    I love West Texas, I grew up in places like Big Spring, San Angelo, and El Paso. What I would urge people to consider is how dependant this area is on rain and how likely drought conditions are. If you like it dry and you like the desert, this could be for you.

    My husband and I own two 20-acre tracts of land in Hudspeth County south of Van Horn. We have solar panels and wind generators for electricity, although we hauled water from town. We would pump it into a big storage tank and then to a water tank on a tower that my husband built. He started drilling a water well and if he is able, he wants to finish it. We used an inverter for our electrical appliances. I used a wringer washer to wash clothes. We also were able to get satellite television. We plan to put both tracts up for sale in the future. It is very quiet and a great place to get away. This would be a good place to live if you are retired. We would see plenty of deer and javelina. It does get hot in the summer, but we have two evaporative coolers that my husband put in to our house trailer that kept the house cool enough. At least we didn't have any electrical or gas bills, although we did get propane from town.

    Janice, what makes you wanna sell? You're living the dream from my perspective. The lack of close and available medical care is the only downside I see. And when people get on a more plant based diet and go scrawny they generally don't ever need a doctor. Native Americans loved the desert, but of course they learned to live as a part of it, not trying to mold it to their wants but instead adapting themselves to what it offered. If your age is the reason you're gonna leave I understand. But if no more than middle aged I'd say you're giving up the gold mine. If your hubby finishes the well or if you can build a rainwater catchment system you're home free.

    I have a cousin that managed six different ranches in west Texas and New Mexico. The smallest was near Marfa and was 300 sections. That's 300 square miles for those that don't know. That is a lot of dirt but it won't support as many cattle as one might think. I went to some round ups when I was younger. Let me tell you, life is hard out there.

    Texas as it's fair share of real problems as well. I watched a City council meeting for Austin Texas,and they we're giving sexually explicate cartoon books in school to second graders! If was horrible!

    all out in the desert LOL.........Look up counties like Cherokee, Smith, Rusk etc.... piney woods, plenty of game and water and reasonably close power lines...2000/2500 per acre

    I live in Anderson County.On top of a hill.Its plain awesome.I been all over West Texas South Texas.If you want to live like Few Dollars More Movie.West Texas is your place.But its like you can read on historical markers.Unforgiving harsh environment.

    Desert scrub land is not cheap. It is just low value. The cost of bringing everything in is more expensive that the additional cost of better property.

    Some people prefer desert. I do. I don't live in the desert but I can be there in 90 minutes to enjoy it.

    Some of us prefer desert land. There is zero maintenance, which saves money. And less wear on homes due to dry climate.

    I lived in Van Horn in the 50's and you could buy land for $17 an acre, and over priced at that.

    Some of this desert scrub has produced some of the largest producing oil wells ... In parts of this region has now made some people wealthy millionaires. Love, The great southwest. 🌵🏜️

    There is a video on KZread by a guy who lives in the desert in Brewster. The reason it's so cheap is crazy hot weather, dust up every orifice AND EVERYTHING has to be shipped in! The stores are few and far between and there is no work! No phone, no internet in most places! County services barely exist! There is also not enough people, residence or visitors, to sustain service businesses! You need to think REAL hard about it!

    There's a reason there's an area around there called hell's half acre. Story is Satan came up Thur there to visit Texas but after a couple hours he said " this land is hotter than hell so I'm going back to hell to cool off" so he went back down in that half acre.

    The land may be cheap, but build a house and the property taxes are sky high. I am a native 4th generation Texan and love the lone star state, but when I retire, I may go to Louisiana or some place less expensive. The property taxes are night and day! Even if you pay a home off in Texas, you will never ever own it. You will have to come up with thousands of dollars a year for the county taxes!

    The number one reason is that to get water, you have to spend the cost of a new house digging a well for water. Rainfall is too little and far between.

    Keep in mind that if you're an older person like me, you have to ask this important life saving question: "Where is the closest hospital?" We can't forget about the next question: "Where do I drill for water?" I live in Central Texas, so the only difference out there is less rainfall. Far west Texas just doesn't get as hot as it does here. I'm going to look for land out there anyway.

    I worked on Ft. Bliss and WSMR back in the day, and used to commute to Carlsbad and Hobbs, NM, and that terrain does look familiar!

    I was stationed in Texas couple different times. Visited what I guess they call the Hill country. It was beautiful and wildlife was everywhere. Would love to own land in that area but forgot the counties. I want to say it was lil south of San Antonio. It was mid 90's when I was there.

    That would be a good spot to build a self sustaining home. A water efficient home. It would be nice to be self sufficient and not have a mortgage.

    Paul Arbuckle Someone wanting to do that really needs to check it out before making the plunge. There's a lot of privately owned property that just sits because people had a dream and, once they realized how tough someone has to be to live in that harsh of an environment, they abandon it. If you're serious, there's a lot property that can be had for back taxes. I don't know all of the details but I do know you can pick up land for a song and a dance.

    ajay sharma A lot of people buy cactus and some of it brings big bucks. In fact, there is a problem with people buying land around Big Bend, harvesting the plants and leaving the property to sit because land is so cheap.

