    I'm so glad it helped you. I may have had a little bit of an unfair advantage on the contracting side, considering I worked for a large national contractor W.E. O'Neil for 7 years and I was also the national director of construction for Bridgestone/Firestone (Firestone Complete AutoCare) for over 5 years, managing a team across the country delivering 60 new ground up stores and renovating about 150-200 locations every year. The same concepts transfer to residential and have helped me with all of my rehabs. Thanks so much for the feedback and I'm so happy to hear that the video will help you manage your projects better.

    Thank you for the tips ! Is there a typical percentage required for contractors to get started? Or should “good” contractors have enough resources to get started on their own?

    More financially stable contractors won't need any money upfront and you may pay a little more for that financial strength and business management, but in my experience it is usually worth it as you know this company knows what they are doing both in terms of the work they do and their ability to manage their business. If the company is smaller, newer and/or not well capitalized you may just need to modify your agreement to pay on a weekly basis for the labor and pay for the material directly if the company can't do it themselves. In this way, you can potentially use a lower priced contractor, but you still aren't putting your money at risk with someone who is already indicating to you that they probably are not the best at managing their business and/or their cash flow.     @@luxurytaxprep There are always exceptions and unique circumstances, so you'll have to use most information like this as a guide if it doesn't directly apply to your situation. In commercial construction, it was an absolute rule, I never would put money at risk with a contractor till the work was in place. In small residential projects you may bend the rule some, but realize you are taking on additional risk by doing it. A company can go bankrupt or simply take your money and not return, so realize you are taking a risk by paying before the work is in place or on site.
