    Joe, l went to a investor class about 5 years ago and the instructor was talking 10 times as fast as you and kept saying “make sense “ but he talked to fast. Even though you talk fast l can keep playing the video, Thank God for KZread. I will be watching all your videos. 🙏🏻

    You can slow his voice down by going into settings, playback speed. It’s it automatically to normal ….change to .75.

    Hi Joe, this is the most useful video I've seen all day! Two questions - 1. If a mortgage is paid off, is assignable cash the only option for zero down? 2. If a property has delinquent taxes which option would you usually go with when giving an initial offer?

    Thanks Vanessa. 1. No, you could also do a land contract or contract for deed or have them deed you the property and put a mortgage in their favor or you could buy on lease option. Or buy any of those ways and assign your right to buy to someone else for an assignment fee. 2. Depends on the equity position. If it's healthy, then you have money to work with that could cover it.

    Hi Joe, what are your thoughts on buying the home zero down with a 15-30 year term? I don't wish to resell the house, just lease it to a long term tenant.

    I like buying on terms - it's pretty much how I do everything. The shorter the term the better as long as it's fully amortized and there is positive cash flow for you while you are buying it. Don't do balloon payments when you buy - only when you sell.

    What if seller won't disclose mortgage amount. Is there a way for them to talk so they're not limiting my options to buy?

    Do it as a lease option instead.

    Can you buy a property on a Land Contract if it’s free, and clear, and sell it on a Lease-Option and/or Land Contract?
