Things have been going great with the project and channel, all a lot of work, but going great. I figured people would like this house, but I didn't expect it to be this popular but here we are with all the videos getting over 100,000 views. As I've already mentioned, I'm doing more talking in these videos than I've done in the past, explaining small things, offering advice and showing how to do some stuff. Let me know if it is going in a good direction or if it' a touch to much talking. I'm not looking to please everyone but want to offer something different than past videos. I figure that this style of video is more helpful to those looking to get into this work and seeking a better understanding of what is involved. A renovation, even after doing several can be so involved and confusing at times. I hope to clear up what is involved, to show you how much work it can be but also that it is all "doable" if you work hard.

    Agree. Too much trouble and risk, plus loss of closet space. But a laundry chute from upstairs bath to basement laundry would be nice, if possible.

    My vote is to leave the washer/dryer in the basement. I would also hate to lose the linen closet!

    Another vote for leaving the washer/dryer configuration right where it is. Some folks like the convenience of being able to do the laundry right there at the source, but now you're talking about removing precious storage space to accommodate what's a higher-end feature--again, at the expense of a necessity. And as you yourself have noted, you've already reduced the footprint of the bedroom and cut into the existing closet. Where are the residents going to store their clothes and linens now--in the basement? Bottom line, this is a rental, albeit a much nicer rental than the initial design, but you're not trying to capture the luxury market, just attract stable, non-trashy tenants. Most renters are happy enough to have on-site laundry facilities that they're not going to whine about having to do it in the basement. It beats the c*** out of having to lug sacks of dirty clothes to the washeteria in town, especially in the winter.

    Agreed! I would leave it in the basement as well considering he's worried about someone bringing in their own equipment, hooking it up incorrectly, and causing leaks that would definitely ruin all that work upstairs. Plus it takes away storage as noted above.

    I agree, but I would put in the connections and seal them, in case he wants to sell in the future, that will make it a very sell-able house

    leave the W+D in the basement. All of your reasons and explanations support that. It's a lot easier to move them into the basement with that basement access door. it allows people to buy cheaper side-by-side units. ALSO, what you didn't mention is that leaving this lets you leave the linen closet. I think it would be a big negative to lose that linen closet.

    Also leaving the W/D in the basement might encourage someone to use clothes-lines for drying, since the access door opens out into the back yard. There are still old fashioned people like me who prefer clothes-lines wherever they're practical.

    As a grandma who's been there, done that.....washer and dryer in the basement. Leave the noise of laundry and any possible drips down there. No sense making a potential problem come to life. Otherwise, great job!

    A 1000 gallon leak in the basement is far easier to deal with than a 1000 gallon leak upstairs.

    I would keep that washer/dryer in the basement. Period. In Texas, a lot of houses have water heaters in the attic. We had a minor drip/leak out of a water heater that caused a LOT of damage before we even knew there was a problem.

    My brother lived in Mansfield Tx, had a W/D and H2O heater upstairs. Washer blew a hose while they were at work, well you can guess the rest... 10s of thousands of damage to a 2 yr old house....

    I have had rental properties for the last twenty years. DO NOT put a W/D hook up on the second floor. You will regret it.

    It's fine with braided hoses and drain pans even more so since he can do the repairs himself . If damage happens based on the tenants mistake he could actually make a profit off of it in multiple ways. The first is a a term in the least that allows him to keep the deposit , two making them pay the value of the repair and doing it himself , insurance payout to him for the repair value. Water damage isn't hard to repair i renovated a 4 family unit that was flooded in a short amount of time for little money i actually look of these on the market as a value buy.

    @@dennispope8160 If it leaks in the basement you just get a wet basement. If it leaks on the second floor you get a wet and damaged 2nd floor, 1st floor, and basement. It ruins flooring, baseboards, drywall, etc. It can be a huge damn headache.

    The deposit won’t cover the cost of repairing the water damage. Insurance claims are a pain. The cost involved in moving plumbing and drainage systems won’t increase rent either. Leave it in the basement.

    I say leave the washer & dryer in the basement. Too much extra work & cost. Reduced space upstairs. Having them in the basement isn't a hardship & makes more sense, to me. (disclaimer: I have never renovated or rented out a property)

    Accessible storage space is always a premium in a house like that and a linen closet is more appealing. As long as the area for the washer and dryer is accessible and appealing, it'll probably save you a lot of potential future problems. Flooded concrete in an unfinished basement is much easier to deal with than a flooded second story.

    It is better to have more closet space upstairs than a washer and dryer, too much potential liability of leaking. It's a rental. You should not worry about a renter having to go to the basement to wash and dry their clothes. Also, by providing the washer and dryer with the property it makes it easier to rent and to get more rent ($50.00 per month). I have used pre-owned washer and dryers for years with no problem except a minor repair or two.

    I’m a property manager, a good 75% of my rentals come with most/all appliances, including a washer and dryer. If the tenants break it, they can pay for the repairs.

    Leave the laundry in the basement, less work & money. I think linen closet is more useful upstairs.