    It's possible to live off grid in areas like Brewster County. There are many that are doing it by harvesting rain water. This is west Texas' rainy season and storms can dump a lot of rain quickly. It's a tough environment and you're isolated from pretty much everything. It's a beautiful way to live until you need something. From Terlingua to Fort Stockton (closest Walmart) is a 6 hour round trip.

    @@scottshingleton384 : Sure, you can drill a well just about anyplace you want. However, from what I understand, in this part of Texas there are no aquifers like there are in other places of the US. So even if you did happen to find water it probably wouldn't last long before the well went dry. And then what? I guess you could just keep drilling more and more wells. So as far as I could see the best place to buy land out there would be next to a river, like the Pecos. BUT... My guess is that all this land is taken and you sure wouldn't be able to get any of it for anywhere near cheap. In my experience, large tracts of land are like gold to most people who own it, and the only, only, ONLY reason why anybody out there would sell any of it would be because something is wrong with it.

    Water out there is around 400ft deep but its kind of hard water. I was was told I would have to drill deeper to get suitable drinking water. Drilling is about $17 a foot

    I see all the time land in Sierra Blanca and around Dell city advertised 20 acres for 5,000-16,000 dollars. I might jump on it. Can't ever go wrong buying land

    You want land near fell city,Texas. I bought over 11 acres taxes been cheap for 16 years. Nothing on it. Been trying to sell forever with no luck.

    My big question is how u get water? Cant survive without water. I hear most of this land has no water and if u pay for a water well to be drilled it can cost 10 to 30k ....

    I had 30 acres south of Van Horn , if you can put in a well you got good , clear , clean water right out of the ground you can drink , I have done this many times .

    Taxes are not horrible everywhere, but water is the issue out in West Texas... most of the underground water is very deep and you're not guaranteed water, so 800 to 3000 feet depending on the area. My parents owned 80 acres near Terlingua Ranch back in the 70's till the late 90's, daddy went hunting out there and always wanted to move out there, but the water issue was a problem for a big family. We could have gotten electricity to our property, but water would have to have been brought in. Nowadays many people have started to do rainwater catchment in the "monsoon" season and have a cistern. It's way easier than it used to be to set this kind of thing up. But water is the BIG issue there. Land Taxes are not terrible but it depends on the type of house and the county you're living in... In Pecos county if you have a 150, 000 house, the estimated tax would be around 1200, not too bad for a nice house. If you live in a small house say... 50 or 60,000 it's about 400 ish. I'd say not terrible compared to Kendall or Bexar county, it varies greatly across the state... King county out there had pretty high taxes for that area....

    The only problem with land in Texas is that you are taxed to a point that you can't afford it. Just ask our governor, he's a great guy

    There is a good mexican food restaurant accross from Love's Travel Stop. Its a motel restaurant. They have a good crispy taco plate and green chicken enchiladas. Very friendly atmosphere.

    Lol at “Houston ain’t Texas.” Being from Houston, and now being stuck in San Antonio for a few yrs, I absolutely see that Houston really isn’t the “real” TEXAS. If I were to name somewhere that’s “REAL TEXAS” I’d say New Braunfels, or Katy Tx, or any other suburb between San Antonio and Austin.

    What is the best way to go about finding raw land for sale? I am looking for hunting land and don’t necessarily have a set area that I need to buy in. The websites that I have been using, I have not been very impressed with. The selection seems lackluster, and I know that there is much more out there.     Van Horn is on the edge of Mountain time and is about as scenic as it gets in that part of West Texas. Further West to El Paso is Quite polluted because of Juarez Mexico. The arm pit of America. Van Horn is a nice pit stop too with a couple truck stops.

    Usually in the county seat. No Wal-Mart or high end boutiques, but the necessities are there. There's always Amazon and E-Bay. And you can make an occasional trip to Odessa or El Paso.

    I think closer to the Pecos river. It'd still be best to set up several rain collection systems on your property and get a water tank mounted on a trailer to haul in water. Avoid any oil field industry activity locations.

    All the cities have water sources, usually water wells so you can purchase water there. You can also catch rain water as it does rain in this part of Texas but they are few but strong rain producing storms.

    This guy apparently loves West Texas. I do too, but only to visit - not to live there. There' are many reasons these counties have very little population. The small towns are quaint - like stepping back in time. The people are friendly - they don't see that many new faces. The video did say "cheap land" - not "great cheap land". The problem with that though is that almost all the offerings come in large tracts - like thousands of acres per offering. Unless your raising cattle, you don't need that much!

    Great place if you love rattlesnakes and scorpions. Wonderful dust storms and you can drive a long way for medical attention and groceries and hope like hell your car or truck doesn’t crap out.
