If you’re going to be making informative videos, maybe info about if you can live in an rv trailer while building a house or such. Also any issues with zoning and egress issues, and also give folks at least a ballpark of how much it costs. Down payments and such. Also, if there’s any environmental issues that would need to be addressed, like that. The system is not set up to make it easy for most of us on limited income to make it happen.

Don't get your hopes up. None of the properties on these videos are ever available for sale. A visit to their website, shows a dozen properties that are labeled "sold" and one or two properties that no one wants to buy.

You don't need to buy the land to canoe and fish the North Fork. It is a public waterway. Just go do it. But if you want to build................

Hi Ron, yes the North Fork River is a navigable waterway, but you really can't get to this section of river without crossing over this private property. So in this case if you "just go do it" you would be trespassing. There are public access points several miles to the south but they tend to get crowded.

The north 3 acres would definitely be in a flood zone, the south 5 acres would not. It's really a unique property! - We are seeing much smaller tracts on the North Fork for over $100,000 already.

Q: Do you HAVE TO build a house can you have a yurt structure or a dome home structure homestead use rain water etc and not use electric services? Just wondering as s9me states do not allow that type of living. Is the sites you have on flood plains and have zero or have well water properties cause without drinking water you’d have a hard time living there.

These tracts eventually turn into the neighborhoods youre probably avoiding. The zoning must be categorized as rural in order to start your homestead. A lot of these places are already sold to developers. Only a matter of years before youre dream home turns into every opposite reason you bought it in the first place.

Property prices are subject to change. So listing a price on this video today, and then a month or a year from now property may go up or down, so it's best not to list the price, and those who really want to buy it will contact them for full details. If they listed it on here for say $25.000 and a year from now someone sees the listing and thinks they should get it for what it's listed for, but the price of property went up and the seller now wants $35.000 for it, then people would be pissed and say it was false advertisement. So that is why most people don't list the price.

It would depend entirely upon the market in 3 years and what you do with the property in the meantime. Generally, riverfront acreage has had higher appreciation in values than acreage that is off of the river.
