad to see this house almost finished. I always like a lot of light in my kitchen, and I think white cabinets do that. Just make sure the finishes are easily washable. People can really be messy when it comes to cooking. 👍👍👍Good job on the long hard renovation.

    My sister did a dark blue lower and white uppers in her kitchen and it looks fantastic. Her flooring she put in was a warmer brown and her counters were brighter but the darker lowers looked really good and the uppers kept it from feeling enclosed.

    Personally I was thinking about a earthy green color, but dark blue would also work I think. The space already has white walls, white windows, a white/greyish countertop and a gray floor, it needs some color! Nothing too offensive, but a lot of people are suggesting white or grey cabinets and i think that would make the space look dull. Alternatively the backsplash could also introduce some color

    For renters colored cabinets locks them in to a certain color they may not like. Even though dark blue is nice not everyone likes it.

    id keep the floor cohesive with the grey laminate throughout. Id just wax or stain the cabinets they already look good - saves paint touch ups and time in the future. With the grey and white appliances i do the pulls & handles good old chrome/nickel type. Keep it simple - great job

    Vinyl plank is something the renters will appreciate. If it's harder to damage the floor, they'll throw away less of their security deposit.

    It's such a sweet little house - I like that you're thinking about how to make it nice for the person living there. The countertop is really beautiful! Instead of tile for the backsplash, maybe pick up a 4x8 sheet of beadboard and give it a couple coats of semi gloss paint in whatever color the upper cabinets will be. The seams caulk up great and it would bring back some of the character of an old home. Boxing out all the upper cabinets to the ceiling with some crown would help to make it look more expensive and make the ceilings appear taller, but don't connect the box all the way across the window like a bulkhead. I like everyone's suggestions about painting the lower cabinets a medium gray, and upper cabinets white. 10/10 love watching this reno!

    For a cheap backsplash, we used wall panels. We have a straight run of cabinets and I think we used 3 sheets. Cut to size and glue on the wall. We installed them horizontally, not vertically. Our panels have a faux tile look- mottled gray "tiles" with white "caulking." Caulk between the sheets to hide the seams. We did this 20 years ago and they still look good through 3 kids and home cooked meals at least 6 days per week. Grease and crud can be easily removed with a green scrubbie without wearing through the panel.

    Dark option for the floor. A soft white for the cabinets and a white or very light gray tile backsplash with a light gray grout.

    For the cabinet's, I would do a white wash or a natural stain to keep the wood look. Adding to a more open feel of the space and complementing the natural stone look of the counter top. Could also do a dark color back splash up to the bottom of the cabinets, green , blue, gray. . .

    For a rental, you can’t go wrong with a white kitchen. I’d vote to paint the cabinets white and leave the open space above for extra storage. A tile backsplash would definitely add visual appeal.

    Looking fantastic. For the cabinets, keep it simple. A clear finish in a satin finish. A couple coats of polyurethane and done. For the backsplash, a simple white subway tile. That protects the drywall behind the counter so you are less likely to have to redo it later. White tile, grey grout to pick up the grey in the counter. Around here you would be looking at $400,000 at the minimum for the house as you bought it. In Toronto, you would be lucky to see it for $700,000 and on a lot about a quarter of the size of that house. Finished, rent would be about $4,000 a month at the high end, but realistically, $3,000. With interest rates as they are, the rent would not cover the mortgage and property taxes. The taxes are going to run at least $1,500 a month aline

    I personally find the flooring options too dark. I'd go with a lighter LVP away from the gray tones and more towards the medium to light wood tones. Run that throughout the house. For cabinets, if you are doing white appliances then I would say either just apply a stain or clearcoat on the current cabinets or paint white to match. For the top of the cabinets, running some kind of panel above them would like nice to bring it to the ceiling. But leaving it the way it is doesnt hurt either. Leaving it open allows for more storage space for things that will not fit inside. Love the series and seeing your progress. Gives me real motivation to fix up my current home and gives me ideas for my rental house I own when the current tenants move out.

    We've looked at that countertop at Lowe's! Nice looking alternative to marble. Like the lightest color. But maybe a medium gray translucent stain for the cupboards. Glad you're back!!

    I would say go with the gray but u got lots of suggestions I’m sure. I’m just fascinated with the progress. U have changed the footprint of this house and it’s gonna be amazing in the end. Watching u level up and fix those stairs will remain my favorite video of this house. Always fun when u finish because I know there is another in line somewhere. So much hard work. So many hours of ur life. Great job.

    Definitely the wood plank vinyl for kitchen and bath, I would leave the top of the cabinets open (looks more spacious and can be decorated) I think a weathered or driftwood color would be nice on the cabinets with black hardware. Looking really nice

    I bought my first house 5 years ago while you were rebuilding the cinderblock house and you definitely motivated me to start renovating my kitchen.     Excellent progress! I would stain the lower cabinets a dark brown, and the upper cabinets white for a more modern look. Great choice of the lighter color counter top.