    The new ceiling height makes such a difference! Love it! While having the laundry on the same floor as the bedrooms is nice, I would leave it in the basement. You explained several good reasons for leaving it down there (and also made me never want to be a landlord). I would also be sad to lose that storage space in the bathroom. I'm buying a house that's larger than my current place but I'm losing my huge utility closet and I'm still not sure how it's all going to work. I'd rather have a laundry room/spot in a larger room than a stackable washer/dryer in a small space. My mom is older and she lives on the second floor of a home. The laundry room that she shares with the first floor tenant is in the basement. It's no problem to go downstairs to do laundry and it also keeps the noise down.

    Leave it in the basement. There's more room down there to sort and fold, you get more closet space, you don't have the heat of the dryer in your bathroom, AND you don't have to worry about laundry being done before you can sleep.

    Good duct work, keep the closet as is, as a linen closet ,,, otherwise it seems you might end up with major problems in the long run! besides it’s ok hauling laundry to the basement, it’s good exercise! 😉

    Laundry chute is a great idea. Uncle put on in the house he built and Aunt loved it. Suggest a chute from 2nd floor right to basement. Keep chute large enough so no clogs, but opening small enough no kids can crawl in.. ? Furnace vent?

    My grammas house had one and it was so cool! I bought the house after she died and upgraded a few things. BUT kept the laundry chute. Then my son found out his Legos loved to slide down, and his cars, and blocks and anything but laundry 🤦‍♀️. LOL.

    "Lady" viewer perspective: don't do an upstairs washing machine. Yes, it's nice not to have to lug stuff into the basement. It's even nicer not to have to look at a bathroom space and wonder where on earth your towels are supposed to fit. A linen closet in the bathroom means you can forget a towel and don't have to dart through the bedroom, dripping water all over the place, hoping you're not scandalising the neighbors. You already have a tiny bathroom. Taking out the linen closet to force in a washer/dryer combo you can't open without knocking out a window is not worth the lost space. Also, if the washer and dryer are in the basement, renters can put a drying rack next to them. You have the option of a flat surface and elbow room for folding the things you've washed and dried. You can store and use an ironing board in the basement. You have a door leading directly into the basement, with a sink and ten feet of come-at-me-bro cement floor between the outside world and the laundry machine. If you come in from some messy gardening, or out of bad weather, you can go straight through the basement and leave the worst of the muck where it's easiest to clean up.

    Without a doubt, keep the washer/dryer in the basement. To me it makes the most sense and it reduces risk of your renters potentially damaging walls moving the units up and down the stairs.

    I don’t Supply W/D but I do supply steel braided hoses and require them to use them... And I would never install W/D hook ups upstairs for a rental.

    I vote to leave it in the basement, I have a 1940s bungalow and the vibrations from my washer dryer is crazzzzyy lol. If you can find space why not put a laundry chute?

    I hate stackables due to they have smaller loads and not that energy efficient besides leak issues as time goes on. Needless to say....keep in basement. Besides that would be a great linen closet as originally thought!!!!

    For a rental- leave it in the basement. Great idea upstairs if its for yourself but like you said- its gonna be a cheap rental so why complicate it and make a potential rod for your own back. Great video - love the channel's 👍

    I say put a stackable unit in and charge more for deposit. Also I would add a extra 50$ to rent for providing washer and dryer. I good renter will appreciate it. If they ask why extra cost explain the extra cost of process of plumbing for upstairs washer dryer vrs basement. Treat it like a benefit or perk they are paying for.

    I would keep the washer and dryer in the basement. As it isn't a large house having storage is a huge help. Getting rid of that storage could potentially get annoying.

    Hi, personally I’d put the washer and dryer outlets in the basement and put some basic units make a laundry room. That closet will be better served and a linen/storage cupboards as there’s no real loft storage. I agree on the leaks from old appliances so would definitely avoid that! Another great video, I do enjoy watching you work 😉.

    I'd supply washer and dryer, but I'd have it in the basement. House won't be friendly to someone with limited mobility anyways, so your tenants will have to be physically able to walk up and down anyways.

    Thanks for the tip on the attic fan, we need that. We bought a fan that goes in the crawl space vent and man did that make a difference in the humidity and smell of the crawl space and even the house too. It just runs all the time from spring to summer and we unplug it when we close the vents before winter.

    The two wall registers is a good idea. Coming from a mechanical engineer. Also definitely leave the washer/dryer in the basement, as many others have suggested.

    I really like that you explain to the viewers on what you are doing and how you are doing it, plus you mention what tools and equipment you are using to accomplish the task. And i really love the Ryobi 18+ system, it's very affordable and sturdy for the home owner that just wants something for using around the house. I have some of the pieces and my friend who works as a property manager was really impressed with them.

