I think a big problem in Canada is that real estate is solely seen as a commodity market, people aren't looking for generational homes anymore😢 your home should be your domicile

Condos depreciate much faster too. According to Stats Canada, only 9% of people living in condos are owners. Toronto it's an investor's city.
1.85M condo is something that 15-20 years ago could be rented for $1200 month. Shows how crazy the prices are in Toronto.

500 square feet is for 3 bedroom in Hong Kong. Selling for over $2 million

Yeah, 2023 is wild. My parents bought their house (2 floors + basement, 3 washrooms, 4 bedrooms, garage) for 400k in 2014ish

cannot Neglect to mention the Liberty Village Bar Scene. "The Local" is across the street from the Balzacs there. Liberty SOHO down the street , Brazenhead etc.
I like it. A good balance of eye candy and entertainment + learning little things about local developer builds and finisbes

The small place is great! It even has a real bedroom with a door you can lock. And that’s more kitchen area than a lot of those more expensive condos where the “kitchen” is just along a wall with a mini sink and no counter space.

knowing the canadian government, they'll restrict people from buying units under X dollars and mess with the free market. If I didn't feel this way, I'd be all over the condo market, but I wouldn't touch it with my worst enemies money.@@TheDuncoh

Please do more condo tours but slow down! Most women want to see inside the closets and bathrooms plus any unique or OOAK features inside the units themselves. Personally, I don’t care as much about the amenities in these vids because I can just check the websites.
The size of that $550k "starter" condo isn't the problem, a starter condo should be $100k or less.

Jordon, Thank you for the video. Appreciate the content. You are very knowledgable. None the less it seems evident there is a massive correction coming to the luxury real estate market. The masses will prop up the entry level condos. There is a lot of off shore money that was historically looking for safe heaven investments and condos are turn key. That money has dried up. And there just isn’t the industry here to support this value prop. The 6.5mil condo is not worth much more than 3-3.25 mil. Even a multimillionaire would look at it and gag over the carrying costs. Why not take the FX hit and buy a ranch in Texas and put up a solar farm. Or a villa in Switzerland. These prices are not commiserate for the industry that exists in Toronto.

I am regretting not buying a condo in the gta, 5 or 6 years ago. Everything went up too much since then. That 500k condo was probably 300k before the pandemic.
Interested in seeing more of this! Strongly suggest a Rode GO or DJI Mic though.

I mean it’s different than your usual, and I can see you trying to mix things up. However, the internet is filled with these types of videos and personally I feel like you differentiate better with your analysis content than merely following the format of others.

"Great starter unit" for whom? You need to basically pay $100K down payment on the $500K condo. After that you still have a $400K mortgage which is likely $3,500 a month. Don't forget the condo fees. What are those for this unit? $500? So if you follow the "rule" of ~33% of your income going towards housing you need to be making close to $9-10K a month BEFORE taxes. So easily $150K a year. Average salary in Canada is what? $50-57K a year before taxes. It's a joke nowadays with housing costs. I get it it's inside TO so it will be expensive. But the size is a broom closet. I would never want to pay that much and earning $150K a year and live in such a small condo. Also the condo fess. But he drives a Porsche . So I guess this is only for the $200K plus crowd and up. No wonder the small sub count.

It's a starter unit for young professionals or older folks downsizing. I'm 22 I started a plumbing apprenticeship out of hs at age 18. Got my red seal now making $40/hr. Lived at home, no car, no frivolous spending. Don't drink/smoke. Ate out like once a month. Only hobbies are gym and gaming. Saved like 80% of my take home - threw it in index funds every paycheck and now sitting in cash yielding 5% with money market. Single mom gifted me $100k for downpayment. I'm looking to buy next year and that "broom closet" is probably the kind of unit i'm looking at calling home. The size is fine for a couple without kids if you are a minimalist and don't have a lot of crap accumulated. There are lots of people in their 20s starting their careers but still living at home with jobs paying around $80k-$100k/yr and even more downpayment money gifted ($200k is honestly the norm). Plus they may even have a partner w/ a job they plan to marry and help with the contribution once they buy the place. In these cases where a couple gets married, their (immigrant) families are basically pooling $400k total for the 2nd generation newly weds. Do I wish prices were back at pre-covid levels? Ofc but it is just the market for young people to adjust to/compete in now.. Luckily months of inventory is at a historic high right now so it is a buyer's market for TO.

Is that a crack on the windshield of your Macan GTS? You should do more videos like this. It's like going on a house hunt with an agent. You should put together 3-4 condos in the 500k-750k, 750k-1M, 1M-1.25M, 1.25M-1.5M etc...wirh no specific criteria to number of bedrooms and washrooms. I'd like to see if you can come up with unique buildings and layouts and not your typical "shoebox".

You would have a hard time selling me the 6.45M one for $550 gl.
Nearly $1.9 million and that is all you get, ha ha.. What a joke. I would rather commute and buy a larger house for that money. That living area is so small. 3 bedrooms? So I guess for the kids. Where is the LIVING AREA? Are they supposed to be locked in their rooms? It's so bad. You get nothing for that money. I bet the condo fees alone are $1,000 or so. Even if you are rich and have it in cash. It's absolute crap for what you get. If you can't pay it outright, you will be saddled with many thousands of dollars in mortgage plus condo fees for such a small space. Canadian housing market is f'ed.

More so, as the building ages, those condo fees with subs (when the building is broke) are gonna be crippling. 2000-3000 monthly avg.