    I think a nice medium gray/beige wash on the cabinets. Painting them could be destroyed quickly and will need multiple paint jobs. I also think a small decorative 2” molding on the front edge of the top of the cabinets would be nice making a 90 degree on each cabinet end into the back wall. Leave the area above the sink open to the ceiling. Love the light over the window.

    Laminate Backsplash! We have this in our house and I had never seen it before I moved in. It wipes clean so easily. The wall color matches the laminate, so it is almost invisible and gives a nice clean look with the rest of the kitchen.

    I like the color of the cabinets now just watched a video of a prefab home with this exact colored cabinets with black matte hardware. Medium brown on the wood floor laminate.

    I like the flooring you like! Cabinets I'd do a light grey, white with renters is a no for me, yes a tiled backsplash, subway tile always looks nice.

    Great video. The upper far-right cabinet will be a pain to reach after the fridge goes in though. Also creates a mostly unusable narrow piece of countertop. Maybe relocate the fridge all the way to the right instead, and keep one continuous counter.

    A 2 tone cabinet scheme gives the kitchen a higher end look IMO...perhaps navy blue on the bottom and white on the top. (Ben Moore Van Deusen blue or Newburyport blue a great colors both which would go with the gray/white counter. Or medium to dark(ish) gray on the bottom and white on top. An antique brass knob will look higher end than simply black IMO. Of course color is completely subjective. Super job so far; really enjoyed this project! Edit: On second thought, i would definitely advise on the blue base cabinets. Grey cabinets with a white and grey counter and white walls/ back splash and a gray floor is going to be very somber - and it will look like a black and white movie LOL. You need some color!

    Plank flooring and gray cabinets. Don't get white appliances they always yellow and look nasty. At least pony up for black if you don't want stainless. I checked Lowes and the price for white and black is the same and most has stainless for the same. Fridge $300, stove $498 and dishwasher $328 and that was just a quick check, you could probely do better.

    Don’t close off the upper cabinets - That’s great display/storage space. I vote for a mid tone, grayish blue color (not dark and not light). Definitely do a back splash a plain white would be versatile or, if you can find it, a tile with white, grayish blue and dark gray to bring it all together.

    The vinyl plank for sure! It's definitely more expensive than sheet vinyl but I find it easy and even fun to install. Plus it just overall looks better and is supposed to be more durable. And maybe white or gray cabinets, or even both with a different color on the uppers vs the lowers. Something to break up all the white if you're not doing backspalsh now. Keep up the great work, always enjoy watching your videos! 💪

    For the floor, I like the darkest grey on the far left - what you referred to as the hardest wearing. And I like the suggestion of blue cabinetry made by others in comments. Might be a little tricky to keep it from being dark, but the right blue I think would be really nice.

    It's looking great! I'd go with the black/gray/white color scheme. I'd paint the cabinets a light gray, just to have a contrast with the white walls. Pick a gray from the countertop. I'd go with the darker gray LVP flooring on the far left and put that throughout the downstairs. I can't imagine having a painted floor anywhere, especially with renters. When all of the floor is the same across rooms it makes the place look bigger and nicer. I'd go with black appliances and black knobs to match your black light over the sink. My two cents. Congrats on the progress.

The only other suggestion is the hanging light over the window, would drive me crazy there and it doesn't appear centered in the window frame. A flush light fixture would be my choice.

    Hey, glad to see you back! You are an inspiration and I know all of us who have been with you through this series can attest to that. Looking good and what a difference those cabinets make. I vote you paint the cabinets a light gray to contrast with the darker gray flooring and white in white in the marble and on the walls. Tasteful, stylish, easy and clean for a rental. Love your vids and pull a comb through that wig sir, the world is watching. Haha( just seeing if you would read this far)

    Definitely light on the top and medium color in the middle to separate the floor from the cabinets. Now the colors change to green in the designing world and a gray undertone in the green will make it warm and up to date with the trends. Excited to see what you choose.

    I'd go kind of dark on the cabinets, which will look good with the white wall and countertop. As for the floor, I'd go with the plank- it's held up nicely in the 12,000 dollar house. The house is coming together nicely.

    1st floor choice....absolutely!!! Will look great with counter top.Everyone loves plank floors. Pewter pulls would be really pretty. Fancier than the black.

    That countertop is a fairly busy pattern so I would choose the most solid floor like the plank on far left.

    I really like white cabinets but with a rental not sure...maybe a light gray....Can't believe how good the kitchen looks.

    Looking good. I'd do the backsplash. The return is worth the investment. I like the plank flooring option on the left. As for paint, you could do a 2 toned. White on top and a darker color on the bottom but not too dark, light gray maybe or light gray med gray for both

    Suggestion: sheet stainless steel w/rolled edge behind the stove. Easy to clean, maybe $40 bucks we have used it 2 times for personal remodeled kitchens. I think you need a pantry cabinet beside the fridge…just a thought! You have done such an amazing job on this house and the other house…your family is blessed.