    (I loved that Russian music in the background!) Comment on pulling off all the old drywall and replacing it: I have had several projects in my old house where I mulled over the time and expense of pulling off siding, drywall or paneling. I have never regretted going this extra mile, because more often than not, I was not at all happy with the condition of the insulation or even the wiring. In one area I actually found that there had been a fire in the wall -- never could figure out what would have caused it -- but the burnt 2 x 4 's were not even replaced. When redoing the roof about the same time as that project, we found that wall with the damage studs had actually sunk about half an inch so that there was an area on my (flat) roof that was pooling water. In the end, it is always good to know what is in those walls! Also, I had originally had a washer and drier in the basement, and even though I am in only a one story, that was always a pain in the neck. I think the idea of having it upstairs is not a bad idea. Of course ideally, but not apropos to this house, would to have it on the main living area. So do consider the upstairs laundry area. When the clothes are dried, it is quick and easy to hang or fold and put away and not have to lug it up two stories. And do let them buy their own! I have seen how people treat washers and driers -- let them ruin their own. And right in the lease agreement you can put something that says anything put in must be approved and inspected by you. Remember what insurance, profit and loss statements and deposits are for. I think the same goes for a kitchen stove in that some tenants sure can abuse them. Unfortunately, you really are stuck having to buy a stove for them to use. So go cheap on kitchen appliances.

    Leave washer/dryer in basement. You don't need the washer hoses upstairs busting, and it raining like nobody's business into the lower floors. If the washer hose busts in the basement it is more contained and cement and cinder block can handle the water better than drywall and wood.

    The exhaust fan also helps keep down humidity and condensation. I have noticed the sparks from the nail gun before, I have the same unit and have the same problem. Adjusting the nail pitch doesn’t really work well either. But hey, it does the job and is reasonably priced. Keep up the good work!

    Bullfrog. I would keep the washer\dryer in the basement. Less work for you in the long run, and if things go wrong the water stays down there. Great video. I really like your background music.You rocked it.

    Putting the washer & dryer on the second floor is equal to putting a washer & drying on the first floor and another washer & dryer on the second floor. Because when something goes wrong, both floors will be affected.

    Keep it in the basement! If you do decide to put it up have the washer and dryer/hook-ups only approved by you.

    I'd leave the washer and dryer in the basement. If it goes wrong less to worry about, less work and you're already doing alot and you said you plan to eventually do another renovation on this house some years later. Also you have very little room upstairs and adding all the wiring plumbing and just machinery upstairs will take up more space that is so valuable.

    If I was going to live in it myself, would put in the laundry upstairs. Never been a problem in my house. Would not risk it for a rental though!

    Just discovered your videos yesterday, but I do appreciate that often say "This is just a rental" but then do better work than you need to. I get that doing things right means fewer problems down the road, but it's nice that you also keep in mind that people are actually going to pay to *live* there and you seem care about their comfort and not having them live in garbage. Nice qualities in a landlord.

    laundry chutes are great but I wonder about the liability for a rental house.... kids are always going up and down them. not sure thats a risk you need for a rental

    Even when I was a renter, I preferred side-by-side W/D in the basement. More space, less noise and humidity where I sleep, less danger of major damage from flooding, and I hate front-loading washers. Top-loaders are virtually bulletproof. If someone can't climb many stairs, they can always go in/out the basement access door, or consider a laundry chute. I'd actually prefer you remove that raised floor if you're feeling ambitious.

    I have been binge watching your videos. Was glad to see someone in the background giving you a hand. I would like to suggest you add a switch in the kitchen by the door so you can turn the kitchen lights on when you come in the door. You may have already thought of that but you didn't seem to add the wiring there. Thank you for the great educational videos.

    I would leave it in the basement. I've lived in flats (apartments) before and it's a killer when you get flooded from upstairs! The less chance if flooding from upper floors the better!

    A little tip I got from my father-in-law who was a union carpenter. Use a spacer when using a string line. If you have a 3/4 spacer adjust your string line accordingly. Then use the spacer with your material to adjust to the string line. This lets you get as close as possible to the string line. But, alleviates the danger of actually moving your string with any of the material. I hope that makes sense.

    As someone who once had to lug laundry and a newborn baby up and down two flights of stairs to get to the washer and dryer, I agree with the idea of putting a stackable washer and dryer in the bathroom rather than in the basement. You'll be making your renters lives so much easier.

    It's a rental though ...they don't need the W/D upstairs ... and if there is a problem ..that they may cause ..can you imagine ...then they'll want to sue him for water damage ...property damage.. ie...clothing ..furniture ..mold..etc.....and guess what they will say??? Why did he put the W/D upstairs ??? ....it's a no win situation ....better to keep it downstairs ... just my opinion ..

    I would leave the washer and dryer hookups in the basement, however; I would supply the $20 hot and cold water hoses for them to cover the problem of old bursting hoses. Great job on the house and thanks for taking us along.

    I think having the washer/dryer hook up on the second floor is a good idea since you have all the walls open. I wouldn't buy the stackable unless I was convinced to but the option is good for tenants. Laundry on second floor instead of basement is pretty great.

    I would leave the washer dryer in the basement for the renters. But I would go ahead and put in the drain, electrical and plumbing. roughed in and not active so that you could easily finish it if you thought you would ever sell it. Laundry upstairs is always a great selling point. Love your videos! I have a 110 year old house and you give me great ideas for improvements I can make!
